The winds are howling and leaves are almost off the trees as one of the colder nights in Chicagoland begins.  Looking back at another month of home sales in Oswego the numbers tell the story. In the single family detached homes there are currently 219 active listings, 14 new listings less than 7 days old with 15 price changes, 66 homes in contingent stage and 10 pending a closing date.  In October 31 homes were sold. Year to date 262 homes have been sold.  Out of that number 61 were foreclosures and 32 were short sales.  In 2010 we had sold 242 homes so we are ahead of the game this year!  In the attached single family category we have 66 active listings, 2 new listings, 25 price changes, 26 contingent with 8 sold homes in October.  91 homes have been sold year to date with 34 foreclosu...

A friend of mine noticed my earlier post regarding the fundraiser for District 99 and asked me to pass this one along as well.  When Saran’s aunt was getting ready to walk down the isle she had a brain aneurysm and died.  Now Saran was diagnosed with a benign tumor and had successful surgery in July but the medical bills are piling up.  So if you or someone you know is interested in helping this worthy cause please pass on the information.  It’s a good life.

If you live in town or are thinking of moving here, what follows is a quick overview of single family homes in Oswego, IL! Currently we have 257 Active listings in the Single Family category.  We have 118 attached homes (condos/duplex/townhomes).  In the single family category we had 31 homes sold in August, 2011 with 11 in pending status. In August of 2010 we closed 28 homes in single family, so we are ahead by 3.  In August 2010 year-to-date there were 196 homes sold.  In 2011 our year to date is 207 with 72 distressed as of August 31, 2011 so we are ahead again without the homeowner credit incentive. In the month of August - attached family closings were only 7 with 4 in pending status. Compared to August, 2010 when there were 14 homes sold. in 2010. The YTD on August 31 was 93 sold ...

Believe it or not there is culture in the super boonies of Chicago.  On June 25th of 2011 the first performance at the Arranmore Performing Art Center was held in Oswego, IL.  Although it started on a rather somber note as rain sprinkled on the gathering crowd, the enthusiasm did not wane as people came from all around to join friends, family and neighbors and what I hope will be the first of many performances.   The event was well organized and the music was fantastic!  Billed as Cabernet Cabaret it was Broadway and a bit of the past, as well as, current songs. Although I don't ride, I love watching horse riding, horses and the various variations of horsemanship.  On my daily trips around Oswego, IL I pass by many farms, stables and other properties where horses are grazing, romping around or being ridden along the back roads. Some of my earliest memories are of riding bare back with a cousin back in my homeland as a child.  So I really am glad that one of my neices is also a lover of horses and has been taking lessons for years and rides weekly in a barn near where I live despite the fact that she lives in nearby Naperville. There is nothing like the smell of a new car...new upholstery, clean carpet and no dings!  Being the first whether buying a new car, finishing a race or graduating at the top of your class, is a great feeling! If you love that feeling, then buying a brand new house will give you the same thrill.  I worked as a new home agent for several years and it's very different from selling existing homes/used homes. We are at the halfway point of the year and just for fun on a overcast cool Friday afternoon I decided to breakdown the numbers on the contigent listings in the single family category for Oswego, IL.  I originally wanted to do a blog on new construction vs existing homes. With 3 strong new construction subdivisions in town, I wanted to see how new homes sales were doing.  So here goes for all you who wonder what does contingent mean.  In our MLS (Multiple Listing Service) a listing is contingent when either it needs attorney review, financing (loan is in underwriting but has not received final approval),or  3rd party approval (usually a short sale).  Once the contingency is cleared then the listing will be marked pending - the final step before it actually closes/sold. With six months already gone in 2011, Lakeview Estates like most of Oswego has plenty of homes for sale.  Currently we have 7 active single family listings, 1 short sale pending and only 2 closed transactions in the last 6 months.  Prices range from a high of $269,900 to a low of $169,900 for the short sale listing.  The average price for the closed transactions was $208,000.  We had 3 closed listings in 2010 at this same time.     In the duplex section of the subdivision we have 3 active listings, 3 pending and 2 closed listings in the last 6 months.  One of the pending listings is a short sale.  Both closed listings were foreclosures.  We are even compared to 2010 closings.   With all the bad housing news on TV it sounds like no one is buying.  But the truth is somewhere in the middle.  People are still buying homes and we are still keeping pace with last year.  As of today, closings for May 2011 were 34 for single detached homes and May 2010 was 34!  We had less foreclosures in 2011 for May with only 1 versus 14 in 2010.  We had 2 short sales in May 2011 and only 1 in May 2010.  There are currently 10 homes that are pending (cleared all contingencies) in May that should close in the next couple of months. Year to Date for 2011 - 102 homes have closed versus 2010 were we had 119 closed.  Remember that in 2010 we had the 1st time homebuyer incentive which in my humble opinion caused an increased number of buyers taking advantage of the tax break.  Consider...

I almost missed the great weather today in Oswego, as I went through my emails and answered calls, updated sites and did a bunch of administrative stuff that had to be done.  After being on a coaching call and finally leaving my office I opened my garage door and entered a new world.
