So last week, I was making phone calls to see if people still wanted to sell their home and I had a couple  of families tell me that they have had enough and that the are going to give their home back by Deed in Lieu of foreclosure.  While this is a definite option, I worry that consumers are not getting the best.  Now I am not an attorney, an accountant, or a mortgagor, I am just a Realtor that wants to make sure Homeowners make the best decision for them and/or their family.    Now their are many options out their for homeowners that are struggling making their payments, such as loan modifications, Deed in lieu of foreclosure,  Walk away, Borrow money, or Foreclosure! For the basis of this post I am just going after 2 options Short Sale and Deed in Leiu of Foreclosure.     The disadv...

I went to Northern Illinois University for Law School out in DeKalb.  I had a blast out there.  I used to run by the High School in DeKalb.  I still go out there every week.  When I read this story I just thought "How Friggin Cool is this?"  Actually, I was blown away by it.   You want a man and a team that kept it's perspective?????  This is the story as told off of the Associated Press.  I don't repeat other stories, but this is the rare one worth re-sharing so that all can think of what truly is important in life......Here it is.... The coach never considered any other option. It didn't matter that his DeKalb, Ill., High School basketball team had ridden a bus two and a half hours to get to Milwaukee, then waited another hour past game time to play. Didn't matter that the game was cl...

Hey allI live in one of the greatest little cities in Illinois!Yep. The City of DeKalb. Some residents love it. Others hate it. As for me, I wouldn't want to live anywhere else. This place always has something going on. For instance:Every friday, you'll always find a pro-war and anti-war protest happening at the corner of 1st St and  Lincoln Hwy. It doesn't matter if you're for or against the war...but the fact there's consistant protesting is amazing. These people are really dedicated! I respect people who are willing to stand up to fight for what they believe in He could probably smile more, though.... Man, I wish I could have those sunglasses...they look sharp. It's not just the protesting. There's a ton of other things to do. If you get bored at night, just go down to Otto's. There's...

If your son or daughter....heck...if you attend NIU, please watch this short clip from YouTube.com! It talks about purchasing a condo/house rather than renting one. This is just to inform you about the options available. I've seen a few good investment properties, as well as condos and houses, which could be used for NIU students. They are great in the short term, as well as long term. Just imagine being able to save in rent and building actual equity! And when you're done with college, just move out and rent the place! Other college students will be paying your mortgage, and you can get a few bucks in your pocket each month!!! There are unique risks involved, of course. But still...just watch the video. It'll give you valuable information to use. And if you're still interested, please...

Hey allEvery Monday night around 6 pm and Friday around 1 pm, chess is played at the local Borders in DeKalb. There are normally a few guys there just playing around and having a good time playing the game. If you're interested in playing, just stop by. They are always looking for new players. So I did stop by. Ever since getting started in real estate, I haven't had time to study nor play the game. And you better believe I got destroyed when I tried to play today. Rightly so. It wasn't even close. I knew by the 5th move that I was in serious trouble. You see, there are many ways of playing the game. There's positional play, aggressive play, defensive play, and so on. It's possible to approach chess in over 15 different ways. Every single style of play will entail different strategies. Ch...

Good afternoonToday, we will take a look at everybody's favorite topic....money! Money is probably the most important thing on this planet. If you don't believe me, that's okay. Here's a simple test. If you don't think money isn't that important, try to live without it for a year. If you can, then I'll shut my mouth and never speak of the importance of money again. But if you do think making money is important, or very important, then please read on.The City of DeKalb offers possibilities that only a college town has. After running some numbers off the U.S. Census website, I discovered that 39.2% of DeKalb's population is college aged. So, out of a population of 39,018 people, roughly 40% of them will be renting. This does not cover the young professionals and other people who cannot af...
