After ready a recent acticle in the New York Times I thought I might share with everyony who may of missed it. That it has been found that house prices in the urban centers of Chicago, Los Angeles, Pittsburgh, Portland and Tampa have fared significantly better than those in the suburbs. Now sometimes referred to as exurbs - communities sprouting on the distant edges of metropolitan areas - have suffered worst of all. Basic household arithmetic appears to be furthering the trend: In 2003, the average suburban household spent $1,422 a year on gasoline, according to the Bureau of Labor Statistics. With the Chicago Cubs being at the top of their game, it is getting more and more difficult to see a game at Wrigley Field. It is becoming more and more necessary for different avenues to be used to accomplish this very goal. One of those avenues is the Cubs rooftop Sheffield Baseball Club. As a Chicago real estate professional I would never be so dense as to say I cover the entire city of Chicago or all of the outlying Chicagoland area. Instead I concentrate on a geographic swath within the city that essentially extends from the Chicago River to Devon Avenue, from Lake Michigan to west of Western Avenue. I go beyond these artificial boundaries to the South Loop and Hyde Park, and I go to those western and North Shore suburbs as my clients express affinity. But for conversational purposes my "sweet zone" is within the boundary I have indicated. I have been working with a relocation client lately. It's been awhile because I'm not on the office "corporate relocation" list anymore. (No way am I paying out a 37-1/2% commission to some relocation company!) What I enjoy about working with relocation clients is the fresh perspective it gives me on my city. Things that I take for granted living here are fresh and new in the eyes of an out-of-towner. Because Chicago is a large urban city, it can be tricky trying to identify which neighborhood is the "right" area for a particular client. Even for in-towners, it can be a challenge - though Chicagoans have been know to exhibit religious fervor about their particular "'hood". 3c. Closing Costs / Earnest money The other option for financing closing costs is... Earnest Money. $1,000 typically goes with the opening offer. An increase to 2% is typically the minimum sellers will accept, 3% is normal, and the earnest money may be 5% if it is a larger down payment. Whatever it is, it will count toward your down payment and closing costs. And, remember, even if you are doing 102% financing, you still need earnest money!!!
