The City of Lights is just keeping ahead of 2010 sales figures as we enter the 2nd half of the year.  Without the 1st time home buyer's incentive that is saying a lot.  With the most affordable housing stock in the area Aurora IL YTD sales are slightly ahead of 2010.   June 2010 - 169 vs June 2011 - 166 Foreclosures 60 vs Foreclosures 41 Short Sales 21 vs Short Sales 22   Currently theare are 311 contingent listings (have contracts but are contingent on financing, attorney review) with 207 additional listings marked as pending (waiting for final clear to close).  Year to date numbers of closed listings from 2010 at this point were 692 and in 2011 the current number is 697. In 2010 housing was helped by the 1st time and move up housing credit which gave home buyers and added reason besides low home prices and interest rates to make a commitment and buy a home. In 2011 we have no added bonuses, just high inventory, low interest rates, low down payment and even more affordable prices. Aurora IL has a very affordable range of housing stock with many choices under 100K.  We had the same amount of closing this year as we had in 2010 - 157 for May. Out of the thos 157 closed listings this year we have 75 distressed properties - 51 Foreclosures, 23 Short Sales and 1 other. The Savannah Subdivision Aurora is today's featured north side subdivision. Located on the north side of Butterfield road near where it intersects with Kirk, Savannah is close to both Butterfield and Cambridge Countryside. These modern homes were built by Wiseman-Hughes in the late 1990's. One interesting feature of the Savannah subdivision is that, even though it's located in Aurora, the homes feed into Batavia Schools and are part of Batavia Township. Cambridge Countryside is the second subdivision in my three-part feature of Aurora far north-side subdivisions. The Cambridge Countryside Subdivision is located in the same area as our last featured north-side subdivision, Butterfield. It is located between Eola and Kirk on Butterfield road and can be accessed VIA Du Page Parkway. The townhomes of Cambridge Countryside are fairly large as townhomes go and feature stylish exteriors with partial brick exteriors. I like to occasionally feature local communities that I do business in around the Fox Valley. Today, I'd like to feature one of three far north-side Aurora subdivisions that I'm working on this week. Butterfield Subdivision - this community is located on the far north side of Aurora between Kirk and Eola roads and can be accessed off of Du Page Parkway on the south side of Butterfield Road. Butterfield homes include a variety of home styles including ranch homes, split levels and two-story. Butterfield is a tight-knit communtiy - you can find familes living in Butterfield where several generations all own their own homes in the subdivsion. I first reported this news item on my blog a little while ago - Two Brothers Brewing Company Purchases Former America's Roundhouse - and if you are familiar with the area, this has got to be one of the biggest real estate stories in Aurora this spring (the other big story will be the opening of the new WCC campus in downtown Aurora this spring). I just completed my analysis of the first quarter results for the Indian Trail West Subdivision located on the west side of Aurora. This large-ish subdivision of single family homes built in the 1960's and 1970's is located on the SW corner of Indian Trail and Edgelawn. It's surrounded by several other subdivisions that have homes built in the same general timeframe. Indian Trail West is a great source of information for a Realtor in Aurora because it represents a lof of different home styles - ranches, split-levels and colonials - that are popular on the west side of Aurora. It also represents a large enough sample size to really get a feel for where those types of homes are going. The numbers are in for the Foxcroft subdivision on the west side of aurora for the first quarter of 2011. Foxcroft is located on the corner of Sullivan and Edgelawn and backs up to some open space on the west side. Foxcroft is a master-planned community and contains a mix of detached single-family homes, carriage homes, condos and townhomes. The detached single family homes market in Foxcroft was rather stagnant in the first quarter of 2011. I happened to be driving around the west side of Aurora today and noticed that many of the home improvement, hardware and large retailers have their outdoor garden centers ready to go. Yes, it's that time again everyone. Time to dust off those shovels and rakes and start planning the spring planting. For many of us, this involves dozens of bags of mulch, re-configuring a bed or two and stocking up on fertilizer for the year. At the Home Depot located across from the Orchard Valley Village subdivision the garden center looks almost fully stocked with early-season plants and shrubs as well as a huge selection of mulches and landscaping materials. McCarty's Mill subdivision is located on the corner of Indian Trail and Randall Road. McCarty's Mill is located right next to Arrow Wood. Many of the homes are of a similar style but the homes in McCarty's Mill tend to be somewhat smaller. McCarty's Mill is one of the first areas I became familiar with as an Aurora real estate agent and one of my first sales was in this subdivision. The market was rather stagnant in the first quarter for McCarty's Mill. There were no sales in the subdivision during the first three months of 2011. Although two of the properties that are currently on the market are actually under contract, both are short sales and have been on the market for some time. Arrow Wood subdivision is located on the south side of Indian Trail just east of Randall Road on the West Side of Aurora. This Pulte-built subdivision was built in the latter half of the 1990s and is a great place to look for Aurora homes for first-time homebuyers and smaller familes. Arrow Wood is also connected to it's neighbor subdivision, McCarty's Mill (named after one of the first commercial structures built in Aurora). The city of Aurora has announced a free homebuyer seminar to be held on January 12th from 12N to 1:00 p.m. on the 2nd floor Council Chambers at City Hall.  City Hall is located at 44 E.
