When buying your country property, one thing to keep in mind, is your route to work. That is one trip you have to make on a daily basis and should be a major consideration when you choose your property. Though we do not have traffic jams here in Kuna, every year we see more traffic on our roads. Properties in the Kuna area have two challenges you should be aware of. 1. South of the railroad tracks. Unless you are taking a route that runs due east or west, you have to cross the tracks to get to the highway that takes you north to the interstate. I have been stuck at the tracks for what seems like forever, sometimes shutting off my engine to conserve fuel. This would be a major source of frustration for me. 2. Getting on to Meridian Road. Even though the weather was not the greatest, I’m sure Kuna’s auction this year will be a success. Just knowing the generosity of this small community, proceeds will surely top last year’s $44,000. Why are smaller communities so generous? Probably because there is a real connection between people that need the help and your efforts. Last year 13 local families, people that we know, suffered from fire or flood damage.They were helped by the proceeds from last year’s auction. The City of Kuna has given the OK for a development that would include a “big box” store plus various commercial and residential buildings. I have listened to many citizens concerns and this is what I am hearing. The Pluses: 1. Competition: This is the American way. In order for businesses in Kuna to directly compete with a Walmart-type store, they will have to offer better and different products and superb customer services. That’s not a bad thing for the consumers. 2. Convenient: This is the most verbal aspect. As a Kuna resident, I’m always planning any shopping to correspond with going into town for other reasons. Raindrops on Roses and Whiskers on Kittens, these are a few of my favorite things…… I always feel like humming this song when I visit Kim’s shop on the west side of Kuna. If it’s a crummy day(weather or business wise) I just lose myself in this nostalgic boutique. There is so much to see, and I always walk away with something in a bag or in my next dream project. Besides tea and cookies daily, there is always something fun going on at the Wild Ivy. Contests and promotions that you can join in, as simple as guessing the number of candy hearts, to giving gifts of warm clothes to children at Christmas time. 1. Location: This is one of the most important aspects of investing in any type of real estate. Kuna is a town of approximately 15,000 people with it’s roots being agricultural. Only about 30 minutes south of downtown Boise, Kuna is closer to Nampa and Meridian for shopping and medical needs. Though Kuna is swiftly adding on more and more conveniences, it is still considered a small town. South of Kuna is the Snake River and Owyhee Mountains. Ada County Highway is studying and acquiring land for a bypass that will go south of Kuna and reconnect with the interstate system by Caldwell.(projected within the next 10–30 years) Kuna could potentially be situated between the bypass and the interstate someday. In the case of Kuna, Idaho that would be a simple subscription to the Kuna Melba News. I will be so bold as to say that every realtor that sells and buys in the Kuna/Melba area needs to be a subscriber and reader! How else can you best represent your clients? Not all weekly newspapers of smaller towns are the same. This subdivision has me puzzled. It has a good location, close to the schools, and local conveniences. The homes are in the average to low price range with nice average size lots, some walking paths… but on the whole, nothing outstanding. So I set out to discover why Deer Horn subdivision has some of the best numbers for real estate in Kuna. Out of the 141 homes in this subdivision, only 3 are actively listed and 2 are pending. The absorption rate is 5.5 weeks, which is the lowest in Kuna (see Absorption Rates For Kuna Subs. ) The rental percentage is not high at only 12%, which is a little lower than average. This is one attribute most people don’t take into account when relocating, but it is one I noticed immediately after moving into Kuna. The sense of hearing is very important to our well being. Noise pollution can be a detriment to real estate causing real physical and psychological problems. So lets list the sounds that are typical of Kuna. 1. Meadowlark: Because we have lots of fields, this bird is abundant, especially in the spring and again in the fall. It has the prettiest song, and you’ll see them perched on anything, mouths open wide just belting out their song. This is now my favorite bird! 2. Welcome to the newest subdivision in Kuna. This subdivision seemed to bloom overnight. Offering larger lots with a custom built home on the north side of town, apparently fit the desire of numerous new homeowners in Kuna. Promises of a community pool and clubhouse are a plus. Since Kuna has no public swimming pool I’m sure this will enticed some buyers. The tree lined streets, grassy berms and illusions of a wonderful city park are, as in most new developments, a couple of growing seasons away.The clubhouse and pool are in their final phases of completion and should be ready for use soon. Since I want this blog to be a resource for people that don’t know Kuna very well, I thought this would be an important topic to cover. Yes, we know smell does make a big difference when trying to sell your home. “A house that smells will never sell” is not entirely true, but it does turn off lots of buyers and can account for lower offers coming in. I have a very sensitive nose and really love my sense of smell, most of the time. I always equate a smell to a memory. Since I grew up with lots of wonderful childhood memories, most smells, conjure up great feelings. So do smells from the community make a difference when you buy? To some people it does!
