Before I get into inciting a revolt, let me give you the quick snapshot of our market here in Boise Idaho. Here in the Boise Idaho Real Estate Market, our sub- $200,'s market has really come alive. Lots of transactions, lot's of activity - Finally stability - HALLELUJAH!  In the $200's to 300's things are starting to look better - not as good as below $200,000, but better. Above $300,000... not so much. Get into the upper-end homes above $600,000 and it's dead. Only the Bank Owned homes that cost over a million to build and are now selling in the $500's are moving...and moving fast! Multiple offers are now common on the Bank-owned properties. So, back to the tile - it's time for a REVOLT! What do I mean? Well, we all hate not having control of a situation and any homeowner who wants to ...

The five “Do’s” every Buyer should know right now: Do buy in 2009... or you will definitely whine! What I mean by this is that there has not been a buying opportunity like the one in DECADES. NAR's Housing Affordability Index rose 13.6 percentage points in January to 166.8, a new record high. Houses are ON SALE NOW! Do understand that the Government will Stimulate things... Lot’s of things. Governments think they can “buy” their way to prosperity... And to some degree they can “jump-start” things. But Government action by increasing money supply (or as they like to call it stimulus) has a tiny little after-effect – INFLATION. So, when the government says “ooppps” we printed to much money and this little inflation thingy isn’t looking too good – they increase INTEREST RATES. Currently in...

The Eagle Idaho Police Department is testing electric scooters in an attempt to go green and save money. The scooters, on loan from High Desert Harley Davidson, are in addition to the police cars already being used. The use of scooters in Eagle is not a new idea.  In July, New York City announced it was testing four Vectrix scooters. The city is trying to combat its growing   gasoline costs, which totaled $103.7 million in fiscal 2008, a 36 percent increase over the previous year. Vectrix electric scooters are also in similar security use at Penn State University, Amherst College, as well as the airport in Glasgow, Scotland. However, Eagle is the only Idaho community utilizing this new crime-fighting "cruiser." The scooters, equipped with flashing lights, sirens and city of Eagle decals...

Eagle and Star are looking to attract high tech businesses and create a technology corridor. According to an article in the Idaho Statesman, private businesses, state and local government officials have plans to create the Eagle-Star Technology Corridor (ESTech). You can read the full article here. There's always going to be skeptics but sometimes the stances they take get to me. They say Idaho doesn't have enough skilled workers to generate interest of large tech firms. So why not focus on getting and retaining more skilled graduates to stay in state and help the universities programs to generate the talent instead of just writing it off?

I have been researchinglenders doing Jumbo loans for almost a week, and it's proving to be a difficult task!  Obviously many lenders have ceased doing those types of loans, but I need to find some! I've come across a few websites that list wholesale lenders, but they make you pay to look at their lists. Anyone have any wholesale lenders doing jumbo loans (primarily 30 yr fixed) and accepting new brokers? Thank you.

It seems like the general topic of discussion at the Holiday parties of late is the preverbal "are we at the bottom" conversation. I for one am excited that the topic is finally becoming part of general conversation. I told my agents about 8 months ago that things would start to get better when we start to see the media begin to print positive articles - like this one from the NY times - and when the general topic of discussion moves from how "bad" everything is to "are we at the bottom?". The Boise, Idaho Real Estate Market hasn't been near as bad as what has been going on in other areas - but it also isn't exactly stellar. It's probably just back to normal at this point and it is taking all of us in the industry a bit of time to get used to it. But, positive signs are all around us. R...

Things are Changing in East Meridian/SW Eagle and It's Too Much for Some The Eisenberg Company, a Phoenix based developer, will be facing opposition from area residents Tuesday evening at a City Council meeting. Area residents are opposed to the developer's request that the Eagle Comprehensive Plan be altered to accomodate a commercial development at the NE corner of Linder Rd and Chinden Blvd. The Eisenberg Company wants 40 acres to be annexed into the Eagle Comprehensive Plan. Homeowners are mainly opposed to the project because they say the transition from commercial to residential is supposed to be a "gradual" one, and that this project calls for a "big box store" that is much larger than they would like. The commercial center's plans call for 350,000 sq ft of space, anchored by a 1...

These days every penny counts. I can't waste money and neither can any of my agents. So, what are you doing to effectively market and not break the bank? It's funny but right now I feel really good about Craigslist. You can't beat the price - free - and it works. I get leads and people do respond to the open house listings.   So what are you doing? I know it's probably a closely guarded secret, but sometimes sharing is a great way to get that warm, fuzzy feeling!

We are living in amazing times right now. What happens over the course of the next few months will definitely effect our lives for years, if not decades in the future. I am becoming concerned that the Government and Corporations are gaining a foothold into the control of personal property rights in the country. What makes of a free society believe it or not is the right for the citizens to own property. The power of the government and large corporations is balanced by our freedoms. Our freedoms are directly attributed to the fact that we own property and on the property we can do as we please (for the most part).   When the Government uses these amazing times to swiftly take ownership stakes in our Banking and our Lending institutions it causes me concern. What will property ownership l...

You can zoom in and out on this map by using the + and - symbols in the upper left hand corner. From Downtown Boise, I like to head west on State Street to Highway 55, then turn north. Turn, going west on Floating Feather Road, and you're there! From I84, head north on Eagle Rd. Cross State Street in Eagle and proceed to Floating Feather Rd. Turn east and you'll find it on the north side of the road. __________________________________ View Larger Map

Many of the agents I work with and many family members and friends have either watched the move "the Secret" or have read one of the many books. I too have read some of the books and honestly I thought it was intriguing. If you believe in it or not is not what this is about - today I found out that quite possibly everything that is in the books and the movie is just a little "off". If you don't know, the basic premise is that if you think about it enough it will become reality. The movie is very consumer driven and shows people thinking about a new car so they can get a new car. I don't believe that is a possibility - what I do believe is that if you are positive, positive things will happen to you. But today I read an article that really hit it home for me. What they were saying was th...

Lexington Hills  Eagle, Idaho I live near this terrific, established development in Eagle, Idaho. I also had the distinct pleasure of working with one of the builder/developers of this master planned community, who shared with me his vision when creating this community. Notably, this was one of the first subdivisions in Ada County to set aside land for an elementary school. Other outstanding features include: Plenty of open space Miles of walking paths Beautiful waterways Gorgeous views Homes built by a team of top tier builders Rolling hills Easy access to shopping, restaurants and new area hospitals As of November 12, 2008, there have been 2 sales recorded in Intermountain MLS since the beginning of October  2008: 2600 Block of Brierfield Drive- 4 bd, 2.5 bath, 2262 approx sq ft.
