I showed a series of repos and one hideous non repo to a client yesterday.  We were looking all over the are from Homedale Idaho to Masing, Caldwell and then Parma.  I was REALLY impressed with the very nice homes that can be purchased in CALDWELL IDAHO.  Our favorite was a late forties bungalow with nice sized rooms - hardwood floors and a full studded in basement for 52900!!!   It was in a decent neighborhood and had a good feel to it.  Several of the houses (including our favorite) were obviously flip houses that didn't - so fixtures cabinetry paint had all been done!  These incredible bargains will end just as the rapid erroneous appreciation ended.  Now just for fun I'll describe the non repo.  It was 345 s ft on each level.  Main floor was kitchen small bedroom and living room.  D...

Some little bedroom communities close to a major capital city wither away and die a slow death.   Others rise above the challenges and create a wonderful little city that gets everyone's attention and attracts those seeking an attractive and prosperous environment away from the hustle and bustle of the big city. I was raised in the small town of Caldwell Idaho and in the 50's and 60's it was the envy of many residents of the Treasure Valley which included the capital city of Boise.  Caldwell had a large Sears store, Idaho Department Store, a wonderful men's store and other thriving businesses. Along came the progression of neighboring Nampa Idaho and the Capital of Boise Idaho and Caldwell soon started to drop off of the map.  Businesses closed right and left in search of greener pastur...

Yesterday, a lady called me about my home on 1408 Dearborn St in Caldwell (I own it).  They were in love with the home.  They decided they wanted to buy it.  We settled on $175K,  I sort of figure that I was going to pay another agent $5k to bring the buyer.  They had a home they  needed to sell first.  They were willing to list it with me.  Doesn't get any better, does it?  I went to their home, they have no equity to speak of.  I probably would have to do yet another short sale.  It is cute, decorated in Victorian style with lots and lots of dolls (the fancy kind).  It is also right next to the highway in the worse part of Caldwell.  I think I could list it for 99K and settle around 90K but they have a mortgage out for 90K.  I asked them about finances they don't have near enough to q...

Well we closed on 1408 Dearborn in Caldwell. Idaho.    Paint the inside of the house, Do some trim touch ups.   Does anyone know why porches our usually gray?  This  house has the coolest wrap around porch.  I was toying with the idea of painting it a color to match the accent color of the trim.  Any ideas?  We also need to carpet upstairs and a little downstairs.  Is there anything short of refinishing the beautiful wood floors we can do to make it shine?  We also want to repaint the beautiful old claw tubs.   I want a gasp of delight the next time a buyer walks through the door.  I have a budget of less then $5k.  I think a dishwasher is important even if we only clean the kitchen.   We have yard work but the weather is not right for it yet.  I hope we are somewhat ready by Feb 15.   ...

Hi except for the snow the day went smooth and the house on 1408 Dearborn St, Caldwell, Idaho has closed.  It took 2.5 months since I put the first offer in and 100's of hours of work.  I found the bank somewhat frustrating to deal with but if you keep calling things can be arranged.  I had help from 2 mentors one was Your Success Solutions and the other was Carl Williams (in Boise).   I also received a lot of assistance from my loan officer Dona Jeka and my Title officer Diana Stork  Without these mentors I would have stopped when I found out about the extra judgments on the property.  I didn't originally want to buy the property but the price was right and I protected a lot of people by purchasing it.  Now we need to rebab the has a bit so people say WOW!!!.  Paint, carpet and elbow g...

Wow I am on my way to Caldwell to get the paperwork to take the sister of title (brother gave her a promissory note for $10K).  The funny thing is it took longest to get the sister off title.  She delayed 2 months even though that should have been easiest.  Everyone else did exactly what they said they would do and did it when they said they would.   The brother never did give me the sisters telephone number.  I still wonder why the sister had the promissory note.  We should close on the deal by January 30.  I just hope all the paperwork is correct.  This has been a very difficult short sale.  There were tax liens, 2 mortgages, 2 judgments and a promissory note.  Originally there was $205K against the property now I'm working with the second and purchasing the home for $138K.  The secon...
