Princeville, Hawaii Condo Sales thru June 2016.Princeville condo sales for the First Half of 2016 included 45 sales versus 44 in the same period last year (First Half 2015).  The median sales price of $575,000 for the First Half of 2016 was equal to the median sales price for the First Half of 2015 - $575,000.  I guess we would call that a flat market.The least expensive condo that sold in the First Half  of 2016 was 4800 Hanalei Plantation Road know as Hale Honu 1B , a three bedroom/1.5 bath townhome, that sold for $260,000.  It was a "fixer upper" of 1085 sq ft.  The most expensive condo sold in the First Half of 2016 was Ka'iulani of Princeville #45.  This three bedroom sold for $1,250,000 in June. Aloha from Princeville Kauai,June 16 market activity fell 6% from June 15, posting 98 sales compared to the 104 from June 15.These numbers are definite gains over June of 11 and 12 which had only 65 and 85 sales respectively, but pretty much hold steady for June 13 and 14 with 98 and 101 sales.Condos were down 47% going from 42 sales in June 15 to 22 sales this past June. The big gain was in residential which jumped 34% going from 47 to 63 sales.Year to date we are ahead by 8% with 529 sales so far, compared to 489 sales this same time last year. Once again, this is a big gain over June year to date 11 and 12 with 390 and 436 sales, but comparable to June 13 and 14 with 494 and 544 sales.Sales volume is up 24% going from $67M for June 15 to $83M June 16.
