This Mililani sales report covers zip code 96789 which covers the planned community of Mililani (Mililani Town and Mililani Mauka) and the Valleys outside the planned community (which includes Launani Valley and Waipio Acres). The Mililani Real Estate Market: Inventory levels are still very low.  Prices seem to have stabilized from the last few years of steady increases in Mililani Mauka.  Mililani Town seems to be a hotter market than Mililani Mauka.  This is a recent phenomena, that we saw forming towards the end of last year.  As Mililani Mauka homes age buyersare being drawn back to the larger lot sizes in Mililani Town.  In the past Mililani Mauka was appealing for the newer homes.  We will haveto watch to see if this trend continues. A few dynamics in the area:The Mililani area is...

Mililani Town is the only community in Hawaii to receive the distinction of All American City in 1986 and is centrally located on the island of Oahu (Honolulu County) and to all US Military Bases as well. About 5-10 minutes up Highway 99 is Schofield Barracks and Wheeler AAF and Hickam AFB and Pearl Harbor Navy Base are about 20 to 25 minutes down H-2 to H-1 Freeway and Kaneohe Marine Corp Air Station is on the Windward side of Oahu over the H-3 Freeway.We’ve definitely have a healthy Mililani Oahu Housing Market. No matter where you are in the Hawaiian Islands.... it IS a SELLER'S but a NEGOTIABLE market. That means sellers can negotiate on a price...but maybe there’s multiple offers. My TOP point is that this IS a different market and a negotiable one. So clearly, accept the highest and best offer but also...keep an open mind. It IS a NEGOTIABLE Market. Local Realtor Randy Prothero is interviewed by Marilyn Lee on Local TV.  The discussion is primarily about chess in Hawaii, primarily at the scholastic level.  They aslo discuss the visit to Hawaii from World Champions Vishy Anand and Susan Polgar.  Randy serves as the president of the Hawaii Chess Federation and also coordinates the "Chess in the Schools" program. Marilyn also mentions Randy being a successful Realtor in the area and his involvement in other community activities, including being a long time member of the Navy League.  Randy states he has been diligently helping service members find housing.

I tell my clients that whatever house they choose to purchase, it is really up to them to make it their home. They usually ask: What do I mean by making the house my home? I tell them to look under the seller’s clutter (or stuff) and imagine the house is theirs. I ask them to make a list of each house we view with pertinent points to make the shell of a house their own personal comfortable home. 1)    Where would they put their own furniture in place of the occupant’s ‘stuff’. 2)    Is the location of the home REALLY where they want? 3)    How close to the shopping center, schools, freeway access? 4)    Is the yard big enough or small enough for them? 5)    Are you being realistic on what you can get for the price you are approved? 6)    Does the house have enough bedrooms/baths? 7)    ...

  Mele Kalikimaka Merry Christmas in Hawaiian   2012 was an exciting year for the Prothero family. Jacob turned 12 this year and entered middle school and is already 5’4” and growing. He continues to play soccer, chess and soon basketball. Jacob’s soccer team won the state title again this year.  Jacob also got certified as a soccer referee, which enabled him to get his first part time job refereeing HYSA soccer games. He continues to play in chess tournaments and has spent the last five days attending a chess camp with Grandmaster Timur Gareev who is the #3 rated chess player in the country.
