Yesterday, I made one phone call related to Sacramento real estate business. Which is slow for a weekday. A fellow with an investment property to sell seems to have read an article I wrote about tenants in common and desires to sell his rental in Sacramento. For some reason he picked up my contact information through Z although my name is sufficient to find me. Say what you guys want about Z, heh, heh. Although he did not answer his phone.Thursdays are often a good day to plan an activity when I won't be subject to a ton of calls and emails. Besides, I spent a good hour on the phone with the corporate office at Lowes. By mainland visitor, I mean a person. Well, two people. Not the ishy creepy thing I stepped on barefoot this morning. After a hard rain, the slugs come out. My fault. Wasn't watching where I was walking along our sidewalk when I stepped on something squishy. In fact, I squished it. Then part of it stuck to my foot and I tried to scape it off on the sliding door frame to our kitchen. Which was really stupid because now it will dry, stick to the frame and my door won't close.But our real human visitors arrived yesterday. Like with Sacramento real estate agents, I think some people tend to think all boat charters are the same. There are big differences among real estate agents, like boat charters. Possessing a license means nothing. First, there is an ability to comprehend, followed by ability to communicate, topped with a healthy dash of ethics, integrity and compassion, coupled with years and years of experience. But no, sellers and buyer often pick the next door neighbor, some random smiling stranger, or a cousin.Same thing applies to choosing a fishing boat charter in Kona. So, even though I knew that Poi Dog Deli was opened earlier this spring, I could not manage to make it over there. Big mistake. Absolutely cannot believe how much money I spent at the grocery store in Kona last Saturday. More than $500. But then I don't go grocery shopping in Sacramento, so I'm not really aware of how much things cost. Like, I would be a lousy contestant on The Price is Right. I used to watch that show as a kid, and I always knew the price of a can of Green Giant green beans or a week-long vacation to Aruba. But not today.Not only that, but there were several phone calls to my husband while at Safeway. For example, in front of the milk section, which I don't drink, buying milk seemed like a good idea because I notice my husband drinks milk. But what kind of milk does he drink? The photo above was shot at 10:30 AM, August 23rd, from Kona Haven Coffee as Laura pulled out into traffic on her Harley Davidson.Initial reports on the path and timing for Hurricane Lane in Hawaii had us expecting the hurricane ramifications at 2 AM Thursday morning. However, as of 5 PM Thursday night, there is very little going on in Kailua-Kona. A tad overcast, a drizzle now and then, but not much in the way of winds or rain.Until I looked at the National Hurricane Center map and dug into that website. I am posting this to drip on Thursday night, so when you read this, there won't be an update unless I have internet. Guess I have got to run down to Lowes before Hurricane Lane hits to pick up extra propane and, while I'm there, supposedly my cabinet pulls have arrived. I tried to exchange propane tanks several days ago but Lowes was out of propane. Besides, I do not want to be physically inside the house, cringing, when the workers cut through my wall to finish installing the drain for the bath tub. We moved the toilet flange yesterday. They were not sure it could be done, I think. So much digging. So much dirt and lava rock piled up in my bath. Then, today, I hear my quartz from Honolulu is not shipping, and there will be no quartz install on Friday. Oh, well. Oh, my aching back. It is time for home improvement consequences. Usually, I don't suddenly engage in an uptick of physical activity. But hauling boards, lifting heavy boxes, loading up my SUV, unloading, bending over, all those things can wreak havoc on your body when one is not used to that level of movement.Of course, that doesn't count stepping in the paint when you're painting baseboards or running into the house carting the wood from garage to lanai. Although we bought our Hawaii house over 3 years ago, we have never participated in the Sunday Stroll at Kona's Historic Kailua Village. So, while hanging out at Kona Haven Coffee yesterday morning with the gang, this topic came up. Once a month, Ali'i Drive, where all the tourists go, is closed to traffic. Ali'i Drive parallels the ocean, dotted by small and big shops, restaurants, churches, and historic places with cultural significance. The weather was perfect for a leisurely stroll, even though August is often the hottest month in Kona. The first thought that entered my head when the general contractor from Lowes said our drywall was compromised (due to a long-time slow leak from our sink's shutoff valves) was where in the garage did I put a utility knife and level. Because the Lowes' crew were getting ready to leave for lunch. Figured I would just cut out the drywall while they were gone and remove it. A weekend to dry out. Should be OK.But no, the general contractor carried on like this was an enormous issue. Hey, I get it. When I was last at our house in Hawaii toward the end of June, we had a few bad air quality days in Kona. Mostly unhealthy for sensitive people, but also a red day -- which is unhealthy for everybody. However, Kilauea seems to have stopped erupting, and the collapsing events at the summit have ceased. In fact, the HOV changed the alert level from "warning" to "watch." Although, all of this could change at any time, and the Vog could return.The photo above was shot yesterday at Kona Haven Coffee. If you are an impatient person, you probably will not like the pace of life in Hawaii. On the mainland, if you wait in a line to ring up a purchase and the person in front of you has finished their transaction, yet stands there talking to the clerk, you might get irritated. Sigh. Shuffle the goods you're holding from one arm to the next. Narrow your eyes in disgust, glancing around to find another sales clerk.You're in a hurry, damn it. Why don't they stop talking? How rude is this? And you play those tapes over and over in your head until you finally throw your merchandise on the counter and stomp out, muttering you'll never walk into that porn shop again. Holy cow, I shot so many photos of the celebrations on Saturday for King Kamehameha Day on the Big Island that I pretty much had to split up the day into two separate blogs. Aside from the Parade, there was a lot more stuff happening at Hulihe'e Palace. Music, hula performances, food, beverages -- now that I stop to think about it, there was no beer or wine, which I didn't even notice at the time -- and many vendors with handmade goods. Finding a parking spot for the King Kamehameha Parade in Kona was a big concern but my friend, Linda, who is from Roseville, California, said she would drive. She knew a place to park. Turns out it was a lot I had parked in a couple of years ago where the Kailua Village Artists store is located. And there is a cafe there, the Frenchman's Café, where we stopped for a wonderfully fantastic brunch.A couple more friends joined us, Laura and Erin, and now we had a foursome to attend the parade.Laura laughed when we told her how much it cost to park. I imagine most people never replace their bath tubs because what can go wrong? Most bath tubs don't suddenly break apart, unless, of course, you are unfortunate enough to have one of those fiberglass or acrylic bath tubs. Especially those one-piece tubs with seams that can separate. Or, you live in Hawaii.Many people in Hawaii remove their tubs completely and install showers. It's more cost effective to refinish the tub than try to remove a heavy cast iron tub and replace it. This thought process is right up the alley of Debbie Gartner, and I thought maybe she had written an article about it but could not find it. It is probably included in something she has done about luxury vinyl plank flooring. Although I don't know why they refer to vinyl planks as luxury vinyl plank. There doesn't seem to be any bargain-basement vinyl plank. It is all "luxury," and seems such a farce.However the thing about vinyl plank flooring is I did not realize it could be installed over ceramic. It is a solution for ugly ceramic floors. Remember how much we used to love ceramic? Now it seems to have fallen from grace. Vinyl plank is waterproof and performs well in humid tropical climates. One of the decisions we had to make when we decided to buy a vacation home in Hawaii was not only what island but what side of the island. There is a lot to be said for living on the eastern side of Big Island, a lot more lush vegetation, but it also has an active volcano. Getting insurance for a home is very expensive in Puna. Which is why home prices are so much less.Ultimately, though, for me it came down to the coqui. Too loud. Amazing how such tiny things can produce such loud sounds.That doesn't mean living in Kailua-Kona has no downside. We still get vog. It usually lasts only a day or two and the winds carry it away. This particular trip to Hawaii I did not make it to the beach. The days I had planned to go, it rained. But there will be other days and other trips. It is OK. I was able to focus on my Sacramento real estate business and missed all of the cold weather and rainstorms in Sacramento. While I initially thought my last 3 weeks in Hawaii were relatively slow in terms of market conditions, I actually accomplished quite a bit.Looking at MLS, I see I listed / relisted 8 homes, put 3 into pending status and working on a couple more offers. Closed about a half dozen, and scheduled a bunch of appointments to visit sellers next week for pre-listing inspections.I only turned down 2 listings. By the time I called the electric company, workers were at my house in mere minutes. I don't know if they have a guy who lives near by or what, but boy was that amazingly fast. When my power went out during a rainstorm in Sacramento, hours passed before anybody stopped by the house, but in Hawaii the service call was immediate.So yeah, this weekend, I had no electricity, and no water and then swarms of gnats later when the power came back. Just to fix a fire hydrant in the street caused a pipe to burst and workers also managed to mess up the electrical. But it's the gnats that were the worst thing to deal with this weekend.
