I just had the bank counter an offer we had in on this 3 bedroom, 2 bath condo over at Alii Lani - bank said $175,000 - incredible pricing, considering a 2 bedroom closed today in there for $180,000. THE BUYER WALKED - I know - it happens all the time - I have over 20 short sale closings and I cant think of a single one that closed with the original Buyer - unless I was also the buyers agent. You can talk to other agents until you are blue in the face - PREPARE, PREPARE,PREPARE your buyer for the WAIT - just rarely ever happens. Hawaii MLS reports that June home sales, for Kailua Kona are up 60% over last June, and are the best since 2006. I know you hear it from me all the time (hopefully your not tired of it) but this is now the 16th month straight - that home sales have increased. I know I have talked about supply and demand will dictate pricing, but the  median home price was listed as down <3.23%> That's a far cry from the past few years of <20-30%>  decrease in median price. So if you're sitting there saying - I wonder when the bottom will hit? Your probably already missed it - when you start getting multiple offers again, and you look at the quality of home that sits out there for more than 90 days, you can see the difference. 19 days into the month and Home sales, condo sales, land sales, have outsold 2009, 2008, 2007 - June numbers for total month - sales. You know the rumor around town is - not - when will the market come back, it's more like - what month did it actually,  already come back!   If you have been following my blog you already know that Kailua Kona sales have been steadily increasing for 10 months straight now - in fact many of these months, home sales have actually been better than 2009, 2008, 2007, and 2006. And from a personal standpoint - only 1 of the 16 sales I have closed in the past 12 months took advantage of the Tax Credit, so don't believe the hype that- this was the fuel for the fire.  I believe we have actually turned around, as far as the numbers of sales go. Anybody that's been to Kailua Kona, knows which restaurant I am talking about. Probably the only Wendy's or let alone any fast food joint, with a million dollar view, in fact the view is so good, it is written up in many tour guides. It is actually in the Keauhou area of Kailua Kona, sitting high above everything, with endless views of the Ocean. It was sad, one day they just locked the place up, put up a chain across the driveway, and we never heard anything else since then? Turns out that it was so hard, and expensive to find good help, the owner found it cheaper to just close the doors! That had to be about 3-4 years ago? Kailua Kona, more specifically - North Kona Home sales - Rocked for the last part of 2009, if fact they were so good they out did the 4th quarter for 2008, 2007, and 2006. 3rd quarter held its own also - I don't have the numbers in front of me, but pretty much the last 9 months  of last year were steady uphill climb.
