I can remember when I would go into panic mode when business started being slower than normal.  It seems you go full pace all year long especially in the summer months then all of sudden...calls are less frequent, weekends aren't booked with appointments and even worse, no closings! No longer do I let myself go into this panic mode.  I take this time to regroup.  Look at my numbers, write cards to prior clients, listen to motivational videos/books/songs.  Get back on ActiveRain and do a blog! It's hard to believe, after the Spring we had, to be complaining about the lack of rain around here! The lawns are so dry they crinkle and the flower gardens need the moisture! Finally, there are rain clouds on the horizon and we are getting some precipitation!  I only hope that we don't get the two and three inches all at once.  It doesn't soak in when that happens- so I would like it to be slow and steady.

My wife and I decided to go look around NM for a few days.  I've always loved that area (as well as a gazillion other people).  We thought we'd drive around the area and get a feel for the real estate there.

Here in Pike County we will be hosting our Annual "Pride of Pike 4th of July Celebration on July 3rd from 4:00 to 11:00 p.m.  The Annual Independence Day Parade will begin at the Pike County Primary School and end at the park. At dark it will be time for the huge fireworks show with live entertainment continuing after the fireworks until 11:00pm. Activities will include inflatables, rock wall, miniature train and face painting. Live entertainment will begin at 5:30pm. The online bidding went well enough, I suppose.  The process is about 80% complete as we await the return documents with the seller's signatures.  Interestingly, another agent in our office was exactly where I am right now and was informed they had a better offer and "we need your highest and best"!  Keep in mind, we've gone through the negotiations and have delivered the Earnest Money, signed all documents, addenda, etc.  She lost the sale. Her clients are rightly holding their hands up and saying "What!?".  It makes me wonder about the integrity of all this.  She was using a different online system, but I think they may all be the same.  Pay attention when the notes say "This house is available and not under contract until the seller signatures have been received."-  anything can happ...

Another listing appointment where the seller really didn't want to hear what their house was worth.  I could see it in his face when I prepped him for the less than good news and when I heard the fateful words "Well, let me think about it.", I knew it was over.  No matter how much we try to get the word out, good people still think their houses have increased in value over the last 3 years.  In our little pocket of the economy, that has not happened.  I do feel very sorry for those sellers that must sell now- for relocations, etc.- and just never had the time to develop any equity in their homes.  Tough time to do that!

At church on Sunday, our pastor asked that all the vets stand up.  Only 3 people out of perhaps 2000 stood.  I was in the choir and knew that couldn't be correct! Suddenly, the pastor recognized the problem and quickly said "Oh, I mean Veterans!" and the three veterinarians took their seats while 20-30 veterans stood to the applause of the congregation.  It was a light-hearted moment during a serious, respectful tribute to the men and women that died to ensure that we could gather that Sunday.  I hope you have a story to tell about how you honored our war dead.

This is a nice part about the warm and humid South.  My wife has a killer flower garden that I am forced to look at every morning with my coffee, usually while pondering what I need to do for the day.  Don't look too closely or you will see the weeds I was supposed to be pulling- lol!

I'm off to a Celebrity Sporting Clays Shoot.  This ought to be fun, but I'm awful at it!  I'll be the guy that holds back the team.  Oh well, I told them when they asked me to shoot.  This is to benefit a worthy cause, and I'll take my lumps for that.  At least it's a nice day!

School is winding down and summer is fixing to begin! Along with that comes Awards Day at schools everywhere. This is an event that should not be taken lightly. Merriam-Webster defines an award as this: 1 : to give by judicial decree or after careful consideration 2 : to confer or bestow as being deserved or merited...To ALL that have received awards~~~~~~~CONGRATULATIONS! Uh, Oh!  Dow down a bunch- again!  Much of my retirement funds are in the market and looked pretty good last year, but......   Does anyone know anything about what going on in Wall Street?  I think the experts opinions are like lawyer opinions- every body has one and they are all different.

I have an voice-mail service I think is fantastic.  It greats all my contact list by name.  You would not believe the interest it generates when I get a call from a customer or client. Even other Realtors make comments about it.  It is call Youmail and, here is the good part, IT'S FREE!  Go to www.youmail.com and check it out.  I've had it for about 2 years now and finally upgraded for a nominal yearly fee- but I used it for over a year for the free service.  I highly recommend it to anyone.

I am continually amazed at the ingenuity of the the Southern American dirt farmer. it seems one good old boy asked another good old boy what he would do with all that oil in the Gulf.  The second good old boy said "I know how to clean it up- fast!". There seems to be quite a stir about Facebook tracking computer usage and selling or using that information to target users.  I'm not really sure about all the ins and outs of the problem.  In fact, I hear that you cannot stop the Facebook team from doing this, which concerns me! I've been through the setting form my Facebook pages and cannot find any request for approval for them to do this.  I'm of half a mind to cancel the entire Facebook thing anyway.  We'll have to see how this thing plays out.

Unbelievably, we need rain!  After the floods last winter, I never thought I'd be saying that.  I'm even pondering putting out the sprinklers.  Weather man says rain yesterday, today and tomorrow- so far nothing. It seems like it is either too much or too little anymore.  Are there ever any average days?

I just sat through a session at at our local credit union with my son while he applied for, and I co-signed, an auto loan.  It's amazing how similar the process is, whether you are borrowing $10,000 or $1,000,000.  It's all about credit rating and credit score.  It's amazing how many people do not understand that!  I think I impressed that on my son today- at least I hope I did!
