The Colbert, GA Independence Day Celebration 2011 is scheduled to take place this Saturday on July 2, 2011 in downtown Colbert due to July 4th being on a Monday this year. The parade will begin at 9am again this year, in an attempt to beat the heat! As always, there will be a crafts festival, great music, and fabulous food available. Plan to spend the day in downtown Colbert, GA just northeast of Athens, GA at the Independence Day celebration this Saturday July 2, 2011 from 9am until 2pm or so! **Also of note, this is a dog friendly event however leash and common courtsey required :) (please clean up after your pup!).** Hope to see you there!

Crawford W. Long Statue Behind Historic Madison County Ga Courthouse During the month of March 2011, the Madison County Ga real estate market had the most active month for total sales since June of 2010. Only this year, the sales were not driven by the need to close on homes by the end of June in order to get the Home Buyers Tax Credit. What happenned in 2010? 2010 was a challenging year for real estate across the country. While Madison County Ga did not escape those challenges the presence of the University of Georgia in neighboring Athens and an unemployment rate that remained below both the state and national averages  kept the real estate market a little bit more stable than in many areas of the country as well as Georgia. The numbers: Chart 1, below, shows how the 2010 residential real estate market faired against the 2009 market as far as total sales and Days on Market. In 2009, there were 166 residental units sold in Madison County Ga. In 2010 that number decreased by just over 8.6% to 143 units. Madision County, Georgia real estate market statistics, what a wild ride this county has taken lately. The Good: There are excellent deals to be found!  As of 10/7/2010 there are 104 single family homes on the market listed for under $200,000.  List prices start at $48,000. The Bad:  Sellers of homes listed at over $200,000 are finding buyers to be very scarce.  Year to date in 2010, ther have only been 9 sales in Madison County, GA over $200,000; with sales prices ranging from $200,000 to $349,000. Currently there are 41 active listings in Madison County, GA (per Athens MLS) ranging from $200,000 to $875,000. Just a short drive northeast of Athens, Ga, along U.S. Highway 29, sits the small town of Danielsville, Ga. Founded in 1817, Danielsville is the county seat for Madison County. Danielsville is named after General Allen Daniel, an officer of the militia, who also served as captain in the Revolutionary War. The original public buildings in the town were built on land provided by General Daniel. It's historic courthouse (which is no longer in use as a courthouse) was built in 1901 and is on the national register of historic buildings. October 2009 residential real estate sales volume in Madison County GA, showed a decrease from September. This marks 3 consecutive months of declining sales volume which has reached a 12 month low. All of the declines were in North Madison County while the volume in South Madison County was unchanged. The average Days on Market (D.O.M.) increased by more than a week throughout the county. However, North Madison County did experience a two week decrease in D.O.M. while South Madison County had a 10 day increase. Throughout the county median prices have remained virtually flat for 8 months now showing some price stabilization. August 2009 residential real estate sales volume in Madison County GA, showed a slight decrease from July but still above the lows of May and June. The average Days on Market (D.O.M.) did increase slightly. While median sales price remained flat for 5 months in a row, the average sales price experienced a loss of about 3.7%. Both sections of the county shared equally in both volume and price losses. At the end of August there were 46 pending sales of residential property in Madison County up 5 from the end of July.
