When Will HUD be Ready to Close on this Haralson County Foreclosure? My buyer and I were looking forward to closing on Monday, October 7, 2013.  He had a litle bit of money, and was getting a very good deal on a foreclosure property that fit his needs. On Thursday, October 3rd, the settlement statement had been approved by HUD and the buyer had wired his funds to the attorney's office.   The buyer had his belongings packed in a trailer, and was staying with his daughter for a few days until closing on Monday.  Life was wonderful. But Wait!!!  A person from HUD contacts the attorney's office questioning the title work.  HUD has an error somewhere, and they cannot allow the attorney to close until they find the error.  The HUD person says it should take 1-2 weeks to review. In many areas, homes are going under contract within days of coming on market.  That means many home buyer wannabes are missing out on the home they fell in love with.   What to do,  what to do? If you really like the home, write a back up offer!  Few buyers think of this, and few agents suggest it. Is it too late to change lenders for my Tallapoosa GA foreclosure? I had a call today from a first time buyer client who has a Tallapoosa GA foreclosure under contract.  He wanted to know if he could change lenders.  We are about three weeks away from closing on his Tallapoosa GA foreclosure and the appraisal has already been done.  He is getting a great rate, and a great price on a wonderful Tallapoosa, GA foreclosure. Possum Drop 2013 It's not too late to come out to Tallapoosa for the Possum Drop.  Every New Years Eve, Spencer teh Possum gets dropped from the highest point on Head Ave., in his possum cage.   This year lots of vendors are set up, several businesses will be open, and the meet and greet will again feature local legend Rhubarb Jones of country music DJ fame. If the possum drop is not your cup of tea, the West GA Mud Park in Tallapoosa will be having a fun time playing in the mud as they ring in the new year. It's always a good time to go to Tallapoosa.

The Haralson County Veterans Associtation is hosting the  8th annual Freedom Ride on Saturday, November 10, 2012. The Veterans Freedom Ride is an 80 mile police escorted ride through every community and city in Haralson county. Registration for the event begins at 9:00 am at the Veterans Memorial Park on GA Hwy 100 and Taliaferro St. in Tallapoosa.  Cost is $30 per bike and includes an event T-shirt, American flag, and lunch.  An additional rider is $10. Vote No for Georgia's T-Splost. On Tuesday, July 31, 2012, Georgians will go to the polls to vote for or against many things, but one of the things is the one cent Special Local Sales Tax for Transportation.  I admire the desire to help with Georgia's traffic problems but the project list proposed does not address the causes of traffic congestion.  The T-splost money will be spent on things that will only use up the money, not correct the problems. In our area, Haralson county, one item on the projecct list is bike lanes to connect the schools in the county.  We are in a rural area, and the bike paths will cover about 8 miles to connect the three schools.  Will first graders be able to ride their bikes 5 mies from their homes to school?  Will hight school kids ride their bikes 10 miles ...

Possum Pickin' in Tallapoosa, GA July 21, 2012 Saturday night in Tallapoosa, GA will be filled with great bluegrass music, and two award winning clogging teams. There is so much going on at this Saturday's Possum Pickin' that the event kicks off at 5:30 pm on Head Ave. in downtown Tallapoosa. A HUD home story...   In the Tallapoosa, Bremen, Buchanan, Waco, area, we don't have a high number of HUD homes come on the market.  I sell about two HUD homes per year. I have taken several "how to sell HUD homes" classes, so I know how to sell a HUD home. Today I closed a HUD home.  It had only been under contract for 60 days, but it was a very difficult 60 days. The home was a good deal-- the client bought a three bedroom, 1.5 bath, 1 acre, 2 car garage, for $27,002.  The only real damage was a missing outside A/C unit...All the other parts were in place underneath the house. A Midsummer Night's Dream? In Tallapoosa, GA?  Yes, anyone who loves Shakespeare's a Midsumer Night's Dream can see the play performed this weekend at the Doodle Thrower Memorial Ampitheater in Tallapoosa.  There is no charge for admission, but donations are encouraged. Show timees this weekend are Friday night 7:00 pm,, Saturday 3:00 pm, and Sunday 5:00 pm. The cast is a mixture of professwional actors from the Atlanta area, and local student actors. What would happen if everyone had to have 20% down to buy a house? Many agents are thinking about this I'm sure, since NAR is sending out emails encouraging Realtors to contact their representatives and moan about how this would harm the industry. I don't think the govt. will ever get out of the housing subsidy business.  I gives them too much control over housing, and too much control over lenders. But, just pretend for a moment that the U.S. homebuyer was savvy enough to realize the importance of sound financial management.
