Let me set the stage (no pun intended!) real quick:It's a hot and sunny late Sunday afternoon at our subdivision's pool.There are about 5 adults and close to 12, or so, children varying in age from 3-15 in the pool.It's noisy; there's a lot of splashing, jumping, screaming and yelling.I'm there with my daughter, watching her swim as I sit under the market umbrella thumbling through a magazine.I know a few of my neighbors here but since our subdivision in Woodstock has over 200 families, it's difficult to know everyone.  This particular day, I didn't know any of the other parents or children that were there.  Neither did my daughter, which is really unusual because she keeps tabs on everyone.Two of the other mom's began chatting while wading in the pool directly in front of me.  I'm not ...

If you are thinking about buying a home and listened to the news....STOP!  Have two reputable lenders I work with, if they say they can get you a loan, they will, and at competive rates.  There are many Sellers that are getting anxious and it is a great time to be looking for that move up home.  Do not let the news reports scare you off.  Take advantage of the bad press,  Take advantage of fewer showings of home.  Take advantage of an opportunity to find that dream home.  Take advantage of my willingness to work to find you the best home out there.

What makes a house sell?  One of the first things that comes to mind is a Seller willing to work together for the common goal of getting their home sold.  Recently I had just that experience, the Seller had been watching all the television shows about sprucing their home and doing some updating.  What a surprise when I drove up to a 15 year old home with new concrete siding and a fresh cut lawn.  Well, it only got better, the furniture had been arranged so the fireplace was the focal area and there was plenty of open space to move around in.  The bedrooms had new linens, the kitchen had nothing on the counters, and the baths sparkled.                                                                                                                            Why do I mention all these thin...

It's amazing sometimes to think that if we take a day off we feel guilty about it! I find myself needing to explain if I just want a day off. I think it came about because of the fact that when a holiday comes around, as an example, Mother's Day, that there always seems to be that one person that wants to see a house right then, can't do it tomorrow, but has to do it today.I sit around complaining that my listings aren't getting showings but then after no showings for days that call comes right after you eat dinner, sit down to relax and they want to go now. Or, that family get together, like Memorial Day, and someone wants to see your listing in the next hour! Even worse to me is Sunday AM, which I am in church, others probably are sleeping, but I get a call, usually from another agent...

 I just started flipping through a new book that my mother sent me, Color Your Life by Elaine Ryan.  Although I haven't gotten too far into the book, it begins with explaining why we choose, or don't choose, certain colors in our homes.  She mentions how most of use have been trained to rely on white or beige because it's a safe choice. For Home Staging purposes, yes, those neutrals are the best choice because it is attractive to the masses and it is safe.   For actually living in the home...colors personalize it.  Most of the reasons pertain to how we were brought up and there is a ton of reference to dear old MOM...she is usually the ultimate reason why we do what we do and choose what we choose.  Isn't that true about everything!  LOL  Isn't mother's approval over whatever you do the...

While I am a fairly new member of the home staging industry, I am not new to merchandising things to sell, which, essentially, is what staging a home is.  My experience in merchandising is taking, say, a pair of jeans and making it a complete lifestyle.  One week those jeans might be paired up with sweats and sneakers, the next week they might be paired up with heels and dressy tops, the following week they might be paired up with sweaters and boots.  The jeans didn't change but what did change was how they were merchandised.  The sales of those jeans would fluctuate depending upon what the target audience responded best to.  If the target audience was a college aged market, the sales would increase the week they were paired with sweats and decrease the week they were paired with heels ...

Every few days, I click through listings searching for my next prospective client.  I love the FSBO listings the most because the homes are typically in the same condition:  A) Vacant (which tells me it's usually an investment property) or B) Occupied, that an attempt was made at cleaning it up.  For my company, ALR Home Staging and Showcasing, I prefer to streamline my prospective target clients and handpick them myself rather than target every single homeseller out there. When I come across those vacant properties, I analyze each room and take mental notes of what the room needs to be staged.  For sure, that home gets added to my list of mailers!  If you are a selling a house without a realtor and it's vacant, invest in home staging!  For a fairly minimal cost, you can get the home fu...

Coming up on my 10 month anniversary here as a resident of Woodstock, GA I can say that I am HOME, for sure.  Being born and raised in the same 2 mile radius of NYC for my entire life, I expected complete culture shock when I moved here.  Luckily, I can say, I have adjusted very well to my new surroundings and I love it here.  The people are nice.  The homes are nice.  The schools are good.  The weather's better than NY.  Yes, I'll stay for awhile!I love my neighborhood: Towne Lake.  It took me awhile to understand the reference to the Loop: how Towne Lake Parkway wraps around the neighborhood from one end to the other.  Ironically, or not, most of the subdivision entrances of Towne Lake can be found off of Towne Lake Parkway.  For a newcomer, like myself, it made it easy to get around ...
