Is it too late to change lenders for my Tallapoosa GA foreclosure? I had a call today from a first time buyer client who has a Tallapoosa GA foreclosure under contract.  He wanted to know if he could change lenders.  We are about three weeks away from closing on his Tallapoosa GA foreclosure and the appraisal has already been done.  He is getting a great rate, and a great price on a wonderful Tallapoosa, GA foreclosure. He told me all the reasons the current lender was not serving him well.  I listened, and agreed to talk with the lender.  I also explained, that with the closing so close, and the appraisal already completed, that it would be best to stay the course. Possum Drop 2013 It's not too late to come out to Tallapoosa for the Possum Drop.  Every New Years Eve, Spencer teh Possum gets dropped from the highest point on Head Ave., in his possum cage.   This year lots of vendors are set up, several businesses will be open, and the meet and greet will again feature local legend Rhubarb Jones of country music DJ fame. If the possum drop is not your cup of tea, the West GA Mud Park in Tallapoosa will be having a fun time playing in the mud as they ring in the new year. It's always a good time to go to Tallapoosa.

The Haralson County Veterans Associtation is hosting the  8th annual Freedom Ride on Saturday, November 10, 2012. The Veterans Freedom Ride is an 80 mile police escorted ride through every community and city in Haralson county. Registration for the event begins at 9:00 am at the Veterans Memorial Park on GA Hwy 100 and Taliaferro St. in Tallapoosa.  Cost is $30 per bike and includes an event T-shirt, American flag, and lunch.  An additional rider is $10. The ride begins at 10:30 at the Veterans Park, circles the county, and concludes at the Helton - Howland Veterans Park on U.S. Hwy 78 in Tallapoosa, with lunch being served.  All proceeds go to assist in the maintenance of the Veterans Memorial Parks.  Call 770-537-4708 for more information. Possum Pickin' in Tallapoosa, GA July 21, 2012 Saturday night in Tallapoosa, GA will be filled with great bluegrass music, and two award winning clogging teams. There is so much going on at this Saturday's Possum Pickin' that the event kicks off at 5:30 pm on Head Ave. in downtown Tallapoosa. The line up includes: Elizabeth Bell will sing the National Anthem, followed by: Cotton Road, The nothing Fancy Band, Championship clogging exhibit, Grass Backardz, Bullsboro, Cotton Road will close out the night. Tallapoosa Builders Center Grand Opening October 29, 2011.   The good folks at Tallapoosa Builder's Center have finally got everything in order and are having their Grand Opening event scheduled for October 29, 2011.    The festivities begin at 11:00 am and run through 8:00 pm. A Midsummer Night's Dream? In Tallapoosa, GA?  Yes, anyone who loves Shakespeare's a Midsumer Night's Dream can see the play performed this weekend at the Doodle Thrower Memorial Ampitheater in Tallapoosa.  There is no charge for admission, but donations are encouraged. Show timees this weekend are Friday night 7:00 pm,, Saturday 3:00 pm, and Sunday 5:00 pm. The cast is a mixture of professwional actors from the Atlanta area, and local student actors. What would happen if everyone had to have 20% down to buy a house? Many agents are thinking about this I'm sure, since NAR is sending out emails encouraging Realtors to contact their representatives and moan about how this would harm the industry. I don't think the govt. will ever get out of the housing subsidy business.  I gives them too much control over housing, and too much control over lenders. But, just pretend for a moment that the U.S. homebuyer was savvy enough to realize the importance of sound financial management. Everyone worked out a budget, paid the bills on time, and saved for a downpayment on a house.  They also put aside money for a rainy day, and for the children they planned to have. Prices are falling at Gold Creek in Tallapoosa, GA.  Gold Creek is a subdivision in Tallapoosa, GA that was built to house executives from Honda when they came to Tallapoosa to build a transmission plant. After the executives left, many homes at Gold Creek sat empty.  The average person in Tallapoosa could not afford payments on a $149,000 - $229,000 home.  Plus, few local people wanted to live in a subdivision. How to help home buyers by finding them a rental.  Due to the high number of foreclosures, and declining home values, most of my time is spent helping people find a great bargain to buy. I have been working with a client for a while now, trying to help them find buy a foreclosre in Haralson county.  Due to sickness, work issues, family issues, etc. these clients have not been able to take advantage of any of the great bargains available. Finally, on Friday, I found them a great rental in Tallapoosa, GA.  Sometimes the best thing a real estate agent can do is help a potential home buyer find a great rental...just until thiings settle down enough to make the home buying process a time of joy rather than a time of frustration.

Who wants to watch a possum drop?  Many will ask, and have asked this question through the years...but evidently people from all over the land enjoy the New Year's fesivities in Tallapoosa, GA each New Year's Eve. Each New Year's Eve at the stroke of midnight, Spencer the possum (taxidermy patient) is dropped from the top of the highest building on Head Ave., while the crowd goes wild. Are you looking for something to do on July 4?  Well come to a small town with a big celabration going on. It all starts at the Veteran Memorial Park . The Haralson County Veterans have a dedication for all that has served the USA service. This is a very moving service. Then at 1:00 PM they have the Tallapoos 4th of July parade. The streets in Tallapoosa are lined with kids (young and old) waiting on the politians and all the other floats in the parade to come by tossing out the candy. Later in the afternoon at the park on U S Highway 78 there is free water melon . There are also several bands  everyone. Then at dark the City of Tallapoosa puts on a fire works show.
