As a resident of Suwanee for....20 years, I have seen a lot of changes. The good news is the city officials have listened to their citizens and have created a very desireable live, work and play environment. With plenty of green space, three city parks (so far), beautiful trails winding along the Suwanee Creek it is no wonder it has been ranked as the #10 best place to live by Money Magazine. As an avid visitor to the Suwanee Creek Park, I can attest to the fact it is a tranquil get-away where you can enjoy the wonderful sounds of nature, listen to birds sing, the look of a deer as it scrambles for cover back into the woods. You can't help but chuckle as the chipmunks and squirrels scurry for their next meal never pausing as you wander by. The SUWANEE market is currently quite strongly in the Buyers Market zone (below 30). The 90-day Market Action Index stands at 7. With several months of inventory available at the current sales rate, buyers should find ample choice. While prices have been at a plateau for a number of weeks, this is a Buyer's market and the supply of homes listed has started growing relative to demand. This indicates that prices could easily resume a downward trend in conjunction with the MAI. The Rivermoore Park subdivision is located in Suwanee Georgia off Peachtree Industrial Boulevard.  Rivermoore Park includes a total of six neighborhoods with more than 11 miles of tree-lined sidewalks and trails, 120 acres of parks and greenbelts, and has an 80-acre park.  The Rivermoore Park subdivision includes an Olympic-sized pool, 10 lighted tennis courts, a clubhouse and other amenities. The Morningview subdivision is a swim tennis subdivision located in Suwanee Georgia 30024 in Gwinnett county .  There are approximately 25 homes for sale in Morningview currently.  The high priced home for sale in Morningview is listed at $449,000 and the low price home is listed at $255,000.  There are currently 4 properties pending sale Morningview.  All are resale homes.  If we look at the price and sales trend things are starting to change.  Even thoughthe days n market have fallen substantially in Morningview sales, so has the price of the listed home.  That represents an 11.9% drop in average home price from November 2006 to November 2007.  In 2006 there were 75 homes sold and in 2007 only 38 homes sold.  Year to year, that is a 49% drop in home sales!         Subscribe To Our Atl...

As of today December 26, 2007 there are 40 homes for sale in Laurel Springs Golf and Country Club in Suwanee Georgia.  The most expensive homes for sale in Laurel Springs is priced at $1,249,000 .  That is a 5 bedroom, 5 and 1 half bath stucco home with a 4 car garage and a finished terrace level with a media room.   There is a wine cellarin the terrace level.  The least expensive home for sale in Laurel Springs is priced $439,900 and is a 5 bedroom, 3.5 bath home on a slab.  There is no basement.  3 homes sold in Laurel Springs in the month of November 2007.  The most expensive home sold sold at $977,500 it was on the market for a total of 564 days and was new construction.  The second home sold for $802500 it was a resale home in Laurel Springs.  It originally listed at $ 863,500 and ...

Suwanee is certainly living up to it's most desirable place to live title.  Suwanee currently has 882 homes for sale with an average price of $500,603.  This might as well be the median price as there are homes for sale in Suwanee, GA as low as $65K and as high as $7.99 Million! In October, Suwanee had 73 Single Family Homes For Sale Close at an average price of $318K.  Sellers are giving an almost 10% discount on average and spending only 88 days on market, which is normal for the Atlanta metro area. When Money Magazine include Suwanee Ga in its top 10 small communities in the USA to live, I was not surprised.  I mentioned this weekend when I was showing in a brand new gated community named Turnberry and the Buyers were very impressed.  Part of Suwanee is in Gwinnett County and part is in Forsyth County.  I was showing in the Forsyth County part of Suwanee 0 in Forsyth the Taxes are much lower than Gwinnett and the surrounding counties.  Another Benefit to the Forsyth side is when a homeowner turns 65 the county no longer includes the School part of the property taxes so the taxes go down even further.Suwanee is right next to Cumming Ga, which has grown at an incredible rate the last 10 years because it is a wonderful place to live - now it seems Suwanee has been discovered also.  T...

Suwanee, named on of the best places to live by Money Magazine is still creating a lot of buzz, specifically with resales.  Even with some activity it certainly feels like the dog days of Summer. With 935 homes for sale in Suwanee, buyers have many choices.  The average price has jumped to $497K, though.   There are, however, many more affordable homes there. With 115 homes under contract and 71 Sold last month, Suwanee is still moving.  It'll likely take about 74 days to sell a home in good condition and priced accurately in Suwanee. After all it borders these two cities and they are among the most desirable (although Suwanee is the only who made the CNN list).Currently there are 919 home for sale in Suwanee at an average price of $492,673.  Most feature four bedrooms and three and one half baths. There are also almost 150 homes that are currently under contract.  Here's the interesting number though, the average price of a home in Suwanee that is under contract is $395K.  Almost a full $100K below the average home for sale!
