The Smyrna Vinings townhome and condo market surged upward in August much like the Smyrna Vinings single family home market. Smyrna Vinings condo and townhome sales have really taken off since March of this year, which is evident in the buyer activity that we’ve seen in 2013. Smyrna Vinings home sales continued their upward surge, which is remarkable considering the low inventory of homes we have for sale these days. For the homes that do stand out from the crowd, we are seeing very strong demand and buyer competition for those homes. This chart shows you the past 12 months of home sales at any given point. As you’ll notice, the green bar is 2007 and we were selling a fair amount more homes in 2007. Sales dropped significantly in 2008, with the drop becoming more pronounced toward the last quarter of 2008. That would be the beginning of the financial meltdown. 2009 home sales started off about 32% off the level just two years previously in January 2007. Smyrna Food Truck Tuesday at Taylor-Brawner Park (3180 Atlanta Road, Smyrna Ga 30080) will be holding their final event of the year on Tuesday, September 24th from 5pm 9pm.   The 2013 season of Smyrna Food Truck Tuesday has been extremely popular at the Taylor-Brawner Park. The Week in Review: Smyrna Vinings home loan interest rates moved lower last week after receiving several lackluster economic reports. Rates decreased about .125% on the week. What to Expect: This week could be significant to the future direction of mortgage interest rates. It’s all about the Fed. The Federal Open Market Committee (FOMC) meeting begins today with the Fed announcement coming at 12:30 Wednesday. This is one clue tomorrow is a big day… The Fed announcement normally happens at 2:00. However, tomorrow the announcement is at 12:30 with a scheduled Q&A session afterwards. The Week in Review: Home mortgage interest rates continued the uphill climb last week. Mostly positive economic news pushed rates higher by approximately .125% What to Expect: Expect volatility. It’s a big week with numerous economic reports, a congressional vote on Syria and treasury auctions taking place all week. There are too many variables this week to consider “seeing what the market will do”. Be wise and lock in transactions. On the plus side, the CoreLogic housing index showed a 12.4 percent increase in year-over-year home prices which is still approximately 17 percent below peak prices. The Week in Review: Home mortgage interest rates moved through most of the week at multiple year highs. However, rates came down just a bit on Friday. On the week, mortgage rates moved marginally lower. What to Expect: The direction of mortgage interest rates over the next few weeks will be determined by economic data. The minutes of July’s Fed meeting released last week reiterated that the decision to taper its Bond Purchase Program will be data dependent. Each economic report will cause traders to speculate on when the Fed begins tapering. With that said, we have a large number of economic reports being released this week. The Week in Review: It was a rough week for mortgage interest rates. Positive economic news continued to fuel the fire that the Fed would taper the bond purchase plan sooner than later. Rates climbed .25% to .375% on the week. What to Expect: Economic reports will not be a factor this week. Instead, the minutes from the Fed’s last FOMC meeting being released on Wednesday could be a market-mover. The market will be watching closely for clues as to the date the Fed will begin tapering. Also, the Jackson Hole Economic Summit happens at the end of the week.
