Forsyth Park is the heart of Downtown Savannah life, providing leisure and rest to citizens and tourists.  This 30 acre green space crosses the border of the Historic and Victorian Districts, with Gaston Street to the north and Park Avenue to the south.  Stunning Victorian mansions surround the park on all sides, and the gorgeous oak and palmetto trees that typify the town are in abundance around its mile perimeter.    Originally the park was only ten acres, an area donated by William Hodgson in the 1840’s.  It was expanded by twenty acres to its current size in 1851 and named for Georgia Governor John Forsyth.  The original ten acres is perfect for picnics, covered in shade by dozens of trees.  This area has plenty of space for walking with sidewalks symmetrically designed to lead to a...

Nestled to the southeast of Savannah’s Victorian District is the quaint residential neighborhood of Baldwin Park.  Within these few blocks you can see an architectural timeline of downtown Savannah.  From the Victorian homes and mansions that line its border on Victory Drive to the early 20th century bungalows that make up most of the neighborhood, every home has character and charm.  Originally this neighborhood was part of the Chatham Crescent development, an area known for its curvilinear streets, roundabouts, and parks.  With the creation of Victory Drive in 1919 Chatham Crescent was separated, and the north end became what is today known as Baldwin Park.     At the center of this neighborhood is its namesake, a circular park that is the ideal environment for walking, picnics, an...

Buying a short sale in Savannah GA, Potential vs Approved Short Sale: Do you know the difference? Many buyers looking for a great deal on a home in Savannah, Ga, often turn to short sales as an alternative to foreclosures. Depending on your needs and expectations, this can be a great idea. But if you don't know the difference between a potential vs approved short sale, it can be a truly frustrating experience. First, the definition of a short sale is a home that a seller is trying to sell for less than the current balance on his mortgage. There are two parts to the sale being successful, the seller being approved based upon his financial situation, and the price which is agreed upon, being approved by the lender. What is the difference between a potential vs approved short sale?: A pot...

GOODBYE GEORGIA ~ I HAD A GREAT TIME! I am now sitting at the Charleston, SC airport as I await my flight back home to Houston.  This was my first visit to this area and have to say that I enjoyed every minute.  I will be writing and posting some great pictures and stories that we experienced. The Rock-n-Roll Marathon was very well done!  The City of Savannah did an outstanding job accommodating the 23,000 runners and their guests!  This was the first race of this kind for the city so we were pleased with the great job of all of the officials as well as the southern hospitality shown by the citizens. The race began early Saturday morning right on Bay Street which is down by the water.  The weather had turned rather chilly the day before so I jumped into the middle of those thousands of ...

ROCK-N-ROLL MARATHON 2011 ~ SAVANNAH, GEORGIA   I am on the plane to Savannah, Georgia as I write this post.  I am heading there to run my fourth half –marathon this year.  Those of you who follow my blog know that this is a passion of mine.  I for whatever crazy reason have decided to make it my life-long goal to run a half marathon in every state in the U.S.   Let’s see, so far I have run most of my 13.1 mile races here in Texas but have now completed races in Las Vegas, Michigan, Louisiana and after this weekend – Georgia.  I have found the thrill of planning a great vacation around my running passion.  This allows me to see new places and gives me solid goals to keep me on track.   The Rock-n-Roll race in Savannah is the inaugural event this year.  The race sold out months ago and t...

Ardsley Park's neighbor to the north of Victory Drive, Baldwin Park is truly one of my favorite Savannah neighborhoods. From Victory Drive to 40th St  to the north and bounded to the east and west by Price Street and Waters Avenue, the Baldwin Park community has seen a lot of recent revitalization. Made up of larger homes to charming Arts & Crafts style bungalows amid mature trees and landscaping Baldwin Park is truly a charming neighborhood.   Many Baldwin Park homes have already undergone restoration and more still to be done, making this neighborhood a wonderful opportunity for investment. Baldwin Park has a strong community feeling and residents seem determined to bring it back to it's original splendor. Just about a 5 minute drive to Savannah's Historic District and Forsyth Park, ...

Designated a National Register Historic District in 1997, the Thomas Square Streetcar Historic District contains a collection of historic, intact residential, commercial, and community buildings associated with the Thomas Square Neighborhood. Developed in the late nineteenth century, Thomas Square is bounded by Anderson Lane on the north, East Broad Street, roughly Victory Drive on the south, and Montgomery Street on the west. The city electrified the streetcar in 1888 and extended the A and B Belt line south along Whitaker Street into this district, creating a streetcar suburb. The streetcar lines were removed in 1920 due to the increased use of the automobile.    In this district one finds significant examples of Queen Anne, Folk Victorian, Italianate, Neoclassical Revival, Colon...

The Habersham Woods neighborhood in the midtown area has long been one of Savannah's most popular and convenient high end communities. Located south of DeRenne Avenue along Habersham St. bordering popular Kensington Park, the location is central.  Both Candler Hospital and Memorial Medical University Hospitalsare conveniently located just minutes away.  I-16 is under 5 minutes away and since the Truman Pkwy is just down the street you can be on the southside or downtown historic Savannah in minutes. Most of these older brick homes were built in the 1960s and 1970s and feature a variety of architecture from single and two story traditional to 60s and 70s modern. The community is well manicured and most homes are quite large and sit on generous sized lots with mature trees. You'll fin...

Located on Savannah's southside off Montgomery Crossroads and White Bluff Road, the Paradise Parkneighborhood is community of mostly brick older homes built in the 1950 to 1960s.  Home prices are afforable, averaging around 75,000 to 150,000 depending on size and condition.  Many homes could use some modern upgrades yet quite a few have already been updated.  Some homes are along the marsh and have a beautiful view.   Garages are at a premium in Paradise Park but there is off street and driveway parking and quite a few homes have carports. The location is convenient to the southside Savannah shopping malls, restaurants and businesses and a short drive to Hunter AAF.  Occassionally you can get some amazing deals in Paradise Park on foreclosures and if the homes are in need of updating...

If you are serious about selling your house...follow the instructions!!! In today's market ALL elements should be considered when putting your house up for sale. Be certain to hire a good Realtor. One that is not afraid to tell you what it will take to have a successful sale. The location, style and size are a few elements you cannot change too easily. However, below are some components of a successful sale that MUST be addressed in today's market to compete with the increased inventory without having to "give the house away." Price: Have your Realtor do an evaluation and price your house properly. Be certain he or she is  familiar with home sales in your community. If you are not sure, get an appraisal. How much you want or need for your house has nothing to do with what your house is ...
