This happend in the very early hours this morning in the subdision just next to ours.  A drunk driver hit a house so hard that her truck plowed throught the garage and into a bedroom, killing a teenage boy who was sleeping. Here is a link to the full story This young man was a classmate and friend of my youngest daughter. She is quite devastated. There is a lot to be siad about this whole thing. Why was she so stupid to be driving drunk,  what establishment was serving her...... But all I can think of is to offer prayers of support for everybody involved.

OK. Before I even get started let me say that I just don't like to be told what to do. That's my independant personality. So it should be no suprise that sometimes recieving a "fix this" letter from my HOA, sort of sets me off. So maybe its just me. Anyway I got a letter about 30 days ago informing me that my house nees to be painted. Actually, it did need to be painted. So yeah I was a little cranky about about it, but not much I could say. It's hard to tell from this pic but the paint was really beginning to fade and the green shutters were looking really faded and old. Ok, so I painted the house. I have blogged about recent sales activity for both Cobb County and for Echo Mill subdivisionin the past. Today I wanted to do something a little different. I went back over the last 36 months and broke that down in to 12 months periods to get a historical look at the price history for Echo Mill. This information is from sales data compiled from FMLS and is believed to be accurate but its guaranteed.   March1, 2006 -Feb 28,2006  35 Homes sold for an average price of  $291,470 March 1, 2006 - Feb28,2007 37 homes sold for an average price of  $288,513 March 1,2007 - Feb 29,2008 23 homes sold for an average price of  $309,971   I think the drop in price reflected in the middle figure was a result of the conflict regarding the high school redistricting.  During that period there were a very...

For Comparison I also looked at the same time periods for the surrounding neighborhoods of Legend Hollow, Peach Plantation, and Country Cove. Everybody who live in this area knows that Country Walk is the heart of Powder Springs. We have a great neighborhood with fantastic amenities. Residents in Country Walk are also aware that my wife and I have taken over the duties of the social committee.We feel that an active socail life is the most valuable amenity a neighborhood can offer. Weds night I sat out in the front yard of our Powder Springs, Georgia with my kids and we were treated to a fantastic show in the night sky.It started off a little cloudy and weren't sure how much of the show we would be able to see.Fortunately the skies cleared about 15 minutes before the eclipse was at its peek.As an added bonus - look at that white dot at about 7 o'clock from the moon. Below is the entire market report from the last three months for Worthington Oaks subdivision in Powder Springs, Georgia.The trend in worthington Oaks seems to be following along the trends of the entire metro Atlanta area.  There were a large number of expired and withdrawn listings in the time period. In my opinion this may be a good thing in the long run. There are only 8 homes actively for sale at this time.  For a neighborhood the size of Worthington Oaks this is a very reasonable number of homes for sale without being oversupplied.  Hopefully this will lead to a good Springtime selling season for these homes. I received a call from a prospect for a home in Forest Park, Georgia.  My client had never seen the home first-hand as he lives in California.  I made a promise to him that I'd be completely honest with him and share my first impressions of the home.Keeping to my word, I told him that the outside of the home which is painted beige with brown shutters, was the perfect color.  The others homes surrounding this one were all brick.  Clearly this home was standing out.Now for the inside - well.... it's yellow.  I took "before" pictures to send to him.  Here's what I sent:Unfortunately, this home had just been painted and this color was used throughout the entire house.  So re-painting wasn't going to be an option.Rather than fight the yellow, I created a plan to use a Tuscany look that would...
