I have been telling my clients for a long time that there are 3 basic things that every listing should have. It needs to have multiple photos Its needs to have a virtual tour It needs to be in BOTH of the metro Atlanta MLS services (with correct information on the listings) So when I saw Lane Bailey's post - Survey of New Listings I had to check the details for my own area. Lane surveyed new listings for Lilburn Ga that were just listed in the last 30 days. Lane found that of homes listed in the last 30 days, only 14.7% HAD a virtual tour and 26.8% only had 0-1 picture.  He also broke it down further as to how many pictures each listing did have, but I am just going to stick to how many have a tour and how many have 0-1 picture. The Country Walk welcome committee has been working on ordering some coffee mugs as welcome gifts for our new residents.  OK, really Lauren MacDonald has been doing the work  :-) . Anyway, when she submitted the artwork from our current logo it was just too old.  Nobody has the original artwork and the only logo available was lifted off the neighborhood website.  That one looks like it was scanned and pasted many times.  It was fuzzy and the resolution was quite low.  The manufacturer for the mugs said it just wasn't clear enough to use. So I put out out an email to our neighbors and one came through in a big way!  Steve Shallenberger from Designs On the Side completely cleaned up and revamped the old logo. Santa brought me a GPS unit for Christmas!  It's hard to believe that I haven't had one until now but I am for the most part finding it quite useful. There are some moments though when I will argue with it!  Here is a summary of my first argument with my GPS.   Point "A" is the intersection of Old Lost Mountain Rd and Richard Sailors Parkway.  Point "B" is the intersection of Brownsville Rd and C.H. James Parkway. The GPS unit told me to take Old Lost Mountain Road into downtown Powder Springs then turn left and then make a quick right on to Brownsville Rd.  Looking at the map this is clearly the shortest in terms of distance.   Here's the problems with that route: The traffic light crossing Richard Sailors on Old Lost Mountain.  It is much quicker to make the right on red. This years Country Walk Christmas Social is going to be bigger than ever! Monday Dec. 15 is the date for the Country Walk Holiday Social. How about a Dog Park in Powder Springs, Ga? I  have  heard several people around around Powder Springs mention that they would like us to have a dog park here in the area. This would be a great place to spend some quality outdorr time with our pets. Mayor Vaughn has mentioned that it is being discussed but the location and funding are questionable.  One possibility might be the  at the linear park that the city has proposed along the Silver Comet Trail. If you live someplace that has a dog park please tell me about it.  How big is it? How was it funded? The social committee Country Walk Subdivison in Powder Springs will be organizing our 2nd annual "Trick or Treat For Canned Goods" this Halloween.  We are working with the Cub Scouts from Pack 760 to help pick up the cans which will be donated to MUST Ministries food pantry. I have collected the sales data for Country Walk Subdivision in Powder Springs Georgia for the 12 months period ending with July 31 for each of the last 3 years. Both the average sales price and the sales volume have decreased fairly significantly.  While nobody likes to see declining home prices, these numbers are not really out of line with the surrounding market area. Today was the 5th Saturday cruise night here in Powder Springs. They keep getting more and more cars for this event and this time they even closed Marietta street to accomodate all the cars! This event is sponsored by the Powder Srpings "Pushrods" car club. Founded in 1967 the "Pushrods" are the oldest chartered car club in the state. I know this whole blogging thing doesn't always need to be about real estate, so every once in a while I like to share something a little different about myself to let readers get to know me just a little better. As I mentioned in a previous post I think that there is a decent chance that Elvis is alive. I don't get to spend enough time on one of my favorite hobbies and that is Homebrewing my own beer.  I really like great imported or micrbrew beer and I love to create the same great and unique flavors at home.  Homebrewing is not to difficult.  Basically, if you can boil water you could probably make beer.  However it can be time consuming.  The fermenting containers must be sterilized before the "wort" is fermented.
