Today May 1, 2010 the neighbors of Peachtree Forest held their first annual garage sale.  Many neighbors participated and the streets were filled with cars and people walking home to home to get some great buys. Signs were standing at each entrance to direct traffic from Spalding and Jay Bird.  Folks came looking for bargains where the yellow balloons we waving in the wind.  What a wonderful way to start off spring by clearing out some unneeded items, turn them in money and provide a good buy for the savvy deal hunting buyers.  This year's neighborhood wide garage sale was a big success.  I can't wait until next year for the second annual garage sale. Next year I will start planning and pricing my excess stuff over the winter to be better prepared.  Thanks you Peachtree Forest Homeowner...

Hi, Y'All (or in the plural it's "All Y'All) That's what I'm talking about, what a way to roll!  While many folks in the Northeast may cram into subways to do their "Black Friday" Christmas shopping, and San Franciscans may squeeze into street cars, we in Atlanta have a better way.  We take our buggies out.  It's a lot more fun and holiday like.  This fun shot was taken at one of the pedestrian friendly malls called The Forum in Peachtree Corners.  There's another larger mall on this same style called The Avenues in Cumming, Georgia.  This past weekend as we enjoyed the beautiful holiday decor at The Forum, this wonderful horse drawn buggy took families and sweethearts alike along the cobblestone byways of the mall, passing all the shops ranging from Barnes & Noble at one end down to Te...

I wanted to take a moment and speak about this great community that I have come to here in Georgia. Peachtree Corners seems to have one of the greatest community spirits I have seen in some time and I witnessed this first hand at the unvieling of the new monument marking the entrance to the community. It was a great ceremony and all the local politicians and supporters turned out to show their love of Peachtree Corners. The next time you are driving up 141 and see the rather large stone monument take a moment to contemplate all the effort and dedication that went into getting it there for you to admire. Congratulations to Peachtree Corners for continuing to project the high caliber of life that you seem to present. The photo below was taken of me and one of my top agents and a huge supp...

Studies indicate that a home buyer's first impression occurs with in the first 3 seconds of entering the home.  That being the case, it is so important that the foyer is inviting.  Just a small hall table and light accessories were what this foyer needed in this Peachtree Corners home located in Atlanta.  This simple accessorizing brings attention to the attractive stair case and gleaming hardwood floors. Think of it this way . . . you have gone to all the trouble working out to make your home for sale sparkle.  You have run the extra mile to have great internet photos attracting buyers.  Now those buyers are your  audience for the "REAL" performance that can take you to the FINISH LINE!  Get it off to a great start!  ON YOUR MARK (stage your foyer), Get Ready, Set, Go . . . Sell! A lot of Atlanta home sellers have no idea of what their home is really worth.  Their agents have not advised them correctly.  How can you tell?  First of all they haven't sold...that tells you something.  Atlanta home sellers need to know that even in a soft real estate market it is not taking 3 years to sell a home.  Atalnta homes that are priced correctly to the market are selling.  Yes they are taking a little longer, but they are selling and not at a loss.  That is why it is called "A buyers market!" Atlanta home sellers need to know: A home is not not what you want for it.  Price is determined by actual home sales. What a home sold for last year does not have any bearig on current home prices. Yes home prices do drop.  Somesellers may have to take money to closing to sell their ho...

If you are thinking of selling your home, remember that the way you live in your home and the way you sell your home are very different. In this market it is very important to let go of any emotional ties you may have to your home and look at it like a buyer would. Your home has to be the shiny penny De-clutter your home. Put away all nick-knacks,extra furniture, and family pictures. You may have to pay for storage outside your home. Have the carpet professionally cleaned or replaced. Make sure your home is odor free. Paint, it makes a huge difference. Clean your home, no one likes a dirty house. Open all window coverings, and let the sunshine in. Manicure your yard, plant new flowers, and hose down prior to any showings. Clean out garage and organize it. Keep pets out during showings. ...
