A "FOR SALE" sign is NOT an invitation to trespass! Just imagine... for a moment... you get off early the week before Labor Day and head out to your lake property to enjoy a super long holiday weekend with your family.  On Thursday morning you turn the alarm clock and roll over and go back to sleep.  A noise wakes you and you open your eyes to find a face pressed up against your bedroom window peering inside at you. Of course there were screams on both sides of the window and guess who got the phone call?  No, it wasn't the police.  It was the listing Broker.  That's right, it was me that got the call from the angry client. Sometimes at the office someone will come to the door of my business where there is an open sign, an agent on duty sign, lots of cars in the parking lot and an unloc...

Lake Sinclair Drawdown 2010 planned for October 20th If you live or own property on Lake Sinclair, now is the time to plan.  Because if you "PLAN" do do any work on  your waterfront you much have a permit issued by Georgia Power to prevent work stoppage or delay.  The drawdown is a great time for new work, repair work or even some excavation or dredging, but you must first have a permit from Georgia Power. The Georgia Power Sinclair Land Management Office is located at: 125 Wallace Dam Road Eatonton, GA 31024 706-485-8704 (phone) 404-506-6449 (fax) 340 feet above sea level is standard full pool for Lake Sinclair.  The begin descent date is October 20,2010 and lake levels will be drawn to between 335 feet and 337 feet with the lower levels being seen in the A.M. hours. Of course this dra...

About a week or so ago I had a call from someone who purchased a home from us likely about 8 years ago.  That's a guess, because I didn't look it up.  When I heard his name I did remember that he purchased from Shirley on N. Steel Bridge.  He had a question.  Off the top of my head I didn't know who to call to fix a small section of his gutter he was having problems with, but I did know who to call to find out. So after a quick phone call I called him back and left him the information and phone number on his voice mail. Lots of times I get questions from not only past clients and current clients, but sometimes just random strangers.  Sometimes they've read something on my blog and want to inquire further and sometimes they haven't used Google at all, but just figure that real estate off...

Have you heard of "Uncle Remus?"  the "Tar Baby?" or "Brer Rabbit?"  If you haven't then you need to hit your local bookstore or Amazon because they are certainly some amazing stories.  I have a little history with ole' Brer Rabbit.  My very first second job was at the Uncle Remus Museum in Eatonton, GA.  It was the first job that I was paid with a check and taxes were withheld. I was just 12 years old. The lady I worked with was Mrs. Norma Wiliford.  She was the original curator of the museum.  She along with a group of ladies were responsible for getting the "cabin" which at one point actually was reduced to a pile of logs on the court house lawn to where it and has been since the early 60's.  Miss Norma is what I called her.  It was 1976 and I was 11 years old.  At first I just duste...

My parents retired in 1987 and 1993.  They were quite young at the time.  Mom first in 1987 and boy was I thankful, since it meant no day care for my daughter born in 1988.  When I would head off to work my Abigail was in the loving care of her Grandmama.  My dad retired from the GA Dept. of Transportation in 1993.  It was just a few months after a tornado had hit their home and there was still much yard work to be done at the time. Today my parents are on vacation, I went to their house this morning to check on things and cut the okra and pick the peppers and visit with the neighbor, who was on his porch seeing who was in their yard before I even stepped out of my car.  Lots of great neighbors in this area to watch your place while you are away. But there's so much for retirees to do i...

Selling Lake Sinclair properties and now I have a "fitting" mail box. I love Lake Sinclair. From back in the mid 60s I've been playing on Lake Sinclair.  I used to go to my Uncle Jack and Mama Cat's lake house with my parents each weekend.  There was a little island out in front of their property and I would jump off the dock with my big tire tube and swim out to the island, giggle a bit and then swim back.  I also sat on their dock and fished a lot too.  Hard to believe that I can remember it.  I think I must have only been three or so when Uncle Jack passed away.  But his wife Mama Cat was still living many years later when my own daughter was born.  In fact she actually remarried and although not related to us at all, we called her second husband Uncle Frank. I didn't really choose r...

Peep show here...  Oh okay, not really... but I did want to give you a very quick sneak preview of my new listing.  I promise tomorrow I'll be back with a "grand" post to match this "GRAND" Lake Sinclair home.  My seller brought me the key today and signed the listing agreement after my consultation last week.  I've seen a LOT of homes on Lake Sinclair in my 18 years in real estate, but this one is a masterpiece.  It literally feels like you are living "on the water"  Look at the view from the greatroom windows. And don't forget to come back soon for the full show!

Neighbors helping neighbors... happens a lot in my community. This post was inspired by Gary Woltol and a post he wrote earlier today. Do you know what distressed property owners need? In the fall of 1992 I was recently divorced with a very young daughter.  I'd changed jobs in July of that year and was just starting my career in Real Estate.  I'd moved back into my parents house with my baby girl into my old room and was saving money as best I could to move on with my life.  On Sunday, November 22, 1992 I attended a class meeting in preparation for my high school 10 year reunion.  I was at that meeting with friends when a storm rolled in around 4 p.m.  I left the meeting early to head home because I had my baby girl with me and the weather was REALLY bad. On the road home the black clou...

I'm always snapping photos.  When I took this one because I was fascinated by the "home" this spider built, my husband was amazed.  You see, I don't like spiders.  I scream and they must be removed.  Yes, I know spiders eat insects, but do they have to do it at my door?  I went out that evening to take my puppies "out" one last time before bed and came face to face with this spider and its web.  Poor thing, all that work and I immediately made my husband remove it.  Speaking of... we had a call this week.  My duty agent fielded the call and the caller was talking about building a Lake Sinclair spec home.  So I thought I'd throw my opinion out there and this is just my OPINION. I would venture to say that 40% of the Lake Sinclair foreclosed property were once spec homes.  I've seen build...

School is out for summer so kids might be playing, walking, bike riding and skate boarding or just hanging out in the road in neighborhoods around Lake Sinclair. I see children out playing on the quiet streets of my neighborhood daily as I walk my dogs every afternoon. Happens every summer.  And of course there is the occasional deer crossing that you must stop and wait to avoid an accident.  So if you are driving around looking for homes be careful and mindful of children, pets and wildlife that are always on the roads around Lake Sinclair. I also break for squirrels and possums occasionally in my neck of the woods, and for the past couple of years I've shared my neighborhood with roosters and chickens that play in the road.  Sometimes I just have to stop and wait for them to cross the...

It's not that I don't want to list your Lake Sinclair house, but ... Today I think I may have upset a potential buyer without that being my intent.  They called about me maybe listing their home.  Well it's NOT my job to list homes, it's my job to SELL homes.  And there are certain facts that I insist on sharing with potential sellers before I list their homes. First, there are 379 current listings on Lake Sinclair.  Since there are only 417 miles of shoreline that mean for every 1.1 mile of shoreline there is a real estate sign listing another house for sale.  And that's the data from the MLS that does not include any FSBO homes that are also on the market. 217 of these homes are listed for $300,000. or less.  These numbers also DO NOT include lots.  Only 60 Lake Sinclair homes have so...

Over 6 acres on Lake Sinclair on the market for only $189,900. (This property has been sold) This is one of those times Lane Realty has a listing that is a great price for someone with additional money after the purchase to fix/finish what needs to be done at this house. The driveway is a mess... do not drive your sedan or small car down the driveway if it has been raining, possibly if it hasn't been raining. The home was NEVER connected to a drinking water supply and we have bids and can supply with an approximate cost of connecting to county water. We had a contractor locate the septic tank, but we do know that the builder/contractor who previously owned this property did not have tank and drain field inspected by the county health department prior to covering it.  So it is possible ...

Freedom Fest at Lake Sinclair hosted by Crooked Creek Marina a huge success! The first annual Freedom Fest to Celebrate the 4th of July, our nations veterans and raise money for Juvinal Diabetes was a huge success.  The ground of Crooked Creek Marina and Bone Island Grill began to fill early in the day and people were parking in lounge chairs and on blankets in front of the bands and for a "I've got my spot" to watch a super firework show.  Folks lined the docks and the boats began to line up and anchor out in the lake. All day long children had loads of fun with the water slides and jump rooms.  Faces were painted and hair was bedazzeled.  Lots of vendors were on hand with roasted corn, funnel cakes, hot dogs, burgers, barbeque, & snow cones.  There were also a ton of crafts... artists...

For years my husband and I have attended the wonderful 4th of July fireworks at Crooked Creek Marina.  This year is going to be better than ever. FREEDOM FEST '10 All Donations should be made out to:  Camp Kudzu which is a 501(c)3 nonprofit (yes, tax decuctible) They are using volunteers to do a lot of activities on Sunday.  I'm working, but I got my daughter to volunteer and I will be heading out to see if I can help after work.  Looks like a lot of activities for the kids. More information can be found at LakeCountryFreedomFestival.   Crooked Creek Marina has been celebrating the 4th with spectacular fireworks performed by the famous Vitale family's company, Pyrotecnico, for the past few years and they will do it again this year.  This event has always been free to the public and paid...

There's just one place to be Sunday... Crooked Creek Marina and Bone Island Grill for the first annual Freedom Fest! There will be activities for the entire family begining at 11 a.m. and at dark the fireworks will begin.  It's always a fantastic fireworks show. And of course you can get a great meal Wedneday through Saturday night each week at the Bone Island Grill. From 441 you take Pea Ridge Road to Scuffleboro and then the 3rd left on Crooked Creek Road and right at the fork to Crooked Creek Drive. Volunteers will be on hand to assist with parking.  There will be live entertainment all afternoon as well. And while I'll be at Lane Realty until 5 to assist any customer who might stop by, after work I'll be over at Crooked Creek Marina to enjoy the fireworks.  You should be there too. ...

In the summer around central Georgia we often on hot afternoons have sudden Thundershowers.  Today was one of those days.  The temps dropped quickly from the mid 90s down tot he high 70s and now an hour later the sun is out and you can't even tell it rained earlier.  I thought I'd share a bit of the rain and Thunder from the back porch at my office as I took my usual afternoon coffee break this afternoon.  I did have to move my chair away from the screen just a bit and it got quite windy and the rain was blowing in just a little bit. So if you see the weather and see storms are lumming, usually you can still have a mostly nice day to see propety or play on the lake.
