     History of Dunwoody North   The Dunwoody North Subdivision was developed in 1963 / 1964 by Tom Cousins -- an area still considered "far out" to most of Atlanta's residents at that time. However, Mr. Cousins' first venture in residential development proved to be a huge success. The first homes were built on North Peachtree, East Kings Point Circle, Kingsfield Ct, Brookhurst, Huntington Circle, and Vintage Lane. At the initial development stage, East Kings Point Circle and Brookhurst ended at their intersection, and the southern segment of Huntington Circle extended to Stonington Road, which ended at that point.   Legal Tip:  Filing a Real Property Tax Return  for GA in 2010  Many properties have dropped in value since last year, but this does not mean that the property taxes will automatically go down. All real property owners must file a Real Property Tax Return early in 2010 to lower their assessment from 2009 and to have the right to appeal their 2010 assessment.   This tax return is not the same as an appeal, and the value submitted by the owner does not set the final assessed value.     However, the tax assessor will review the owner's value and decide whether to accept it or dispute it.   The property owner will then have the right to appeal an official assessment that exceeds the owner's proposed value.   This is a separate process. Market Comment - Week of January 25th, 2010 Mortgage bond prices rose last week pushing mortgage interest rates lower. The bond market rallied following crumbling stocks as the DOW fell 213 points Thursday. Weekly jobless claims came in higher than expected causing unemployment fears to cast a shadow over the state of the economy. In a consumer based economy it is difficult for people to spend money without a job. The producer price index was mixed as the headline figure was higher than expected but the core was lower than expected. For the week interest rates fell by about 1/4 of a discount point.The Fed meeting Wednesday will be the most important event this week. We have experienced positive trends again in the Atlanta market. Inflation is beginning to raise it's ugly head. So if you are thinking of buying, moving up or investing in real estate, or have clients thinking, don't think do!!!!  The positive trends that were experienced in October continued in a big way for November. The year-to-year percentage change for all single family closings was another double digit consecutive percentage increase. It was also the greatest year-to-year percentage increase on record.  Our housing industry had been down for 13 consecutive quarters, but it is a very good bet that 4th quarter 2009 will have a year-to-tear increase for all single family closings. It really amazes me how different parts of Atlanta have fared in the last few years.  In the middle of 2007 the real estate market in Atlanta finally began to take a hit.  In some areas the bottom seemed to drop out.  Other areas have held up reasonably well in comparison. ATL home prices off 8.1 percent   According to the Standard & Poors/Case-Shiller Home Price Index, the price of a home in Atlanta declined 0.2 percent in October from the previous month following rebounds in price over the summer months.
