Today in the North Georgia Mountains it is chilly and a bit windy. The air is crisp and clean. Even though the leaves are off the trees it is still wonderful to look out at nature. The point here is if you are looking for a mountain retreat or a place to live full time consider the North Georgia Mountains. Why? 1 We have great gated communities like Big Canoe and Bent Tree.  These communities offer a full experience of nature and amenities. 2 We have rural land if you decide to go green acres 3 We have great schools and medical facilities. 4  Being on the Southern end of the Mountains we have milder winters than they do further North. We still have cool summers. I ran my A/C for about 9 days this summer. Most of all, all this can be had at really affordable prices. Farm land can start a...

North Georgia has a growing Wine industry. Yesterday we went to 3 Sisters Vineyards. This is near Dalonega  and just a stones throw from Big Canoe and Jasper. When you see these photos remember you are in the North Georgia Mountains not Northern California It is late summer in North Georgia. This year we have had great weather and rain. So everything is green still.   Can you see yourself standing here in the clear air.  It was so quiet and beautiful. This is one of the many wineries that have started in our mountains. And of course the beautiful grapes. I have to confess after I took this picture I snitched a grape. BUT I did buy a bottle at the Vineyard. North Georgia is a beautiful place to visit and live. This is just one place in our great mountains. remember your Latin? "In Vino V...

About a week ago I posted photos of the all marble Tate house. There are many scenes in the mountains: Grizzles country store and many like it are fixtures in our mountains. usually they open about now and carry fresh produce and ice tea. So you may be  headed to Amicoloa Falls , about 2 miles west of Grizzles, and one of the the longest falls East of the Mississippi. You could be headed east to Dahlonega about 10 miles from Grizzles, the site of the first Gold rush in the US in the 1820's. You could be hauling a horse trailer to ride in Blue Ridge park about 2 miles North orf Grizzles.  In any event whether it is grizzles or another store like it. Stop get an ice tea, get directions and a country smile. Family stores like this are part of the mountain heritage and make the mountains a ...

Exciting News - Sales are finally up in North Georgia.  Having experienced five straight months of declining market, we are happy to report that real estate sales are up in our market area.  And up significantly.  Dahlonega, Georgia and the surrounding counties - Lumpkin, Dawson, Hall, and Forsyth - saw serious declines from September through January, but February brought great news and a significant increase in sales, pendings, listings and closings!! Right now is a great time to buy in North Georgia.  With the lowest interest rates ever, buyer incentives, and low, low prices -- anyone who is thinking about buying should call their nearest REALTOR immediately -- preferably give me a call.  I'd be delighted to help you save time and money as we find the perfect home for you and your fam...

Over the last couple of weeks I have picked up a couple of Great listings. I have between 30 and 40 now all posted to my website http://www.AlanGrizzle.com. I have sold Dahlonega Real Estate for the past ten years. Two years ago I would have had at between 6 and 8 closings per month if I had 30+ listings. What a difference the last year has made. I closed on two lots and a house in January. Everything sold at a bargain price.  I got a small foreclosure under contract last week and expecting one of my buyers to make a offer this week. I have some land sellers who will owner finance with a low down payment and some homes that will lease purchase.  We are getting creative to try and move some listings. Let me know if you have any Dahlonega buyers. I would be happy to work a deal with you.

With the market a little slow we seem to have some extra time. Why not make the best of it. We can work on our web site, take some CE. I just signed up for a 12 hour class at the MLS Center. This is a great time to teach our children about financing. We need to teach them to set a budget that does not spend every dime they have each month. Teach them that they do need to have money saved for a rainy day.  I suggest at least six months worth of expenses. One year would be better. So many people have lived pay check to pay check for years. That is no way to live. Life happens, the car breaks down, it needs new tires, and the washing machine breaks and so on. Some one will get sick or hurt and need to go to the doctor. They need to plan for that.  It takes work and sacrifice to save. We ma...

Here is an encouraging word in the midst of our current economy and continual bad news cycle.: 1 Praise the LORD. [b]        Blessed is the man who fears the LORD,        who finds great delight in his commands.     2 His children will be mighty in the land;        the generation of the upright will be blessed.     3 Wealth and riches are in his house,        and his righteousness endures forever.     4 Even in darkness light dawns for the upright,        for the gracious and compassionate and righteous man. [c]     5 Good will come to him who is generous and lends freely,        who conducts his affairs with justice.     6 Surely he will never be shaken;        a righteous man will be remembered forever.     7 He will have no fear of bad news;        his heart is steadfast, trusting...

I just completed my third Boot Camp with EXIT Realty's Alex Szinegh.  I have known Alex since I met him at a RE/MAX convention back in 1997 out in Las Vegas.  I was a rookie and he was a featured speaker.  Alex is now the Vice President in charge of training for EXIT Realty Corp., International. Alex held a fabulous Boot Camp focussed on phone prospecting here in the Atlanta, Georgia area.  We had 85 agents and brokers in the room for three days.  We spent three hours calling each day and ended the Camp with 187 listing appointments and several hundred leads.  I made 7 listing appointments and 3 appointments to meet with agent prospects.  Alex is always inspiring and certainly hit a home run with this Boot Camp.  I keep hearing "that just doesn't work in my community," to which I can on...

Wishing you and the World a Very Merry Christmas and celebration of the Birth of Christ.  Our team in Dahlonega Georgia is trusting the Good Lord for a wonderful year in 2009.  We wish to remind everyone that though the market and economy are seeming dark . . . It was at night that the Light shone for the Wise Men It was in the darkest night that the Angels proclaimed the birth of the Savior of humankind It was in a damp stable that the Baby Jesus was born. It seems that things often must seem bleak and dark for us to see and recognize the truth that God loves us with an amazing love . . . and that we can trust Him and Him alone for all things good. Merry Christmas. - Jeff Knight

The Dahlonega Christmas Parade  was a wonderful community event that brought out folks from all around the county and beyond.  One of our favorite annual events in Dahlonega is seeing and catching up with several groups of folk who come up from Roswell and the Alpharetta areas just for the parade and the lighting of the Christmas tree.  This year, my children all had favorite floats in the parade - Winston loved the Fire Truck (as he does every year) - especially when it blew its horn. William (age 3) loved what he called the "monster truck" - and though it wasn't a true monster truck, it certainly appeared as such while sitting just a few feet away from the massive black pickup. Victoria loved the Lumpkin County band and seeing one of her friends in the Methodist Church's float. All th...

We are excited - Sales are UP UP UP in North Georgia.  After a brief intermission, our phones are beginning to ring again!  We have buyers looking for homes in all price ranges.  That coupled with some of the lowest interest rates in history is making our "spirits bright" in this Holiday Season. September sales for Lumpkin and Dawson Counties were down around 50% from 2007.  October sales were reduced further by the overall economic situation and stock market crash.  However, November sales were back at September levels and December looks like it will be in line with 2007 . . . or close! We are anticipating a growing interest again in LAND sales and NEW HOMES this Spring . . . but buyers should take note that there will be a shortage of NEW HOMES available.  So if you are looking for so...

Here are some great photos of our Dahlonega  Georgia Day Trip of the town of Dahlonega.  The scenery and colors were just overwhelming yesterday!  The air was warm, dry, the colors were very vibrant.  Many other folks must have had thesame thing in mind to enjoy the beauty of fall in the North Georgia Mountains!  Dahlonaga is about 75 North of the city of Atlanta Georgia.    The Blue Ridge mountains start to really rise there as you move north into Appalachia,  The town  of Dahlonega itself is small, but so beautiful!  The saying "There's gold in them that hills" was about Dahlonega Georgia.
