First MLS is only showing 9 closed sales for October in Lumpkin County. Four of them were foreclosures and 2 were short sales. In other words two thirds of the closings were distressed sells. We have 215 homes listed for sell and an additional 47 under contract in the county.   The highest sales price, $550,000 was in Achasta and the lowest was a double wide on Gordon Seabolt Road for $53,000.   The townhouse / condo section has 19 active listings and three more that were under contract. There were 2 closed sales in October, a townhouse in Achasta for $402,000 and one in River Knoll for $167,500.   We still have 236 lots on the market. First MLS is reporting 21 single family homes that sold in July. Fourteen of them were foreclosures. We have 213 homes listed for sale as of 8/6/12 and 51 more that are under contract. The highest sales price was $385,000 at 228 River Drive. The lowest sale price was $30,000 it was a foreclosed double wide on Sain Drive. There were two foreclosures in MONTALUCE listed for $220,000 each. The sales price is listed as $420,000 for each. They sold by the same agent on the same day. I suspect that they sold as a package deal. There are 25 townhouses or condos' on the market. The highest sales price was $300,000 at 647 Crooked Creek Dr. The lowest sale price was $20,900 it was a double at 161 Nottingham Ln. There are 28 townhouses or cods' on the market and one more under contract. There were no townhouse or condo closed sales April. There 267 lots on the market and only 2 closed sales in April. The Bear on the Square Festival in Dahlonga Georgia is a great kick off to the Spring / Summer season in our North Georgia Mountains. First MLS is reporting 18 single family homes that sold in March. Ten of the eighteen were foreclosures. We have 222 homes listed for sale and 44 more that are under contract. The highest sales price was $328,000 at 80 Robinson Rd. The lowest sale price was $35,200, it was a 1 bedroom 1 bath home on Dolly Ln. The most interesting closing was a foreclosure on Fortner Road. It was listed for $22,000 and it sold for $36,500. There are 28 townhouses or cods' on the market. One sold in March. It was at 56 Cane Creek Commons and it sold for $71,000. There are no bending contracts on townhouse at this time. There were no developed lot sales for March listed in the system. There 258 lots on the market and only 2 pending sales. Thinks may be starting to turn around at last. Three of my listings sold in January. Two of them were in Dahlonega and the other in Dawsonville. None of them were foreclosures however the one in Dawson was a short sale. I have two closings set for February, those two are not my listings They are foreclosures that I have found the buyer for. The number of homes on the market has dropped. We were averaging a little over 330 homes for sale in the county. We now only have a little over 200 active listings. I have several buyers actively looking for a home that I can't find what they are looking for. January 2012 Sales.     As of today Feb. 8 we have 204 Single family homes listed in First MLS for sale in Lumpkin County. We show an additional 43 homes under contract.   First MLS list 13 homes that closed in the county during January. Of the 13 homes that closed 7 were foreclosures. The highest sales price was $320,000 at 518 Ranch Mountain Drive. The lowest sales price was $12,750 at 293 Candlewood Drive, it sold for the land value only. The house was mostly torn down and could not be saved. There was a double wide on Shady Ln. That sold for $14,000.   We show 28 townhouses or condo's on the market and one contract pending contract. As of January 6 2012 we have 211 single family homes listed for sale in First MLS. That is 10 less than last month. We show 26 more that are under contract.   According to First MLS 13 homes sold in December. Seven or just over 1/2 of them were foreclosures. The highest sales price was $269,300, a home at 616 Deans Drive in Parks Ridge subdivision. The lowest was $32,500 a foreclosed mobile home at 312 Emeley Drive. It is interesting to note that the home on Emeley Drive was listed at $25,000 and sold for $7,500 above asking price.   There are 26 townhouses and or condo's on the market. Foreclosures are still setting the market prices .       If you have the ability to invest in Real Estate now is the time. You can buy something for much less than you could build it for.       I expect the rental market to be strong for the next several years. Everyone that has lost a home to foreclosure still needs a place to live. It will take them several years to rebuild their credit to the point they can buy another home. Many of them will be excellent tenants.They are good people who through no fault of their own lost a job and had to take something making much less than they were making.
