I spent 8 hours yesterday showing homes for sale in Cumming Ga.  The inventory has grown, but with the number of homes for sale, I had a hard time finding a home that was in excellent showing condition and priced right.  In the 350-400K price range there are a lot of vacant homes for sale - when a home is vacant is makes the home feel very cold and abandoned.  Some of the homes I showed were in the Fieldstone Enclave and have been on the markets for 2-3 months with no price decreases.  My buyer will probablly end up buying a new home in Cumming - here is my advice for Selling a home:1.  How motivated is the Seller? - if the Seller needs to sell the home  then price the home to sell.  Where does your agent think you should price your home?  If the homes sits on the market at the same pri...

This week we received two offers on a home for sale in Alpharetta.  Brookwood lakes is a great swim tennis community in Forsyth County Georgia.  This particular home has a finished basement, with 5 Bedrooms, 3.5 baths is a great school district. I would like to have held an open house on this home but we will take the offers.  I get a little upset when people say the market is very slow now - that is the reason a home is not selling.  Homes sell in almost any market.   As an agent, I feel people pay us very well to be honest with them.  I let Sellers know that the market does not stop a home from selling, a home does not sell because of 1 of 3 reasons, price, location or condition.  If the Seller feels the condition of the home is as good as it can be, then price is the only issue becau...

If you are in the market to buy a home, you are bound to find some great deals!  I represented a buyer a few months ago.  We negotiated a contract on a home that was originally listed at $214,900 and closed on it for $175,000.  That's nearly 20% off of list!!!  On top of that, the seller paid a commission.  On a separate transaction, list price was $400,000, after negotiations my buyer walks away purchasing the house at $370,000 (approx 7.5% off of list less a commission).  Not every transaction is like that, but we are seeing more and more every day.  With Lake Lanier drying up, lake properties are losing value.  Homes on the lake are dropping by thousands,....in some cases, by over $100,000.  Bottom line, if you are a buyer, it's a great time to buy!  Lake levels should ultimately be ...

See the buoy in the picture below, that shows where the water level usually is.  Lake Lanier is about 12- 13 feet below full pool.  From someone that grew up in Atlanta and has been here since 1973 (except for college), it is a little scary to think of Lake Lanier running out of water.  However, from an investment standpoint I can not think of a better time to buy a Lake Home.  Some homes that usually have the lake in their backyard a mud hole.  Assuming the lake does come back; it seems like a great time to buy a Lake Home.   I have heard it said a few times this week - today's real estate deals are tomorrow's wealth.  I have a rental property and once I rent that out I will start looking for an investment property on the lake.  Our Campout on the lake went great - it was very dry so w...

I am the scoutmaster at my church and this weekend we camped on Lake Lanier at Shady Grove - right on the lake.  The lake is the lowest I have ever seen it.  I remember 6-7 years ago it was low, but now this low.  It is about 12-13 feet below full pool (which is 1071 ft above sea level).  The impact on homes for sale around the lake can not be under estimated.  There is a saying out now that says the real estate deals of today produce wealth tomorrow.  I can not think of a better time to buy a home on the lake than than people are scared the lake may dry up. The state of GA has filed a lawsuit against the Army Corp of Engineers about the amount of water they are releasing - they have asked them to release less water.  The Corps response was amazing - they plan to release more water in t...
