The market has changed so much.  I have always been around foreclosures but in Columbus, Ga. we are seeing the non typical foreclosure.  I can remember that most Foreclosures in Columbus, Ga were under 100,000 at least most of them.  Now it is not uncommon for foreclosures to be in the 600,000 range.  I have to say that as you are with the investor or the buyer looking for good deal it can be exciting to see the amount of home they can get with their dollar, but the other hand is walking through that home no matter what the price range and wondering what has happened to the family.  I am a Real estate agent but I am also a child ( A very OLD child) of parents who lost their home they lived in for 20 plus years.  We celebrated in that home birthdays, Thanksgiving and Christmas holidays i...

Finding the right realtor in Columbus, GA, Phenix City, AL and the Fort Benning Area can be a challenging task. However, when choosing, use these tips to help you find the right realtor for you, whether you are selling your home in Columbus, GA, buying a new home in Phenix City, AL or relocating to the Fort Benning area. 1.Choosing a realtor to help you buy or sell your home, instead of just a real estate agent, is a smart choice. Realtors are licensed by the state and must follow a strict code of ethics to keep their license. A realtor, like the ones at Rose Anne Erickson Realty, also have a broader range of listings, like the MLS and other member data bases, to help you find the right home for you and your lifestyle. 2. A good realtor will also have a wealth of knowledge about the hou...

Less Up Front From Buyers, Less Up Front From Sellers, More Per Month From Buyers -- Please voice your opposition to the Seller Concession Change!!!!  An overview of some of the changes for FHA coming this fall:  Higher monthly fees. The legislation allows the FHA to hike the monthly fee to as much as an annualized 1.5% of the loan balance, up from 0.55%, though initially it will go only to 0.9%.  The initial fee was upped earlier this year to 2.25% from 1.75%, though the FHA has said it will bring it down to 1% with the higher monthly fee.  Even with the decrease in the upfront fee, increasing the continuing fee is expected to generate $300 million per month, "which would replenish FHA's capital reserves much faster than is possible under the premium authority" now, according to the qu...

William Trueax at Columbus Motor Company  is not your typical USED CAR Salesman.  I have been looking for ways to cut costs in my real estate business as well as my personal life. One of my big expenses was my car.  So I went to talk to William Trueax at Columbus Motor Company.  I did my research.  I was told: DO NOT let the car salesman know you  have a trade. Negotiate the price of the car on the lot and then bring back the trade. Go on the last day of the month when they need to meet their quotas. I broke all the rules except one.  I did go on the second to the last day of the month.  I walked into the dealership and asked for William.  I told him EXACTLY what my goal was  "I wanted to trade in my car and lower my monthly payments by as much as humanly possible." To my surprise he di...

We have all done it.  Gone into Barnes and Noble or Books a Million and sat down and read a magazine or book.  Sometimes we have done it to kill some time before a movie.  Other times we had a specific magazine or book in mind.  But why buy the book when you can get your information FOR FREE? Like so many things, you don't think about it until it affects you personally. My husband owns a successful Guitar store here in the UPtown area of Columbus, GA called Gorilla Guitars . It has won several awards for their customer service and product sales.  They provide a wonderful atmosphere that people enjoy coming to, hanging out, and playing the instruments.  There staff is knowledgable because they are all musicians.  All the instructors in the lessons program have a degree.  The lessons prog...

I feel the tax credit was a big help to not only the buyers, but the Real Estate market as well.  I know they just extend the time for those who were under contact by the end of April, but I believe if they would continue to bring the Tax Credit to the "table", it would help keep the buyers interested in purchasing and continue to help sale houses..... what do you think?

The US Senate has amended a bill to give homebuyers who were under contract on a home purchase on or before April 30, 2010 an additional three months to close the transaction and claim the Federal Homebuyer Tax Credit.  Extending the deadline for closing from June 30 to Sept. 30 would allow lenders more time to clear a backlog of 180,000 homebuyers nationwide, said amendment sponsor Sen. Harry Reid, D-Nev.  No extension to  the deadline for qualifying for the credit (April 30th, 2010) was approved and Congress is not expeted to do so. The nations mortgage lender backlong is at record levels due to industry staff reductions over the last couple of years along with the record number of contracts to purchase and mortgage loan applicatiions placed into process due to the end of the tax cred...

Here is a video of a 3 bedroom 2 bath home for sale in Northeast Columbus, Ga near Ft. Benning   This is my first blog with inserts so forgive me if it is amateurish and crude.  Please click on the link below to see a video of a home for sale in Columbus, GA.  This home is in Jenkins Place subdivision, a quaint cul de sac with sidewalks which is rare in this town.  I have sold another home on this street to a MILITARY family stationed at Ft. Benning.  Great schools.       I encourage you to make comments about this blog.  I am learning about blogging and any instruction on how I can make them better is always appreciated.

So far today, rates have been relatively stable with the 10-year T-Bill currently around a 3.83% yield, the same approximate level it has been all week.  This is good news for home buyers.  Last week, the pasage of the Obama Healthcare Reform Plan did not provide such good news at we watched rates increase nearly 25 basis points as the market priced in the impact to the US Economy of the new costs associated with Obama's Reform Law.  At least we are not yet getting a double-whammy with a further increase in rates as the Fed ceases its buying of 1.25T in Mortgage Backed Securities.

There has been a number of events and announcements over the last several months that indicate that Affordable Homes for sale in Columbus, GA and surrounding area should spend less time on the market in 2010 and beyond. This area encompasses Columbus, Ft. Benning, Midland, Upatoi, and Ellerslie areas in Georgia and Phenix City, Smith Station, and Ft. Mitchell in Alabama just to name the major places in the area.   One event that will have a major effect on affordable homes for sale is the shift in the amount of military personal and contractors in the area. Fort Benning, one of the US Army's major installations, has always been an economic driving force in the area and it's about to get bigger. MUCH BIGGER. Through the Army's BRAC (Base Realignment and Closure) initiative The Armor Scho...
