Mrs. GarageGuy and I took a couple of youngsters to see Monsters vs. Aliens a couple of days ago... 3D and on an Imax screen.  Anything worth doing is worth overdoing. And the Imax screen at the Regal, Mall of Georgia is showing the movie in 3D. The boys, almost 5 and almost 6, had a lot of fun.  There were howls of laughter at some points of the movie... and a happy lack of fear during the parts that were expected to be scary.  But, as such movies should, this one has a few gems hidden for Moms and Dads.  To start with, there are lots of movie references that will be completely lost on the kids... like Close Encounters of the Third Kind, The Blob, E.T., Beverly Hills Cop, The Fly, Creature From the Black Lagoon, Attack of the Killer Tomatos and Attack of the 50 Foot Woman.  There are a...

The Duluth/Buford average home sales prices has broken down significantly over the past four months. The number of sales had been going down quite a bit also but year over year they have remained the same. Total days on market is trending up over the past four months.  The sales price to original list price ratio is slowly turning up also.  Maybe we are reaching a bottom here.  The next few months will tell us much. The numbers below are for single family detached homes in FMLS area 62. Links to stats for other areas are at the bottom of the page. Well, January 2009 is here now, and the good old bankers are allowing those who "age" qualify to use a reverse mortgage for home purchase.  A lot of people have been waiting for this program and now that it's here, they have suffered a rude awakening.  I have a 70 year old client, who is trying to purchase a home for $65,000.00.  The home appraises for $150,000.00, and since she is on a fixed income, we figured she could make this work.  UNFORTUNATELY, I guess I should not have assumed the the HECM for purchase would work the same was as a regular HECM.  The big surprise is the loan amount is based off of the sales price, and not the purchase price.  Due to her age, she would qualify for 60 percent LTV, and the seller is not allowed to pay any closing costs.  Just in case anyone else wa...

Last night Matt and I our neighbor friends went to downtown Buford and tried out 37 Main. This was a neat restaurant with a cool atmosphere and a tapis-style menu. We arrived around 7:30 though and were a little disappointed that we were practically the only people there. However, we decided to stay and try it out and were not disappointed. The food was good--especially the Lobster Ravioli and the Olive Hummis Dip--you could tell the hummus was freshly made and the kalamata olives on the side with the crisp, lightly fried pita chips were great.The drinks were also very good!
