The concert on the green at Big Canoe was another great success. This year there was a change as we heard the Dale Baroni swing and jazz band. This band was great and so was the weather. The turn out for this free event in Big Canoe was wonderful as well. As usual we brought food and had a good group. This years picture is Mike who had a really good time What makes the Concert on the Green so wonderful aside from the music and great friends is the setting. So while we are enjoying the music this is what we are looking at   This is the view while we are listening to the great music. The other day i posted with Pictures of my front and back yard. In the front yard I posted a picture of the "old Man" For those of you who missed it her it is ( and there is an update) So this is the old man in the yard. It is about 30 feet from the house. The outstretched arms come a little closer. Well yesterday the old man had a visitor.   So looking out the front door we had a visitor walking in the tree. My wife took this picture from inside the door. The flash went off the bear ran down the tree and everybody lived to tell the tale. But seeing this on a little above eye level walking on a branch about 10 -15 feet away from the porch will get you going in the morning better than a double Espresso. There are many Big Canoe sights for folks to see. I have posted Deer, Turkey, and many other photos. I have also posted photos from my back deck. But I have never posted a photo of the old man who lives in the front of our home. So here are Big Canoe sights from my little piece of the mountains. This is what things look like from my back deck at sun rise. It really does ease you into the day. This sight is seen daily by us and others who live in our area and by the old man who lives in our front yard This "old man" lives in our front yard. He has probably lived there for over 100 years. You can see his outstretched arms. He is looking to the East so I imagine he sees the sunrise too. We visit him when we sit on our front porch in the afternoon. Living in Big Canoe in the summer, in the mountains, can get kind of crowded  So you always have to be on the look out for pedestrians. You can tell they are not paying attention as they line up n the side of the road. They are looking around at the sights. And after all our North Georgia Mountains are really beautiful. But then as one whole family they seem to say ,"I'm walking here!" and strut leisurely across the road. These guys are crossing the dam on Lake Petit. They are one of many families you see in the summer. Now they may be crossing here but I am a transplanted New Yorker. When I honked my horn to get them to move I could not take another picture. The Big Canoe community is located in the North Georgia Mountains.  Why should you consider the North Georgia Mountains in the summer ? Consider the weather. Most folks like to run to the beaches in the heat. Today I was in a Northern Atlanta suburb. When I got into my car the outside temperature registered 92 degrees. I drove back to my mountain home. As I pulled into the driveway the temperature registered 81 or 11 degrees cooler !!!! This drop in temperature is due to elevation and the great green trees in our mountains. I am 2500 feet up. You can reach 3400 in Big Canoe and in the surrounding areas get up to 3500 before you have to go a bit further North. It is not all about nature however. you have to have some fun too !! Some of the residents enjoy a good time. And why not there is plenty to do at our terraces venue. But at the end of the day you might just want to be on a boat on pristine Lake Petit with good friends a glass of wine and a great sunset.   What are you waiting for ? Ready to enjoy Mountai living? Yes it is Spring in the mountains. I did a blog a little while ago showing some spring pictures. These 2 pictures are a real joy. The Geese are out on Lake Petit with their babies. it is really fun to watch them. But do not get too close as mommy and daddy are very protective Crossing the road on the Dam at Lake Petit is a real sight. The parents stand out in the road like crossing guards and all the little ones scurry across . Big Canoe in the spring or for that matter any season has wonderful sights. all are different and beautiful in their own unique way. This is just one of the many sights that folks in our North Georgia Mountains are treated with. Does your neighborhood have treats like this? It is Spring in Our North Georgia Mountains. Driving through Big Canoe is always a great experience in the Spring. You never know what is going to happen when you round a bend. These gentlemen were leisurely crossing the road. Now the interesting thing about them was they would all stop at the same time stick out their necks and gobble. They were in perfect sync. I had never seen that before. So I stopped and watched as they went away They walked across the road and up a hill and out of sight. But then I looked back to the left and .... The time is in seconds but if you have pictures , and I mean good pictures of your listing and a lot of them folks will linger longer. Today I had rather an interesting experience. I was showing a home in Big Canoe to some folks. This was their first time in Big Canoe. As we were in the house the wife said, " I have been in this home before ! I recognize this art work" Now I am thinking, they said they had never been in Big Canoe before what gives? The husband said you have been in this home virtually. The wife had seen it on line and the quality of the pictures were good enough for her to recognize the interior. This created a feeling of familiarity and ease. The trends for Big Canoe and the jasper area are as follows; Today's Market Trends for Big Canoe * Average Listing Price: $376,710 -0.06% Average Listing Price/Sq Ft: $129.00 0.05% Total Listings: 766 2.61% Total Listings Previous Months: August July   212 214   -0.01% -0.02%     The numbers reflect the whole Jasper area including Big Canoe. However for Big Canoe you can see listings are 212. That is a number lower than we have seen in over 1 year. What this means is the Big Canoe inventory as part of the whole Pickens county area is being reduced. Good news for buyers is that prices have been significantly reduced. Many Home owner today look for places to store their important papers. Many home Owners wear a Belt. What I mean by that is they go out and buy a safe and use it to store papers in. They look at the safes rating and decide that it is fire proof and in case of a fire their important papers will be saved.  But they need to where suspenders too! The suspenders in this case are making sue the safe is also WATER PROOF ! What do folks who fight fires use to put them out? That's right water. As a Volunteer here in the North Georgia Mountains I can tell you that some times the safe was saved but the contents looked like a big spit ball. So you have the belt, wear the suspenders too. 3 days a week I go to a 7 am class in the fitness center in Big Canoe. In the winter it is dark on the way there. But coming back at 8 am it gets pretty crossing the dam over lake Petit and watching the day start. The sun in ths pictue is just coming up over lake Petit. The lake is 95 acres and just clean and beautiful. When one turns around you can see the sun reflecting on the mountains. Now it is winter here but can you see any homes? They are there. Big Canoe does a great job through architectural control of making sure homes blend in with nature. In this photo there are actually some 4 and 5 bedroom large homes. You do not see them easily. The mountains are great . This is part 2 in a series of mountain living tips. This part applies to Gated communities like Big Canoe or Bent Tree as well as areas not in these types of communities. Bears Bears are beautiful things to see. But you really do not want them on your front porch. There is nothing to get you going in the morning like looking out a window and seeing a pair of fuzzy eyes looking back at you . Trust me. It is better than an espresso to get the juices going. The black bears in the mountains are usually not aggressive. But they are bears so...... 1 Never, never, never, get between a mama and her cubs.  Here are some of the great sights we saw in Big Canoe this year. The top photo was fun. I think if she had a camera the doe might have taken a picture of me for her Blog. The next picture down below was an exciting event. This guy was looking down at me as I was walking on the road. The camera was a little shaky but you can see why !!   This last Photo was taken of the Moubtain mist. In a way you can see that the mountains breath. Their breath rises from the trees and provides us with clean air. Think you want to get away from it all and not be in a restricted cheek to cheek Gated community? Last year in Big Canoe there were 92 homes sold. This year the number will probably be 75. There are currently 263 homes on the Market in Big Canoe.  The average sales price is 15 -25 percent less than 2 years ago. The good news is Big Canoe is financially strong and a great place to live. So if you have ever been to Big Canoe and went wow I wish I could live here now you can. Home prices for good 3 bed room 2 bath homes start in the 200's. However there are bargains from time to time in the high 100,000's Prices top out at 2.8 million. Now is the time to own a great piece of the North georgia mountains.
