I read an interesting article this morning entitled "Refuse to be Scared: Trick or Treat for Today's Entrepreneurs".In it: a good bit of advice not only for us agents but also for our clients, especially those in "tricky" markets. The author warns that "spooky tales of declining markets, terrorizing sellers, freaky FSBOs and the real estate version of Chicken Little's 'The sky is falling!'"  -- the rumors and whisperings that slither through our real estate offices (and the media, of course) -- can spook even the best agents. And she gives advice as to how we, as agents, can rise above the gossip and make the most of any market.A dedication to positive thinking is really the gist; however, following a few of her tips may just help to get us through some rough spots. And for our buyers, I ...

Below is Atlanta Mayor, Shirley Franklin's water bill for the past six months.  I think it is very noble and admirable that Mayor Franklin is doing her part to conserve water.  This is a great example of why she was elected to represent Atlanta and be given this leadership role...she is leading Atlantans by example during this water crisis.See her water usage below which was obtained from the City of Atlanta's website:  MonthccfsTotalApril10$99.31May11$110.45June20$210.71July9$88.17August9$92.53September8$84.60   * Note:  Usage in July and August was the same but the difference in cost is due to the rate increase that was reflected on the August bill.Compare this report with this video on the Governor's mansion:  http://www.wsbtv.com/video/13649196/index.htmlThe Governor sure is huffing...

Candler Park, which was once the city of Edgewood in the late 1800's, is a unique place nestled in one of the earliest neighborhoods of Atlanta.  Life in Candler Park is much different than what you might find five or so miles away.  It's a place where people still sit on their front porches and talk with neighbors.  It's a place where people still say hello to strangers without fear.  Candler Park brings out a feeling like you might find in the smallest of Southern towns yet your literally within a five minute drive from downtown Atlanta and some of Atlanta's best entertainment values are within walking distance.  While that might seem like the best part about living in such a unique place, residents believe the best part about living in Candler park is the sense of never knowing whats...

After the Civil War, social Atlantans began taking day trips to Vinings for all-day picnics and swimming in the Chattahoochee River.  Vinings was the perfect spot: nestled under trees beside a river.  The Pavilion where they danced and gathered is still standing and preserved by The Vinings Historic Society.Late in the 1960s, Felix Cochran began acquiring property in the Vinings area.  He dreamed of an authentic town center that honored its past, while embracing its future.  Vinings Jubilee, a beautiful and celebrated grouping of buildings that reflect Vinings' Victorian period, now stands as downtown Vinings and offers diverse shopping and dining options.  Only 12 miles north, inside the Perimeter, the quaint town of Vinings is close to everything in Atlanta, but is decidedly quieter a...

I had to share the below in it's entire context...this is a great article provided by the Atlanta Journal Constitution.  I LOVE the style of writing used in the editorial in the Valdosta Times.  It is funny because it is true.  Take the Governor's own mansion...it is anything but a good example of how to conserve water, watch this video:  http://www.wsbtv.com/video/13649196/index.html  I really ought not to cast the first stone, but the second or third is alright isn't it?  I still shower daily, run the dishwasher daily, wash clothes weekly, I even steam cleaned my house, washed my car (well...not me exactly) and gave my dogs baths this weekend...the list goes on.  I could probably stand to learn a little about water conservation, but then again...I'm greedy too.Monday, October 22, 2007...

Time and time again you hear stories of famous entertainers (athletes, musicians, and other celebrities) getting into altercations early in the morning.  The most recent news came when Kid Rock (rock musician...known more for his girlfriend (wife?), Pamela Anderson, than his music) was charged with simple battery following a Sunday morning fight at a Waffle House restaurant in Atlanta.  A Waffle House of all places...  It appears that if you want to meet these famous people you must hang out between the hours of 4-5am (for optimal exposure) at local...ummm...how to put this without offending anyone...I give up...local dumps.  Be prepared to talk a little "smack" and you'll be sure to make the news headlines, because unlike most...name calling appears to inflict great blows to these frag...

Just outside the Atlanta city limits lies one of Metro Atlanta's most forgotten treasures!  With it's lovely estate homes, award winning stables and one of Atlanta's greatest country clubs, its hard to imagine how a place with so much charm could have been forgotten.  Huntcliff is tucked within a five mile stretch of the Chattahoochee River in the northern part of Sandy Springs and is easily missed by daily commuters traveling along Roswell road everyday.  Along those five miles of the Chattahoochee River one can easily see Huntcliff's beauty because of the horse stables and riding facilities that are right along the river in the flood plains.  Also lying within the floodplain are 4 tennis courts, a club house, and a swimming pool.  Membership is $900 a year and a $1000 initiation fee. ...

I am a theatregoer, and like many of my breed, I find new theatre exciting, especially when it's as original and hilarious as "DATE" at Dad's Garage.Dad's Garage is a great, fun place to see live theatre and improv. In fact, it has been voted BEST THEATRE COMPANY AND IMPROV GROUP by "Creative Loafing, 5 years in a row!Saturday night, I had the pleasure of seeing a new show at Dad's Garage, in their Top Shelf theatre, called "DATE: The Communication of Love, OR Never Having to Say I Love You."If you have a spare evening, sometime between now and November 10th, I highly recommend you see this show. If you DON'T have a spare evening, see it anyway...it is definitely worth it!A World Premiere from Dad's Garage's very own Improv Director Tim Stoltenberg, this show is all about L-O-V-E and th...

The sales numbers are continue to be lower for the Atlanta housing market and the month of September shows the largest decline in home sales to date for year to year numbers from 2006. To recap, sales are down for the summer months as follows:June: Down 12%July: Down: 20%August: Down 18%September: Down 48%!That's correct. According to statistics from the main Atlanta MLS, the FMLS, closed transactions are down about 50% from last year for the month of September! Not all is lost though. The media likes to talk about the real estate market as good or bad and this is just not an accurate dscription and scares buyers (or sellers depending on the market) out of the market at what truly is the best opportunity to buy a home in Atlanta in years! So, if you are still out there and considering wh...

It's common to hear from agents who've left the business that they just burned out. The blame for this is most always from working with Buyers. Most us of can relate at one time or another with driving miles upon miles showing a multitude of homes without a confirmed deal. The enticement comes when we take any prospect buyer that comes along, hoping for a deal at the end. One way to avoid this type of burnout, besides focusing on listings, is by qualifying your customers. Probe into their motivation for this purchase and uncover their true buying schedule. Work on a list of tactful questions that help you to do this with success.
