The Atlanta Real Estate Market is the second-largest housing market in the nation, and housing prices have enjoyed steady appreciation without the skyrocketing increases that have pushed other large markets toward a bubble. Atlanta home buyers and commuters who have become tired of the long drives have sparked resurgence in downtown & mid-town developments close to transit when looking for Atlanta homes for sale; Included is the mixed-use development Atlantic Station, which has gained national attention as a true urban village with easy accessibility to jobs and cultural activities in downtown. Fortune predicts the Atlanta Real Estate Market will see about 4% growth in values for the next two years. In addition, Atlanta is home to several major corporations and the country's busiest air...

Thanksgiving is the perfect time of year to look back and reflect and to give thanks for all the benefits and blessings that have been bestowed upon us.  In real estate we have a definite advantage to be of service to many others that are not as fortunate as us.  For them the sale of a home may not be a choice this year.   They may have apprehension, and fear.  Home  sellers are pressed with great decisions, that will impact their lives and their family for years to come.  Unlike us, they do not look at a home as a deal, but rather a turning point in their lives.  Thye viewed their purchase as a place to fufill their dreams, and provide shealter to their families and loved ones.  We are in a great position to assist them with our expereince.  For those that have given up we offer some ...

You phone in and the system hooks you up.A lot of work for local nationwide calls, but could save you a lot if you had a friend in another country. Check it out.

If someone asked me, specifically, when would be a good time to buy a home in Atlanta, I could give them a specific answer. I would try to buy a home when:Supply is highInterest rates are lowNot in the peak buying seasonHmm, that sounds like right now to me and I'm not the only one to realize it. Sometimes you can look at the market and see some interesting trends. right now, some of those trends are that investors are buying in large numbers. Do you think that they might know something? I certainly do. Another trend we are seeing here is a high number of short sales and foreclosures. That makes for some good buying opportunities as well. What we are also seeing is what looks like the low point for sales comparing months to month from 2006. That means that we should see a swing back tow...

There are many Atlanta home buyers that buy a home in Atlanta without a buyer's agent or real estate agent that represents their interests.  The buyers make a fatal mistake of going directly to the builder and buy directly from them.  This is incrediby naive of them. And it is like having unprotected sex with a stranger! Not smart at all!  The listing agent can only represent their principle the seller!  The Atlanta home buyer's mistake?  They thought that by going directly to the builder they could shave off the commission because they purchased without a buyers agent.  That is mistake #1.  Another mistake is that the the builder developer will give the buyer if they close with their preferred lender: furniture up to 15K, closing costs up to $7500, a decorator allowance, a free exotic ...

Real estate market bringing you down? Well, in the immortal words of Bing Crosby and the Andrews Sisters... "Ac-cent-tchu-ate the Positive"You've got to accentuate the positive, Eliminate the negative, Latch on to the affirmative, Don't mess with Mr. In-between. You've got to spread joy up to the maximum, Bring gloom down to the minimum, Have faith, or pandemonium liable to walk upon the scene. To illustrate His last remark: Jonah in the whale, Noah in the arc, What did they do Just when everything looked so dark? Man, they said we'd better Accentuate the positive, Eliminate the negative, Latch on to the affirmative, Don't mess with Mr. In-between. Ten Cities Ready To Bounce BackBy Paul Kaihla, CNNMoney.comThe horror show of America's residential real estate market just keeps getting scarier, what with the sub-prime mortgage crisis threatening to slash demand for homes while the inventory of unsold properties continues to pile up. It's enough to send any prudent investor fleeing to the relative sanity of, say, the stock market. Don't. Instead, get ready for the bounce-back. The oldest rule of investing dictates that you buy low and sell high. Real-estate buyers aren't at the gate, however, because most local markets have yet to hit bottom. In fact, most cities won't do so for another year. But Business 2.0, working with Moody's Economy.com, has unearthed 10 major metropolitan areas that are bucking the national housing trend. By t...

Our Metro Atlanta MLS system compiles the data and is off by one month, but the numbers are striking.  Atlanta Real Estate is actually still producing appreciation and is only in a "slump" relative to it's own statistical data. September ended what may be the worst year-to-year quarterly (July-September) percentage change in single family units closed that will ever be reported. There were 4,017 homes for sale that closed for all single family in September. This is a 39.6% decline from September 2006. According to our MLS, "Last September was our first year-to-year percentage decline reported during our housing recession. Even after lags are reported the percentage decline will be 24-27%, easily our greatest percentage decline to be reported since the early 90's."Single family detached ...

If you're reading this, then the rest of the article will be very confusing or at the very least, ironic.  I recently read another article about a study done on e-mail subjects and their effectiveness.  If you haven't guessed by now, the study reveals that the words: Reminder, Help, and % off are the least effective words you can use to get your e-mail opened. A study conducted by Atlanta-based MailChimp looked at 200 million e-mails sent by the firm's clients, and found that wording is key to getting consumers to open their e-mail.The study's report noted that most consumers do not respond to the word "help," because the word is often used in Nigerian spam messages that consumers are used to receiving. In addition, e-mails with the term "percentage off" are not opened very often. Even i...

Many Atlanta homes could sell, but their Atlanta home sellers live in denial of price.  How long should it take to come to the realization that your home in Atlanta is just overpriced?  Will it take 3 months, 7 months or more than a year on the market before you wake up to the fact you were wrong about price?  What then?  Will you have missed the boat, and prices have now fallen further? More often than not, the Atlanta home owners are the last to acknowledge that their home is not worth what they think it is worth!  It doesn't matter that they took our a second mortgage or tapped into an equity line of credit!  I hoped they placed some of that money aside in an emergency fund!  It really doesn't even matter what you purchased the home when the market was much higher! The fact is that m...

Virginia Highlands is one of Atlanta's most well-known in-town neighborhoods. The neighborhood's name is derived from its location at the intersection of Virginia and Highland, although the neighborhood covers a substantial area around the intersection. The "Highlands", as the neighborhood is commonly called, is home to some of Atlanta's top shopping venues and a fantastic restaurant and bar scene. As Atlanta's in-town market continues to grow, the Virginia Highlands are growing in prominence and quickly becoming one of Atlanta's most desirable communities for families, working professionals and empty nester's.
