Here are the current statistics for Alpharetta homes for sale provided by the Alpharetta MLS, the FMLS:Currently, there are 1888 Alpharetta homes for sale and another 505 pending sale. Interestingly, in the last 30 days only 141 homes sold while there were an additional 636 new homes for sale. Another 231 homes either had their listings expire or were withdrawn. What you can gather from this is that there are currently more active buyers in the market than there were just a month earlier. Now that your home is on the market, your home should start to get some home showings.  Your agent will advise you of procedures. The normal rule is courtesy call the owner, leave a message, and then show with lockbox.  There are other protocalls if an agent shows up at your front door at dinner time, but your agent will go over all scenarios with you, and instruct you on what works and what doesn't. We have just began to market your home.  We are now in just the initial stages of marketing your home. YOu can now see that there is so much more to do than signing paperwork, putting a sign in the ground, and entering the home in the MLS. Once all the paperwork for your listing agreement has been entered into the Multiple Listing Service MLS it is now time to begin the marketing.  The first place to start is the most obvious. Your listing agent meets with you do choose the best listing price for your home after they have pulled up all the research available. Their research should take them into tax records, appraisal records (researching private sales, and square footage comparisons) actives, solds, expireds, withdrawn listings, solds, pending sale and under contract.  That research then has to be reconciled to the current condition your home is in, and subtract or add to your listing price.  Comparative pricing.  In other words does your home have an addition, a finished basement, or a 2 car garage?  Because the others homes do! Years ago in real estate designations in real estate made a big difference, not only to the consumer and clients, but to other agents.  It was a recognition of achievement, and accomplishment.  It was quite the thing to have a Graduate of Realtor Institute GRI or Certified Residential Specialists- CRS designation.  Then the Accredited Buyers Representative ABR became the hot item, and E-Pro.  The promotion and education of these designation however seems to have fallen on hard times.  Some company real estate websites do not even allow specialized searches to find a CRS, GRI, ABR...etc.  http://www.realtor.com does. All too often home sellers make a fatal mistake when selling a home.  They view all agents the same, and have the thought that we get paid too much for entering the listing into the MLS.  That is a fatal mistake!  Selling a home isn't a magic trick!  It is the result of strategic marketing!  It may make the difference between listing your home, and staying on the market for an extended period of time with no offers or very low offers.  It may mean if your home real quickly that your home was way under-priced and that you gave it away.  There is no strategy on anyones part to just put a sign in the ground in a slower real estate market and just expect it will sell.  Open Houses and Agent Caravans will not sell a home either.  We are in different times, changing real estate markets, fewer...
