Seeing Survey Flags! it talked about the euphoric feeling I was getting when I saw survey flags in front of one of my listings that was under contract. I was so confident on this deal closing on time that I even was willing to praise the mortgage broker. We`ve been advertising on Craigslist.com for 6 months.During this period we`ve had inquiries from people all over the world! We advertise both rental properties and homes for sale.Most inform us in their emails they need something for nothing!   Now in the past I know that a few of my friends in the mortgage business get on me because ..according to them ...I tend to rant about my "not so great experiences with lenders." Oh...I bet if you go back and read a few of my other posts you would probably feel the same. But this post isn't about a lender presenting us a commitment on time. The unimaginable has happened!We received a call from a person who`s in alot of trouble with their home and is unable to make the next mortgage payment. This person needs someones assistance but quite frankly believes they can contact the Banks,attorneys and begin the process of "Doing a Short Sale" by themselves!  As many FSBO`s will tell you selling a home isn`t easy under any circumstance, attempting to complete a "Short Sale" by yourself  is dangerous and risky.We offered this person our Professional help.It was our opinion, this person was already pushing the envelope by missing two mortgage payments, her concern was "Our Commission was too high". Now that`s one for the books, the person is caught between a rock and a hard place and all she can think of is our "fee" for helping her... 08/12/2007

 Today started off as a good day versus yesterdays problems. Recently I had a listing in Weston. It was a townhome that the homeowners needed to rent out instead of selling because they owed the bank more than the property is worth.My clients originally gave me a shot at selling it but I knew in my heart that it did not have the chance at the price we were at so I just advised them to rent it out for now. Their expenses were about 2,300 a month to run it and it was a small townhome. The other problem was that it could only command about $1,500 so my client still would end up losing $800. But they agreed and we put it up for rent and it took about 30 days before we had our candidate. They had received 3 offers but they were declined.
