Real Estate in South Florida is not dead!  Actually, it is alive and kicking big time right now.  I have spent the last five days on the streets of Broward County previewing homes ranging from $300K to $400K and have confirmed that my previous notion that the area is quickly becoming a seller's market is true. Homes in that price range are selling within days, not weeks or months, and for full price if not close.  The reason for this is quite simple too.  For one, there is basically almost no inventory of homes so buyers are snapping up whatever they can get their hands on.  Why didn't they look or buy earlier?  Probably because they were waiting for the market to bottom out.  Well, the deals are pretty much gone now because the housing market down here has stabilized. Yikes!  WHERE IS ALL THE INVENTORY IN WESTON, FL?????????????  I just looked at our MLS and found a mere 181 listings for single-family houses in our city of Weston, FL with a population of more than 65,000 and housing units of more than 24,000.  It is not that families are not moving around - moving up, downsizing, relocating in & relocating out - it is just that our inventory moves so quickly that we cannot keep up with the demand.  The current average days on the market of a listing is a mere 22.5 days!  Because of this we see home prices once again increasing.  It has been predicted that our home values on an average will increase by just under 10% this year nation-wide.  Of course, this will vary from city to city with some seeing a much higher increase than others.  This trend of ... 01/04/2013
