Friends of Children of Brevard invite you to participate in a 5K run or walk to benefit abused and neglected children in Brevard County, FL. The event will take place on February 4, 2012 at Space Coast Stadium in Viera and all proceeds from the race will go directly towards Friends of Children of Brevard’s Guardian Ad Litem Program and the children it represents. The theme of the 5K is “Superhero Run”, and all participants are asked to get in the spirit by donning a superhero costume and getting the whole family involved for a morning of fun and exercise. I have lived in Brevard all my life and watched the area grow from orange groves and mosquitoes to the Space Port of the Nation. We usually identify the market as a "Buyers" Market or a "Sellers" Market, but is it possible to have Both? Yes, and in some areas we are witnessing just that! In Brevard County, Florida, housing was hit very hard, getting clipped over 60% from the peak of 2005. the low inventory levels have hit levels we have not witnessed in several years. This type of reduction has reduced the time a home spends on the market (If the home is priced according to demand). In some areas throughout Brevard the inventory is so low, buyers are finding fewer homes to chose from, so they are having to expand their search.   Home Sales are surging in Viera- Particularly on the West side of I-95. Why? Lower Inventory and fewer Short Sale and REO (Bank Owned) properties coming on the market. In July & Aug 2011 the days a home stayed on the market was only 58 days, which is drastically less compared to the same two months in 2010 93 days. Buyers are all over the map these days, even as the market has been beaten down, it seems to have made the buyers cover all basis, and in some cases, start out in one direction only to do a complete 180 in the other, including many different Realtors... It amazes me how many prospective buyers sift through the Internet, speak to Realtors, then through neighborhoods, call off the for sale signs, open houses, speaking with several Realtors to help them, setting them up on a home finder campaign. Short Sale Activity in Viera Suntree and Rockledge Florida–September 2011 Less than 19% of all active single family home listings in Brevard County, Florida's Viera, Suntree and Rockledge, areas are short sale listings.  To hear some folks talk you would think the entire market is distressed which is far from the truth! Of all the residential units currently under contract 58% are short sales however many have been under contract for some time.   The reason, of course, is the short sale approval process can be so long - months!   The Ryan Moore Memorial Golf Tournament will be held on Saturday October 1, 2011 at the Viera East Golf Course in Viera, Florida. This shotgun start tournament is being hosted to benefit the Harmony Farms, Inc. (Equine Assisted Therapy and Activities) in Viera. It's all about the PMIThe PMI Guidelines of a conventional loan have a different set of guidelines from the conventional mortgage. I have a client who's selling their home and buying another, but need their home to close before buying their next home. the buyers of their home had a pre-approval from a lender using conventional financing, with 15% down, so far so good,  until the week of the closing. The lender could not secure the Private Mortgage Insurance which is required by the lender when putting less than 20% down. Both parties were all packed up ready to close, talk about a let down! "Short sale" is a pretty common real estate term these days.  Most people who are just considering the purchase of a home will likely run across it pretty soon. For those unfamiliar with the term a short sale is basically a situation where the anticipated proceeds from the sale will likely be less than the monies owed (thus short) and will be required to get third party (lender) approval on the sale. Short sales occur when there is a real hardship impacting the homeowners ability to pay their mortgage - not just because the market value went down and an owner is upside down.
