For the full year the below data, will show the market was not friendly to those who owned homes in this category which took the biggest hit, however, there is a silver lining to it....THE END OF THE SLIDE! Home sales in Viera, Fl in this category over $400,000 was not immune to the lower interest rates and rebound in the economy, but things are changing fast as the inventory is declining and higher priced new homes are being constructed in Viera at levels not seen in nearly 4 years. As part of my continuing Blog series to follow the Viera Fl Housing Market conditions, I have identified an area that needed some attention-The Shrinking Rental Inventory!Since the second half of this year the rentals have been moving at a very fast pace, Single Family was the first to take off, then Town-Homes, then Condos, Reason? In short, Foreclosures & Short Sales! The first comparison I ran was first half of 2010 Jan-June vs 2nd half of 2010 July-Dec. the Total Units lease I calculating ALL Single Family Homes, Town-Homes & Condos from 2nd half of 2009 from July - Dec - The total units leased were 228 with an avg monthly rent of $1,100 per month. I noticed today, in showing clients rentals in Melbourne and Viera, that several of the properties  we looked at did not have For Rent signs in the front yard. All the houses without signs were vacant. Does a rental without a sign keep a house from being visible to perspective clients? Over the past couple of years we have heard about vandals breaking into empty houses and clearing them out.  Some are being stripped of appliances and even the copper wiring behind the drywall. I provided these customers with a list of rentals online, through our local MLS. The houses they we were looking at were in the $1300 to $1500 a month price range. That's Right, The I-Pad saves me lots of time and additional savings from spending a fortune on INK to print! I am now saving $60 per month just in INK by having the I-Pad. I used to print the properties when going out to show homes, a copy for me (agent copy) and customer copy. Now I just populate the link to my I-Pad via the MLS and we review the information directly from the I-Pad. It is Also a HUGE Time Saver when you are out and about and your client say's, Stop the Car, what about that home?? I can pull it up in a matter of seconds.. I went out on the Patio this morning, and I saw 48 Degrees!! Winter is oficially here! But I will say, most of our winters here in Sunny Brevard County Florida are just Perfect! The average daytime Temp in the mid 70's ALL Winter. In the evening a comfortable mid 50's Temp is perfect for sitting out by a fire sipping some Hot Cocoa. The Republicans have managed to pick up at least 6 or 7 seats in the Senate which is a great achievement, but if all votes confirm that the Senate is retained by Dems, what does this mean for us? Congratulations to Marco Rubio as he has defeated Charlie Christ and Kendrick Meek. The Governors race between Rick Scott & Alex Sink is still too close to call with 90 percent of the precincts in. Rick Scott holds a very narrow lead of 49% to 48% for Sink. A short while ago Alex Sink said she will hire attorneys that specialize in recounts if it came to that.
