The number of single family homes pending in the Venice/Englewood area real estate markets jumped in August 2009, up over 60% from one year ago from 275 properties pending to 440 properties*, an indicator of buyers interest in the Venice/Englewood real estate markets. Even though the number of homes available for sale in our area continues to decline, we are still in a Buyer's market. The report summarizes listings sold, as well as active/pending listings for Jacaranda West.  Listings summarized in the following table are based on information from the Mid Florida Regional MLS and/or other MLS Services. The most recent listings sold are shown in more detail below as they represent the best indication of change in property values.    Sold Date    Address    Bed/Bath   Year Built    List...

Today my son Michael, his friend Chris and I went down to the Grace United Methodist Church on the Island of Venice and helped with the unloading of the pumkins for Venice Florida's favorite annual Pumpkin Patch event.  Many volunteers showed up to help unload the semi-truck full of pumpkins.  Just how many pumpkins were there?  About a million!  I have never seen so many pumpkins before.  With everyone working together it took about 2 hours to complete the task.  Water, juice and donuts were provided to all.  My son and his friend worked like maniacs inside the very hot semi truck most of the time and I am very proud of them and of all their efforts. For myself, I think I will be taking a lot of Tylenol for the next couple of days. Contact Kari A. Battaglia, licensed Realtor® in Venice...

What are REOs (Real Estate Owned)?  REOs are already foreclosed on properties and are Corporate Owned by a Bank or Asset Management Company.  Foreclosures in Venice Florida can afford buyers a bargain, but today's home buyer needs to know how the game is played and understand that Foreclosures are not like regular residential real estate transactions.    Tips for buyers who want to have a successful foreclosure transaction: • Cash is KING, pre-approved financing is less alluring.  If cash purchase get a verification of funds (bank statement or letter from financial institution on their letterhead).  If financing make sure they are using a direct lender, not a mortgage broker.  Get written pre-approval letter.  Work with Listing Agent and Lender to confirm that REO properties is financea...

Property taxes in Venice Florida are the backbone of our local government and helps provide services such as police and fire protection, streets and drainage systems, construction and maintenance, environmental regulation, libraries, streetlights, garbage pickup, and parks and recreation.  The taxing authorities, not Sarasota County Property Appraiser, have control over the level of taxes through the millage rate.   Market Value The market value of a Venice FL Home is the appraisal of what a willing buyer would most likely pay for your property (excluding costs of the sale).  The property is assessed as of January 1st, so the value reported is a reflection of the previous year's real estate transactions and comparable property values in your area. I have been contemplating using "Guest Bloggers" for sometime now and recently have been contacted by Joe Lederman, Awareness Coordinator at the Mesothelioma Cancer Center (www.asbestos.com).  Mr. Lederman has been reaching out to the real estate community in efforts to bring to the Homebuyer and Homesellers attention the potentially harmful effects that may be lurking in older homes and what is needed to done to protect themselves.  Many homes in the Venice Florida area were built before 1980, so I thought this may be appropriate for our local real estate consumers. Real Estate Tips on Achieving a Healthy, Efficient & Asbestos free Home As you may know, homes built before 1980 likely have asbestos insulation in them. When homeowners remodel, they may expose themselves to asbestos, whic...

I love living in Venice Florida.  I was at the Venice South Jetties yesterday (Wednesday!) at sunset.  It is not that often that I take time out to enjoy our town but when I do I realize how beautiful it is to live here. Here are some tips that you may follow to help make the search for finding your dream home seamless.  Before you start looking for a home, you should ask yourself a few questions:  Where do you want to live? Do you want to be near schools, shopping or work? What kind of house would you like (need)? Are you looking for a particular style? How many bedrooms and bathrooms do you want? Do you want a yard? How much house can you afford? Have you consulted a Realtor or mortgage lender to determine the size of the mortgage you would qualify for? Here are a few tips to help you get organized:  Pull a...

Owners Title Policy is something that almost everyone will never need, but if you do need it you are going to be glad you have it. When you buy your home in Venice FL, you Take Title to it.  A Title to real estate is basically the rights of ownership recognized and protect by the law.  But others may have rights in the property too, and there are over thirty situations in which title losses can occur.  Some examples include: A forged will or deed Improper deeds Deeds by minors or incompetent people Undisclosed or missing heirs Fraudulent representatives Invalid divorces Falsifications of public records Lawsuits Unpaid taxes Clerical errors in the records Undiscovered wills Sellers who misrepresent their marital status You can protect yourself from all these risks.  Title insurance is re...

More commonly known as the "South Jetty" or Casey's Pass to area residents, Humphris Park is widely known as the perfect spot for fishing, surfing (during season), picnics, sailboat watching, and enjoying the beautiful Florida sunsets along the Gulf of Mexico.  Located at the very end of Tarpon Center Drive on the Island of Venice, the 2-mile park is a great place to relax.  This is a wonderful spot to bring the whole family as there are restrooms on-site, picnic table, park benches, and of course, the iconic Anita's Sandcastle.  Known for the "World's Best Beach Dog", Anita's is fast becoming one of Florida's famous Hot Dog Stands.  But hot dogs are not the only thing on the menu: Up early for the first catch of the day?  Come by for coffee and breakfast! Polish sausage, nachos and ch...

I have been a Realtor almost a year now in one of the toughest real estate markets in history.  It has been a challenge putting buyers and sellers together and making deals happen.  But I have been doing well and my hard work is starting to pay off.  I am busy, my phone is ringing, I am getting listings, receiving offers and then suddenly one of my deals falls through because of the new appraisal laws that have been implemented to prevent mortgage fraud.  I can't believe that this new law meant to protect the general public is now back firing and people are losing out on the "American Dream" of home ownership.  Not to mention all the hard work the professionals;  seller's agents, buyer's agents and mortgage brokers are put into trying to get the deals to close. Two months ago my sellers...

The approach of the 4th of July holiday weekend brings on a time of reflection.  Reflection of the struggles we overcame to become the great nation we are today.  Despite the economic hardships we face as a nation; despite the political, religious, and sociological differences we face as a people, we come together every year at this time to celebrate our independence.    The first Independence Day celebration was said to take place in Philadelphia in 1777.   They held an official dinner, 13-gun salute, parades, picnics, fireworks, and decorated in red, white, and blue.  Today we celebrate in much the same manner.  Our cities and towns hold parades, our families get together for picnics and BBQ's, and then we all, in our own way, watch the fireworks.  Whether it is out over the Statue ...

The number of single family homes pending in the Venice real estate market jumped in April 2009, up over 116% from 15 months ago from 222 properties pending to 480 properties*, an indicator of buyers interest in the Venice real estate market.  Even though the number of available homes for sale in Venice continues to decline, we are still in a Buyer's market.  If you are considering selling your home there are steps you can take to ensure a successful sale. Know Your Competition Knowing your competition is the key to getting your home sold.  If you are not aware of what you are up against you will be dead in the water.  In today's market, your competition (other homes like yours that are currently for sale) is strong and everyone is competing for the same thing; the buyers attention.  St...
