I have been working on a short sale since January of this year with all my heart and soul.  My customers were the nicest people every and I truly wanted to be able to help them. The first offer submitted I was not able to get the second lender's approval as they were not willing to accept what Bank of America was offering ($3000).  I was able to get a second offer and the sellers children were able to come up with an acceptable cash contribution for second lender and were awaiting for upper management's approval and a full release.   Everyone involved was excited.  I was very happy for my sellers that they would be able to move forward and put this behind them. Two days later I received call from the buyer's agent.  The buyers conducted a Drywall Inspection and the results were not good...

You can view the 2010 preliminary property values available on-line at the Sarasota County Property Appraiser website. Bill Furst, Sarasota County's Property Appraiser, announces the 2010 preliminary assessments are available for most properties in Sarasota County and may be viewed online at  www.SC-PA.com. The values are effective as of January 1, 2010. A redesigned annual Notice of Proposed Property Taxes (TRIM) will be mailed to all Sarasota County property owners in mid-August. The TRuth In Millage (TRIM) Notice is the familiar name for the official Notice of Proposed Property Taxes. This estimate is mailed every August to let property owners know what their property tax will likely be if the taxing districts adopt their proposed budgets. Property owners sometimes confuse the TRIM N...

I wanted to share with everyone a tip that I use when preparing short sale proposals to send to homeowners lenders.  One of the most time consuming activities - writing the loan number and sellers name on each page of the application.  Writing that number 90 - 120 times is just a pain in the neck.  I just thought of a way to save everyone some time and help out with the writer's cramp.  I use a Microsoft Word to print loan number and sellers name at the top of each page of the short sale application.  I am not sure if anyone does this already but it was a huge timesaver for me. I create a document and narrow the margins and change upper to down to upper margin 0.3", bold and right justify and type in: Loan #XXXXXXXXXXXX n/o Joe & Jane Sellers I then put my short sale proposal into the p...

Venice, Florida, is a coastal city, approximately an hour's drive south of Tampa and two hours from Orlando.   Annual temperatures there  average between 50 to 91 degrees Fahrenheit, welcome news for those who wish to avoid ice, snow, and the other miseries of winter.   U.S. News & World Report's "Best Places" report on Venice mentions, among other things, that it has a low crime rate and comprehensive health care.  (That the city is known as the "Shark Tooth Capital of the World" was the "fun fact".  Fortunately, the  shark teeth on the beaches are prehistoric, so it's been a very long time since they were attached to any sharks.)   The current population isn't much over 20,000, which makes Venice a desirable home for those who appreciate small cities near larger ones.  If living on a ...

Do you see me? Probably not, as you are not suppose to see me, just left of the palm trunk.  I am a Linx rufus waiting for my "Meal-on-Paws" to come along, unknowingly! I have a fairly large territory in which to live, something like 3-8 miles, as I mature. I have little trouble doing well in my hunting within such an area.  But, all of that territory can not be urban, only a little of it. It gets a bit dangerous if I have to hang around roads and houses, although the "Wabbits" are plentiful in the neighborhoods.   Why did I bring up "Wabbits"?  Well, you have probably guessed it by now.  I love "Wabbits" anyway I can get 'em as long as they are fresh.  I have no trouble catching them, none at all! They are usually not expecting a hungry 'cat to be watching them, and often they saunter ...

"With the expiration of the $8,000 tax credit we had anticipated a potential drop off in sales, but the level of pending sales still shows strength in the market," said 2010 SAR President Erick Shumway." There are still a lot of serious buyers in our market, and we hope this very active period continues through the usually slower summer months." Home buyers unable to tap into a federal tax credit before it expired on April 30th are finding a consolation prize in mortgage rates, which are near their lowest level on record.    Government sponsored mortgage buyer Freddie Mac said the average rate of 30 year fixed loans this past week (a/o 7/15/2010) was 4.57 percent.  That's the same as a week earlier and the lowest since Freddie Mac began tracking rates in 1971.  The last time home loan r...

So you have decided you want to buy a house, where to start?  By following these recommended steps you can save yourself and your agent wasted time and aggravation. 1.)  Get pre-qualified by the bank or a mortgage broker There is nothing worse than falling in love with homes that are outside of your price range.  It sets up unrealistic expectations and you will be comparing the homes you actually can afford to the out of reach ones.  Of course they won't hold up, leaving you defeated and deflated. 2.)  Where do you want to live?  Close to work, in a certain school district, near family?  These are important questions to ask yourself before beginning your search.  Remember your price point and get as close as you can to your desired area. 3.)  Look for an agent that knows the area you ar...

Today our family visited Tampa Florida's Lowry Park Zoo.  Today was family day and entrance into the park was only $5.00 per person.  The park has many animals and rides.  Our favorite animal was the Giraffe and the kids enjoyed feeding them.  They have the biggest tongue I have ever seen.  Although we had a great time it must have been over 100 degrees today so my favorite attraction was the air conditioned food court.  Lowry Park Zoo is having another family day on September 12th of this year.  I highly recommend visiting this great zoo.

Watching the news and Bank of America saw a profit of over 3 BILLION dollars but their revenue was down which are concerning their investors.  This just makes me want to help homeowners even more with their short sales as the banks are still somehow making profits while the consumers are stuggling.

A homeowner came to me and needed to sell his home.  He was recently divorced and had moved out of his home leaving it to his wife and daughter.  Not long after he moved out his wife and daughter moved out too.  So he decided to rent out the home to help cover the expenses of carrying two homes.  It wasn't long before he found himself not able to carry both homes and came to me to help him out with a short sale. Tenants were not happy about the sale, confrontational and not cooperative.  In fact they told me that they are going to do everything in their power to stall the sale as they considered this to be their home.  I listed the property with notations of "tenants in place."  True to their word the home was a housekeeping disaster and most of the potential buyers had trouble looking ...

The town of Venice is situated 20 miles south of Sarasota and is regarded as a splendid paradise on the Gulf of Mexico. What I find most intriguing about the Venice FL Real Estate market is not its beautiful coastal landscape or the miles of white, sandy beaches, but the devotion of the Venetian inhabitants to preserve its original character blended with the modern elements of today. At a time when cultural and historical heritages are endangered by the powerful beating rhythm of daily economic developments, Venice keeps it real by protecting its older value and creating both tourists and residents the opportunity to get to know and admire centuries-passed architecture and style of living. Visit Venice to see the oldest home ever built in this town, dating since 1896. Or to admire the hi...

The number of homes for sale increased again for the month of June, up 1.2% from May: 3165 homes for sale to 3203 homes for sale.  Pending sales increased, up 9.2% from May: 381 properties pending to 416 properties pending closing. Closed sales increased, up 2.3%, from 444 properties sold to 454 properties sold during the month of May.  Evidence the road to recovery will be a bumpy one but we are headed in the right direction.  Price have stabilized for the Venice area and some communities are seeing a small increase in prices. Home buyers unable to tap into a federal tax credit before it expired on April 30th are finding a consolation prize in mortgage rates, which are near their lowest level on record.    Government sponsored mortgage buyer Freddie Mac said the average rate of 30 year...
