Absorption rate in Tequesta remains well below 12 month average Real estate sales have slowed, Fannie Mae is countering short sale offers at prices well above market value and pricing many of their assets the same way touting their no appraisal required loans. The market is funky and sorting out where we stand continues to be a most excellent, and intriguing, adventure.   We recently reported September sales figures in the Northern Palm Beach County region and it was certainly not a robust month. The median monthly decline in sales came in at 20% which is significant indeed. There are still buyers out there, many of them more than frustrated, but quantifying demand without sales is impossible to do. Is the higher asking prices of properties the main culprit, is it the overall economy st...

Home Sales in Tequesta Show Cooling Market A big welcome back to our northern visitors who seem to return earlier and earlier each year. Already you can see the increase in activity; on the roads, at the beach, in the restaurants....everywhere. They return to a real estate market that just keeps getting more and more interesting and confusing. Across the Palm Beach County area we continue to see inventory levels at very low levels in many market segments but our last report showed levels starting to creep up, just slightly.    But the market is changing and the strength we had seen for most of 2012 is starting to sputter. Absorption rates are moving north as sales slow throughout the region. For the first time that I can remember we have seen a monthly decrease in sales in each municipa...

Tequesta Home Inventory Increases for the 1st Time in 7 Months As we continue to see struggles in the overall economy, real estate sales have remained strong with inventory remaining the #1 concern among buyers hoping to find the perfect home now that prices have finally started to move higher. The lack of quality, well priced homes is more than just talk, it is a real problem for local Realtors® trying to assist their clients in today’s market. Many economists are afraid the strength in the real estate sector is not spreading to other segments of the economy. With only 29 days left until the election the next administration will have it’s hands full stimulating things with job creation a big concern. There is no doubt that if other segments of the economy do not start seeing improvemen...

Absorption rate in Tequesta reverses 2 month trend This big old goofy south Florida real estate market keeps ebbing and flowing much like the waves that lap the shoreline at our incredible beaches. Summer has passed and we await the annual arrival of our friends from the north. Traffic is picking up and hopefully that will mean good things for the local economy over the next 6 months.   For those of you who don’t know, finding well priced homes in many price and product segments has been very, very difficult. Buyers are frustrated and inventory continues to be a problem. There has been a hint of change, not only in the weather, but it does seem over the past week or so there are more choices for those looking for the perfect home. But prices are up and you will see many listings priced ...

No Change in Tequesa Single Family Home Sales During August We have torn another page off the 2012 calendar since we looked at home sales in Tequesta and the surrounding communities. During that time interest rates have hit another new all time low, inventory levels continue their decline with some municipalities reporting lower inventory for 8 consecutive months and absorption rates have been torn between up and down depending on location.   Perhaps the most important news is what is going on with the overall economy and we all are being inundated with political ads, especially those who live in one of the swing states. No matter where your views lie it is hard to envision either party making the necessary cuts to reverse the spending party and the Fed has announced plans for QE3. Wit...

Tequesta Inventory Drops for 6th Straight Month It’s that time of the month again when we look and see what has happened to real estate inventory levels in the area to see if the dramatic slide continues. Multiple offers, quick sales, prices above list price it continues to be a battle finding qualified buyers homes in today’s market. Demand stays strong and when you realize that 27% on all international buyers purchase a property in Florida and this accounts for 20% of all sales in the state. Yes, one in 5 Florida homes over the past year has sold to an international buyer and 82% are paying with cold hard cash. Rents are on the rise, interest rates remain an insane bargain and well priced homes in good condition remain scarce. We have the overall economy in turmoil, lending standards...

Absorption rate in Tequesta increases to 7 month high Everywhere one turns there is good news about the real estate market; locally, statewide and nationally. Earlier this week the National Association of Realtors  reported that existing home sales rose in every region but the west, which they point out was down primarily due to what they call “tight inventory”. Add to increasing national sales good news the prices are up good news with nationwide median price up 9.4% from the same period in 2011. July marked the fifth straight month of increasing prices and the largest monthly gain in over 6 1/2 years. Minutes after that report the wires lit up with news from the Florida Realtors® who reported that statewide sales and median prices rose in July while inventory levels continued to shri...

Median Tequesta single family home price stays flat in July The local real estate market continues to intrigue. Inventory levels continue to drop and prices continue to rise and the two are certainly related. As the number of properties available for buyers to consider drops the laws of supply and demand take over. As supply diminishes and demand stays constant prices will rise. There are certainly appraisals to contend with but everyone agrees prices are finally on the upswing.    There are buyers everywhere looking to act on interest rates that continue to amaze. Foreclosed properties continue to be snapped up and in a future article we are going to take an in depth look at a remarkable change in who is ending up with these properties. Buyers are reading to act but suitable propertie...

Tequesta Inventory Level Decreases 4% in July August is going to be an interesting month. With the local housing scene continuing to show strength and the national economy still struggling one thinks a convergence is on the way. How long can housing continue on it’s merry way without a substantial change in the economic fundamentals? Interest rates continue to drop and this week the United States Treasury dropped hints about negative yield bonds which we have brought up before in this column. Home sales on a national level for both new and resale properties fell in June while we reported here strong local increases in 4 of our 5 municipalities. And we are talking substantial gains with an average increase of 23.4% over May numbers. We keep searching for a change in fortune but as of now...

Absorption rate in Tequesta jumps 40% in one month The south Florida real estate market has been so hot it defies logic. Much of the national and international news does not paint a rosy picture; interest rates continue to drop and that is because the economic recovery is hardy robust. Investors are looking towards the Fed to see what tools they might have left in the box to pull this economy out of the mud.    But none of that seems to be having a negative effect on the local real estate market. For the last 5 months it has been good news and blue skies. Each month around this time we bring you updated numbers for the absorption rate in the northern Palm Beach County area. These numbers, and especially the trend we see in these numbers, are critical when understanding how inventory and...

Tequesta single family home sales up 7% in June We have a problem here in the south Florida real estate market. A real problem and one quite different than what we have been experiencing over the past 7 years. There are not enough homes out there to satisfy the growing numbers of buyers looking to lock in both low prices and ultra-low interest rates. This is most evident in the investor market and single family homes priced under $400,000. When a new listing hits the market it is like bees on homey with multiple showings within hours, multiple offers and lightning fast sales. One subdivision in Palm Beach Gardens a few short months ago had 12 listings and sellers were begging buyers to cross the threshold. Today that same subdivision has no homes available and prices are up.  Today the ...

Tequesta Inventory Level Declines 5% in June Multiple offers, quick sales and rising prices have become the rule here in south Florida as the amazing real estate rebound of 2012 continues. The shortage of quality single family homes continues and absorption rates have declined to levels we have not seen in about 7 years. Inventory levels throughout the north county region continue to drop. And we are talking about very significant reductions. Many buyers are finding out just how competitive this market is when out shopping for a new home. When a home that is properly priced hits the market, especially in the sub $400,000 price ranges, it is snapped up immediately and I mean in days if not hours. Acting quickly on new opportunities has not been this important since early 2005 before the ...
