I have a double wide mobile home listing at 131 Val Jean drive in Sunset Acres, Mile Marker 93 in Tavernier. My sign was displaced by the sewer construction. The sign is back up and I am getting quite a few sign calls.   The asking price is $535,000. It is the second home in from the bay with open bay views. People call me off the sign and ask the price. I tell them and they think it is too high. What do people expect a view like this to cost? The canal has sheltered dockage and it is second from the end of the street. We wrote an offer for a condo in Futura Yacht Club on Saturday evening. The other agent picked it up at around 7:00 PM.   My buyers were diving yesterday, so it wasn't weighing so heavily on their mind. But once they came out of the water, the wondering began.....   Will they take our offer? Will they counter to high? Will someone else have a higher offer? Will we be able to close in time to rent it out for July? Will they answer us SOON?   I try hard to keep them calm. In this instance, our offer was right on a recent sale, but this unit is better, now we have to determine how much. The sellers were traveling yesterday, so they probably didn't see the offer until last night. We have a short sale property in Plantation Key Colony in the Florida Keys. We had a denial of the offer of a short sale. The wording was "The net amount to AHMSC is too low. Based on that value this is a counter of ....." I am so confused, are short sales, or any sale for that matter, based on net amounts or actual values? We responded with current sales, the original offer and requested the full 6% commission. They said this is not a HAFA situation so they will only pay a 5% commission   We have been told that they need a full appraisal, in color, in .pdf form, for them to reconsider the value.   So, now what? The seller doesn't have the money for an appraisal, the buyer won't do it without knowing for certain that they will adjust the value and the Realtors are already taking a 1 po... 05/21/2011

OK, all you Google Juice wizards out there, I would like some input as to the Google Juiciness of this photo. If not, what should I do/have done differently? And a heads up about naming the photos and then adding them to your MLS. I was told that by adding "photo by Kathy Denworth" I was violating our rules having to do with branding because the public sees those photo names. There is a new FRENCH bakery and Coffee Shop at Mile Marker 92 ocean side in Tavernier, in the Fabulous Florida Keys. I stopped by yesterday, ran into a Friend and fellow Realtor, and sampled some of their fare. My friend Agnes was leaving the cash register with a luscious looking coffee, which I found out was a Mocha. Mocha happens to be my weakness, so that was the first thing I ordered. The whipped cream was home made and the chocolate drizzled on top was dark and rich. I thoroughly enjoyed my coffee and am happy to say I no longer have to drive to Key Largo's Starbucks for my favorite brew. I also perused the pastries. Tomorrow is my first Toastmasters speech for the Middle Keys Chapter of Toastmasters. I have never been afraid of public speaking, but have always wanted to be better at it. I have been flirting with the idea of becoming a Toastmaster ever since I had a taste of public speaking as the local President of the Women's Council of Realtors.   I wrote the speech today. You are supposed to talk about yourself and I had a difficult time trying to find something interesting about me. I settled on explaining my CRS designation what it means and what I had to do to get it.   I made it two 4 minutes. I just have to be sure not to speak to quickly, which is a horrid habit of mine. We recently had our local Toastmasters start a Tuesday morning meeting in the Upper Keys, specifically Taster's in Tavernier on the third Tuesday morning at 8:00 AM. This is great for me because my Husband is home in the evening and I like to be home with him.The meeting is early enough so you still have the entire day to work. My favorite dive shop is Conch Republic Divers. Once you meet Captain Gary, Admiral Brenda and their crew,  you'll understand why Conch Republic Divers has repeatedly been voted "Best Dive Shop" in the upper Keys. Contact Conch Republic Divers to dive Snapper Ledge. Snapper Ledge is a shallow reef in 25 feet of water off of Key Largo. Because of the countless Yellowtail Snapper (hence the name), grunts, Schoolmasters and Goatfish found at the site, this ledge is a local favorite and a highly recommended dive spot.
