Killearn Acres has been one of the top selling Tallahassee neighborhoods ever since I started my real estate career in 1991. It features homes that are priced near the median home price range in Tallahassee and you can use its historical home sales graph as a near-identical copy of the average home appreciation in the Tallahassee real estate market. Something interesting I found when I studied the historic home sales in Killearn Acres was that the “boom market” of escalating sales ended early for some reason.  Home sales slowed more than a year earlier here than it did in most other Tallahassee subdivisions, though prices did continue to climb until 2007. As I was helping a great Tallahassee real estate agent prepare an offer for a buyer on a home for sale in Southwood, I pulled a lot of data from the Tallahassee Board of REALTORS Multiple Listing Service (MLS) and summarized it for quick analysis. I figured the information would make for a quick “Southwood Real Estate Market Update.” But I also received a comment on the Tallahassee Real Estate Blog asking the following: Joe, I’d love to see a break down between single family homes and condo (townhomes) for Southwood, since a lot of neighborhoods only have one or the other. UPDATEI just found out at 4:00 PM on Thursday, May 14, 2009 that  FHA has placed this on hold. Fortunately, I received a call from Robert Barnette, a Residential Mortgage Originator at Peoples First Bank in Tallahassee, who informed me of the retraction. He writes: Upon receiving news of the statement made by Shaun Donovan, the secretary of the U.S. Department of Housing and Urban Development, I checked with FHA in regards to validity of his statements. Per a representative at FHA’s helpline, any plans to allow the banks to “monetize” the $8000 first-time homebuyers tax credit in the form of a bridge loan has, for the time being, been placed on hold until the full details of this option can be reviewed by HUD and the IRS. As I was “cleaning up” my spreadsheet used to determine real estate appreciation in Tallahassee, I found a couple of real estate graphs that had not been used in either “How To Measure Real Estate Appreciation” or “Real Estate Appreciation.” One in particular could be very informative and helpful in determining the next market turn. As I was doing research into Tallahassee housing appreciation, I found that a simple methodology utilized historic information on home sales and specifically the selling prices compared to the square footage of the home.
