  It is hard to believe today is the 8th anniversary of 9-11. I can vividly remember that day, as those of us in the office gathered around a tv set and watched in horror as the terrorists guided the aircraft into key targets in the Northeast. These tragic events marked the end of an era for our Country, and the beginning to the war on Terror. I have many classmates still fighting this fight, and I thank them and all of our Women and Men in uniform. Some are in Iraq, others in Afghanistan, and others in places that we are not even aware that U.S. forces are committed. My thoughts are with them and I want them to know that I have not forgotten. Tallahassee Real Estate Remembers 9-11

  Yesterday, I received an insightful question regarding the shadow inventory of homes in Tallahassee from a reader “Garrett” who asked: I’d like to hear your thoughts as to whether there is a substantial “shadow inventory” of homes in Tallahassee at the moment? By shadow inventory I mean housing units that are not making it onto the public market for one reason or another. Many of these may be REO units that banks are currently unwilling to put on the market as they will have to accept a write-down. There may also be a substantial number of homeowners who have simply decided to pull homes off the market waiting for conditions to improve.   Every month when we’ve assembled the updated data on Tallahassee home sales, we create the Leon County Home Inventory Report and make it available for download from the Tallahassee Real Estate Web Site. This month brings us good news with the relative supply of homes dropping for the first time since January. As we have discussed often times in the past, we always keep an eye on housing inventories and home sales rates in order to understand the current state of supply and demand in the Tallahassee housing market. As I was assembling the 12th Edition of the Tallahassee Real Estate Newsletter (which goes out to all subscribers later this morning), I was happy to find that there were good signs showing up in many of my reports. For the past three years, we have been reporting nothing but declining home sales in Tallahassee, but today finally brings a different story. As a little preview for what subscribers will be able to find in the newsletter, the following real estate graph shows home sales activity in the Tallahassee MLS. Oh how I’ve longed to write this article. We have been tracking the daily movements in the Tallahassee real estate market for well over 2 years now, and reporting our findings at The Market Bulletin twice per week since March of 2008. Early on, we discovered that we could track the trend of daily buyer activity (365 days worth of homes sold in Tallahassee) in order to be able to see when the direction of the market changed.   As said many times in this spot before, Piney Z is a wonderful neighborhood in Tallahassee.  One of the cool things that happens is that twice a year, spring and fall, the neighborhood has a community wide yard sale. On average about 70 homeowners participate each time.  Piney Z starts hopping at about 6 a.m. as the "professionals" scour the area while people are setting up.  The regular crowd shows up at about 6:45 a.m. and the day begins. Because Piney Z is such a nice neighborhood, the quality of items sold is quite high.  Nice furniture, collectibles and even a few antiques are usually found with the normal yard sale fare.  It is a great event that the Home Owner's Association advertises. While doing some BPOs for Bank of America this weekend, I stumbled across some pretty amazing deals in some Multi-family units near the Florida State University and Florida A&M University in Tallahassee, FL.  These units had low vacancies due to the proximity to the Universities and produced good rents.  Due to the low turn over in Multi-family sales, the prices has retracted back substantially making them GREAT cash flow investments.  I need some investors to capitalize on some of these opportunities.  Know anyone?
