The Army Football Letterwinners Club Reunion is this weekend and my annual trek back to West Point begins today. My “great” golf team has won the tournament 6 out of the last 9 years, and we are heading back up there to take the trophy back from last year’s winners. With over 200 ex-football player/golfers, it is a really fun event. A few years ago, we had players representing every decade of Army Football from the 1940s to present. Today will be a quick post about home sales in Rosehill, a very nice upper-end community on the Northeast side of the Tallahassee real estate market. Recently, great friends of ours from Illinois stopped to visit on the way to Central Florida.  When friends visit from outside the area stay for a day or two we always try to make a trip down to Wakulla Springs. This fantastic state park is the home to an amazing fresh spring where still today, the source in unknown.  The park features a wonderful boat ride on the river created by the spring with wildlife galore!  Of course, this is Florida so this means alligators.   Pictured here with my wife Laurie are our great friends of almost 15 years, Lyle, Kyle and Judy Welch.  Lyle recently retired from Monmouth College in Monmouth, Illinois as a match professor.  The weather on this morning was terrific.   Wakulla Springs was used as a ocation in the filming of several Tarzan movies starring...

If you ever need to pull information from the Leon County Tax Assessors database of home sales for the different Ox Bottom Neighborhoods in Tallahassee, it can get a bit confusing. There are four “Ox Bottom” neighborhoods: Ox Bottom Ox Bottom Manor Ox Bottom Gardens Ox Bottom Reserve So, as I’m doing my quarterly update on Ox Bottom in Tallahassee, I was trying to decide whether or not I should just lump them together or treat them separately. I know the correct thing to do analytically is to separate them as they are different neighborhoods with differing home sites, but being a staff of 1 makes that not feasible due to time constraints. I have been conducting home appreciation studies on many Tallahassee neighborhoods, hoping to find some that are doing well despite the tough market that we are in. Most Tallahassee subdivisions have seen depreciation (from the peak of the market) in the 15 to 20% range, and reduced unit sales by greater than 60%. But this morning, I stumbled upon a Tallahassee neighborhood that has thus far bucked part of the recent trend. The Royal Oaks Subdivision is located just off of Thomasville Road on the Northwest side of Killearn Estates. Home values have thus far appreciated quite nicely over the past 20 years, with growth in each of the last three years as well! It’s time for another quick update of a popular Tallahassee neighborhood. Today we’ll take a quick peek at Summerbrooke, a golf course community located on the Northeast side of the Tallahassee real estate market. In order to produce this report, I went to all recorded home sales in Summerbrooke and removed the “non arms length” sales. This means that if a bank was a buyer or seller, or if a quit claim deed was recorded, that information was not used for this report. Just as we have experienced over the past several months, this month brings more growth in the relative supply of homes in the Tallahassee real estate market. The Leon County Home Inventory Report measures the current months of supply of homes for sale in Tallahassee by measuring the number of homes currently on the market and then by dividing them by the total number of sales over the previous twelve months.
