  I first learned of a Japanese term “Kaizen” from Coach Jim Young at West Point, where I was a lowly offensive lineman for the Army Football Team. Coach Young explained Kaizen to us as the concept of continuous improvement. Jim Young taught that the way to move from a losing program to a winning program was to find improvement, in all areas, all of the time. It was no fluke that Coach Young made the College Football Hall of Fame. He taught us that you never are standing still, that the competition behind you is always chasing you, so you have to keep the target moving. Everybody is trying to catch up to where you are, so moving forward is the only way to stay on top. If the trim on your Tallahassee home is showing signs of water damage it’s most likely because it was not properly caulked, primed or painted. If water is getting behind the trim, it may be getting into other areas of your home and may be causing more serious problems. Have it checked sooner rather than later.

We have reported on lis pendens filings and foreclosure sales for several years now (visit our new TallahasseeForeclosures Site currently in beta testing). The one thing that always stood out was that such a small percentage of lis pendens that were filed actually made it to a foreclosure sale at the courthouse. But things are changing. When we look at the blue trend line in the graph above, we see that foreclosure sales rates have doubled just since June of this year.   I have been waiting nearly three and a half years to write a headline like that. With all the year-over-year declines that we faced (39 months in a row if you don’t remember), it sure is nice to see such an improvement. While we ended the negative trend in October, by a margin of a single home, the November jump is what we really have been waiting for. November of 2009 was up 33% over November of 2008. The National Association of REALTORS® recently released a few reports that I find interesting. First, they reported that there have been nine (9) consecutive months of gains for pending home sales, suggesting that the housing market is poised for significant gains: The rise from a year ago is the biggest annual increase ever recorded for the index, which is at the highest level since March 2006 when it was 115.2. Lawrence Yun, NAR chief economist, said home sales are experiencing a pendulum swing. “Keep in mind that housing had been underperforming over most of the past year. I received a great question from an active reader in the blog yesterday that made me realize that two definitions of the real estate market bottom are lurking around out there and that I need to provide better clarification about “which real estate market bottom” that I am referring to when I comment about the current state of housing market in Tallahassee. When I refer to the state of the housing market, I am definitively referring to the number of home sales in Tallahassee over the past 365 days.
