Real estate professionals are pondering the same question from coast to coast, trying to figure out how much of the market improvement has been impacted by the soon-ending Homebuyer Tax Credit. Bill Fulton from Orlando writes: To what extent do you think the end of the tax credit will effect the recent uptick in the real estate market. Down here in Orlando, March sales were up 5% over February and 40% over March 2009. Prices have ticked up 12% from January. Two thirds of the transactions were short sales and foreclosures.  The hidden positive I believe is the sudden influx of foreign buyers.   I’ve been doing a whole lot of reading this week, scouring the internet for any signs of change in the Homebuyer Income Tax Credit and have not seen anything that appears to be relevant. Many of our buyers want to know our opinion on whether the income tax credit will be extended, and thus far and have to stick with my earlier opinion that it will not be extended. Just to reiterate and clarify the significance of the tax credit, buyers might be eligible for up to $8,000 of income tax credit immediately if they purchase a home that meets these two simple criteria: The purchase must close no later than June 30, 2010 The purchase agreement must be executed no later than April 30, 2010 So, in a nutshell, the income tax credit will be coming to an end in 3 weeks for people looking to buy a...

Home sellers have been making a consistent mistake for all the years that I have been in the real estate business. I suspect that this shocking error in approach to selling a home has been around as long as there have been homes, home sellers, and real estate agents. Of course, I’m referring to the method that they use to select the real estate company they will hire to sell their home. A recent survey of home sellers by “Texas Realtor” (and made known to me by Bill Cherry in Dallas, Texas) was performed in an attempt to determine how current home sellers selected their real estate agent. The National Association of REALTORS® released its pending home sales report today. Pending home sales rose in February, potentially signaling a second surge of home sales in response to the home buyer tax credit, according to the National Association of REALTORS®. The Pending Home Sales Index, a forward-looking indicator based on contracts signed in February, rose 8.2 percent to 97.6 from a downwardly revised 90.2 in January, and remains 17.3 percent above February 2009 when it was 83.2. The data reflects contracts and not closings, which usually occur with a lag time of one or two months. By tracking closings in the Tallahassee MLS on a daily basis, we can normally spot trends just as they are beginning to happen. When we look at the graph above, we can see a recent spike in the number of daily closed home sales in Leon County. There is much speculation that the Homebuyer Tax Credit is helping boost sales, and we will have to see what happens when that opportunity goes away (buyers must be under contract no later than April 30, 2010 and closed no later than June 30, 2010 in order to qualify for the credit). One statistic that we have been maintaining at The Market Bulletin is a measurement that we refer to as the “Home Sales Success Rate.” Currently, the one-year trend is at a two-year high! By dividing the total number of closed sales by the total number of new listings, over a specific time period, we can show a trend that gives a hint at how many homes (as a percentage of the total) are actually selling. We are more curious about the direction of this trend as opposed to its absolute value because we know it does not track the history of homes being sold against their specific listings. By closely monitoring the short term housing inventory trends in the Tallahassee housing market, we see evidence that the number of homes for sale has started to grow again, as home sellers begin to enter the spring selling season. What this means is that over the past 30 days, more homes have entered the market than have departed. Real estate inventory levels have risen. The short term inventory trends help identify current seasonal changes, if any. The graph above shows new inventory in red, departing (homes that sold, expired, canceled, etc.) in green, and the difference is shown in yellow. Our new #3 ranking on Technorati (up another spot since yesterday) is not an accident, we have been publishing a lot of great real estate content that is getting noticed outside of just Tallahassee. Part of our marketing plan is to better reach internet consumers, even ones who do not live in Tallahassee.
