  We are fortunate that the BP oil spill has not yet hit Tallahassee (not the economic effects). Last week I wrote a quick article from Cape San Blas, Florida while my family and I spent two days there. I noted that I had never seen the beach look better and there was absolutely no oil on the beach at Cape San Blas. Since that article, I have received numerous emails and comments from readers who apparently live in other parts of the country (and world) and would like updates on BP oil spill and how much it is affecting the beaches. Understanding how to triumph in home sales negotiation should be simple to understand, but I find that is not always so. If I were to ask 100 home buyers “how much are you willing to pay for the home,” when they found the right home to buy, most would give me an answer that would work against them. The purpose of this post is to demonstrate for home buyers and home sellers the smartest way to negotiate during a home sale. Much of my advice on real estate negotiation is counter intuitive, but that is why I believe most people are not very good at it. There really is a huge difference between the two different types of plans for marketing a home for sale on the internet. It has taken me three years to complete the evolution from where I was based in traditional realty methodologies to being a much more active marketer on the internet.   Now that June is more than half way over, real estate analysts from around the United States look forward to reading the annual study assembled by the Joint Center For Housing Studies of Harvard University. Each year Harvard publishes “The State of the Nation’s Housing” and this year looks very similar to last year’s report (The State of the Nation’s Housing 2009). Pending home sales measurements is our favorite way to predict future home sales so we look at the list of homes that are under contract and waiting for closing. These are what we refer to as “Pending Home Sales” and we can track them on a daily basis in the Tallahassee MLS. The real estate graph below shows that after climbing up from what could very well be the absolute bottom of the housing market established in mid July and reaching just short of a two-year high, pending home sales are again falling in the Tallahassee real estate market.   Under the new health care bill, there is language that is going to cause some people to have to pay sales tax when they sell a home. When the new law was passed back in March, most people heard about the 3.8% Medicare tax, but most did not see the connection to a tax on home sales and how it would impact most Americans after it is implemented in 2013. In an article published by the Spokane Spokesman-Review back in March (click on picture on the right to enlarge), Paul Guppy claimed that a 3.8% tax on all home sales was going to be implemented on January 1, 2013 as part of the new legislation. This is not really true. As a matter of fact, it is barely based upon the truth, but it makes great fodder for email evangelists who trade gossip and half-truths in heavy volume around the world....
