        Photo of the Week This picture was taken at a fishing pier on the St Johns River at Rivertown Park,  which is off of State Road 13 in St Johns County. It really is a beautiful park with walking trails, restrooms, and an area to sit down and have a picnic in the grass. The market in St Johns, FL is heating up and we are breaking records in our Watson real estate office. In a very exciting announcement in our Tuesday morning meeting this week, closed sales for the month of June 2013 shattered all of the previous year's records with a whopping $20 million in residential sales.  Compared to the best month on record, March 2007, we out-performed by 158% over the previous record! Of course I'm sure that this  being my first year to wear a real estate hat instead of a home stager hat to have a lot to do with it =).  What caused the dramatic market increase in the Watson St Johns real estate office?  For the most part, the change can be attributed to a positive shift in the market. I just picked up two listings today from custom home builder Andy Reynolds Homes, for his new neighborhood Hunters Creek in St Johns, FL. I went over to take photos of the property. It is about two weeks out from completion. When I mentioned it to the builder, he said that the home wasn't ready for photos yet. I told him that I was going to add them to the listing because I think that buyers will want to see where the home is, it's progress, and what's remaining. One of the fabulous things about living in St. Johns, FL is that while November is  cold in much of the country, our area has warm, sunny days and in the evenings we rarely need more than a light jacket. Stephen Covey used to say that you needed to take to sharpen your saw. Work, work, and more work leaves you dull and makes completing the job more difficult. Taking the time to sharpen your tools, in the end actually will save you time and effort. Still unfortunately, this is a task that usually ends up last on my to-do list and far too often unchecked.    After making the decision to transition from professional home stager to Realtor, I hired a growth coach. The chart above gives a report of the NE St. Johns County  real estate market in July 2011 vs. July 2012, and also year to date to Jan.-July 2011 and Jan.-July 2012.   The number of new listings is similar in both cases, -23.8% and -10.7%, respectively.   The Months of Inventory at 7.2 months is trending towards a balanced Market.   The median sales price is down 12.4% for the 2012 Year to Date.   Closed sales in the last year are up an astounding 87.5% - a strong indication of what a hot market this area of Jacksonville is.
