While there have been many first time home buyers taking advantage of the $8000 tax credit, there are a significant number of investors buying up property. As these homes are bought, renovated, and rented, the values of these homes are likely to increase due to the work and money invested in them. This will add to the taxable, which in turn should increase The amount of money collected by state, federal and local governments in property taxes. While this is not a complete answer, it is one area that can help offset the massive government spending currently taking place. There have been many efforts to help homeowners this past year. Varying degrees of success have been reported among the numerous well intended programs. I applaud the success stories Of those that have been able to refinance, or have their loans modified in a meaningful and sustainable way. While I read about first time buyer incentive on AR all the time, I did not have that happening to us. There is a reason for that. We are in a resort market, working primarily on the beachside, and dealing with condo-hotels or beachside condos. A growing number of economists have fresh concerns about the future of the mortgage industry, and the availability of home loans for future home buyers. Many question how many buyers will be left in the market when the $8000 tax credit expires. A New York Times article  supports the notion that banks will continue to tightly monitor all lending practices, and that it will continue to be difficult for Americans to borrow money. FHA Mortgages that have provided the financing for many home buyers in 2009 may see some changes in 2010. There is legislation being drafted to increase the required down payment from 3.5% to 5%, and would potentially take away the option for seller concessions for closing costs. The most glaring misconception this past week is the loan modification reports of success from the Making Homes Affordable Program. While many homeowners are being given a temporary life line from this program, the root of the trouble is not being fully addressed. Most modifications involve a lowering of interest rates for a given time which helps homeowners now. Unfortunately, the interest that is unpaid is often put on top of the loan, very similar to the negative amortization loans that were so popular a few years ago. During the last week we have witnessed many claims of market stabilization, improvement in the housing industry, and the reaching of certain benchmarks in loan modifications. I am certainly a champion of positive news and would welcome a warm feeling of a strong economy as the holidays approach. That being said, I am concerned as to the legitimacy of some recent claims, and more importantly, their sustainability. What appears to be very clear to me is that anyone interested in buying or selling a home today has a great opportunity for a limited time. Interest rates are low, prices are low, and while many homes have sold recently, there is still a large selection. The Daytona Beach market has seen increase activity! The $8000 tax credit, low interest rates, and REO Sales have all played a role in the increase. Less obvious is the fact that many people that are not eligible for tax credits are buying into a very low point in the market. There are those that feel we have stabilized to some extent, and buyers are less hesitant to purchase. More importantly, sellers have come to realize that they will need to compete with distressed property if they want to sell. Foreclosures continue to rise since the lifting  of the government moratorium. The statistics from July are now released and national experts weigh in with some of their thoughts as reported on Bloomberg , as well as this article from the AP found on Yahoo Finance. It is a tough time to be UNDER WATER as a home owner. The government programs to help troubled homeowners have not helped nearly as many as previously hoped for. In addition, those attempting a short sale are faced with the reality that most sales take at least 4 months to close. According to New-Jouranl correspondent TAYLOR ASHLEY, SOUTH DAYTONA residnetsw may soon be allowed to use golf carts to drive around the city. "By this time next year, unless something comes up, we'll have golf carts on the street," City Manager Joe Yarbrough told council members Tuesday night. A consulting firm hired by the city conducted the study, and based on their recomendations the council members decides to move forward with this proposal to allow golf carts. Golf carts are eco-friendly electric slow moving vehicles, that are less noisier and cleaner than gas powered vehicles. They need to be recharged regularly, and can go about 30 miles before recharging, making them ideal for running errands. South Daytona is located to the immediate south of Daytona Beach, but does not extend to the beachside/peninsula. However, South Daytona does have some exquisite luxury homes on the Intracoastal Waterway and the U.S.1 corridor in that area is under completely redevelopment. Commercial buildings are eligible for government grants to freshen up the city. Big Mike was awesome last night! Wish you all were there! We enjoyed some real good biker blues, man can that man play a mean guitar!       When we met in April of this year, I was so busy running around the Bikes and Blues with Mickey Jones event for St. Judes Children's Hospital, I didn't get a chance to really listen to Mike play.I also forgot how tall he is! I look like I am the size of a 10 yr old child next to him!  His lady Emilie is here with him, it was so good to see both of them, I got huge hugs the minute I got there.
