One thing I love about selling Sarasota real estate is being able to share the local traditions and favorite "hole in the wall" places with my clients. What it took me 5 years to discover, I can download to them and allow them to begin to enjoy life here to the fullest - right away! Driving down Clark Road in Sarasota the other day, I was absolutely thrilled to see a sign for the newly opened Broken Egg. The restaurant has been a Siesta Key tradition for as long as I can remember, and beyond. Locals and tourists alike return again and again, willing to wait patiently in the long lines to get a fantastic breakfast. Now located both on Clark Road and in Lakewood Ranch, The Broken Egg has given access to the "mainlanders." Same great food, without the wait times which are a way of life on ...

When people hear Siesta Key, they often think of the world famous beach. Perpetually on the "World's Top Ten Beaches" list, this fabulous stretch of sand is powder fine, pure white and made of 100% quartz. That fact becomes especially important on hot summer days, when you can trek barefoot across a massive expanse of sand which never gets hot. The sunsets on Siesta Key are stuff of legend.  A flat, wide open west facing horizon affords you a front row seat to one of nature's most spectacular shows; one that actually draws applause from spectators on a nightly basis. Siesta Key Village is ofen next on the visitors guide of must-do. The village is a kitschy and fun enclave of shops, restaurants and open air bars that invite you to explore in a casual and fun atmosphere. There is nothing ...

When I first moved to Sarasota, I of course enlisted the help of a local Realtor to assist me in finding a home. (I did not have a license as of yet) . I like to tell the story of how I told the Realtor how much I had to spend, and then added "I would love to have a view of the water, if possible". And ten minutes later, when she stopped laughing, she said "You do mean a swimming pool, right?" :) Ok, that is a slight exaggeration. But I was a bit disappointed to find out that the substantial sum which I had acquired from my home sale in New York was not enough to get me within 4 miles of the beach. That being said, I have an awesome home, and I love it... But the recent market has caused some significant changes on the Keys. The very place where I stood, in awe, nearly a decade ago, whe...

Looking for a waterfront home on Siesta Key? Take a look at the popular Siesta Isles waterfront community on the island. Many of the homes are on the canal providing great boat access for residents. They can hop on their boat in the back yard and be cruising in the Sarasota bay within minutes.  The homes were primarily built in the 1960's and 1970's. However, some of the homes have been torn down to make way for newer, more modern structures. Currently asking prices in Siesta Isles range from $420,000 to $1,795,000. If you must live on the water on Siesta Key then you should look at the homes for sale in Siesta Isles.

Roberts Point Road is one of the most exclusive streets on Siesta Key. It is quiet, laid back, comfortable and extremely desireable. There are some mega-mansions in Roberts Points on Siesta Key. Located near the north end of Siesta Key it allows residents easy access off the island into Sarasota. Roberts Point residents can be walking along the Siesta Key beach within a few minutes car ride or even a bike ride. Some of the waterfront homes on Roberts Point are nothing short of breathtaking. There are over the top estates with breathtaking views of the Sarasota bay as well as older homes that been extensively remodeled or the unremodeled ones that simply have not been torn to make way for newer homes. If Roberts Point sounds right for your give us a call at 941.812.6272. We would be hap...

This is one of my favorite condo complexes on Siesta Key. The great thing about Terrace East are the gorgeous water and beach views, convenience to Siesta Key village and Siesta Key beach within about a 100 feet. You can park here and rarely have to get in the car. Need a meal? You can walk down to Daquiri Deck, Gilligans or the Broken Egg. Everyone is in the village seems relaxed and having a good time. Terrace East condos has 46 condos that were constructed in 1973. Many of the units have been remodeled. As of October 2009 the price ranges of condos for sale range from $649,000 to $995,000. You also won't find a bunch of renters in the Terrace East condos. They don't allow short term rentals in the building. If I can help you buy or sell a Siesta Key condo give me a call at 941.812.6272

I had the pleasure of showing a couple of properties in the Sanderling Club yesterday. What a fabulous beach front community on Siesta Key. It is one of the few gated beach front communities in Sarasota, Florida. It is located just south of the Stickney Point bridge on Siesta Key and just south of the Point of Rocks area. This is a very exclusive neighborhood with several beach front estates. Some of the estates have several acres on the water. As of late 2009 you can figure the starting price for getting a home on the beach is the neighborhood of around $2.5 million. The beaches in the Sanderling Club are very private andy ou can walk for miles and miles without seeing very many people. The community offers beach cabana for those who do not live on the beach as well as tennis faciliti...

Horizons West condos is a 135 unit community sitting on 6 acres on Siesta Key, Florida. There is a midrise building directly on the beach which offers residents a magnificent view of Siesta Key beach and Gulf of Mexico. The buildings runs parallel to the water so all units have great views. Horizons West also has free standing villas which gives residents the sense of their very own beach home. They are all within a short walk to powdery sands of Siesta Key beach. Another great amenity of Horizons West is their rental policy. They allow 1-7 day rentals which generates a nice income every year. It helps defray some of the cost of ownership like property taxes, maintenance fees and association fees. There is even an on site rental office so you don't have to lift a finger. The sands of S...

It was great to see an article about Siesta Key beach in a recent New York Times article. I post some of the article below: If They Gave Awards for Sand ... Well, They Do   SUMMER may seem an odd time to flee to Florida, but thanks to a happy accident of geology, there’s one small island there that may be better to visit the more the mercury rises. “Do you really have to put this in your paper?” asked a frequent visitor, Linda Guckenberger of Columbus, Ind. “Siesta Key is a hidden treasure, especially in the summer. The heat in Indiana is oppressive in August, so when we tell people we’re going to Florida, they think we’re nuts. They say, ‘Why aren’t you going north?’ ” Siesta Key, an eight-mile-long, crescent-shaped barrier island on the Gulf Coast south of Sarasota, is becoming more p...

Siesta Key Florida shopping has the usual tourist attraction shops. I would highly recommend a visit to St. Armands Circle- famous for its first rate shops and boutiques- which is adjacent to Longboat Key on the south end of the island.

"Dr. A home with great "curb appeal" has a major advantage over other homes when it comes to making it available for sale and so it makes sense to do  a little bit of work on the front of your home which can pay big dividends in how fast your home sells and how much it sells for, according to Rich Stover, an experienced Sarasota Florida real estate Realtor..     When a potential buyer pulls up in front of your home, their first impression is absolutely crucial. Sometimes buyers won't even look at a home with droopy shutters, sagging gutters, peeling paint or a bumper crop of wweds or overgrown shrubs in the front yard. Worse, if they do see these sorts of things, they might come in expecting a "fixer-upper" that they can buy a a bargain price."     If a home looks from the outstide, at it's ...
