With the the nation's third-highest foreclosure rate, many Floridians have addresses that do not match their voter registrations. The Highlands County communities of Lake Placid, Sebring and Avon Park have been hit harder by the housing crisis than most Florida cities. Heartland Idol is an amateur singing competition, so your primary source of income cannot originate from singing or performing musically. Highlands County's Trail of Terror   A half mile long walk through 15 acres of dark, thick woods with evil clowns, a graveyard, a haunted school bus and an old coal mine waiting to scare the daylight out of you. Built in 1958 and designed by Dick Wilson, the beautiful course is named after the Spanish Colonial Revival style hotel situated on Little Lake Jackson on the south side of Sebring. Construction for the 134 room hotel began in 1925. Two years later, the hotel and golf resort opened its doors to guests and visitors. In 1953 the hotel was bought by Victor and David Jacobson and their partners Larry Tennenbaum and San Levy. Victor commissioned golf course architect Dick Wilson to transform the golf course into a championship layout. The Jacobsons operated the hotel until 1982 when they sold it to a group of investors, who were unable to convert the structure to timeshares, due to financial difficulties. Good News: The "Absorption Rate" is shrinking!   Wait! What is "Absorption Rate", why is it shrinking and why is that good news? For example, some time in 2008, the absorption rate for Sebring, Florida was way over 24 months. This meant that at the time it would take over 24 months for all the homes listed for sale to be sold if no new listings entered the market. Basically, the Absorption shows us how fast homes are selling in our Highlands County Market. It helps us understand the market as a whole and identify trends. Now for the last 12 months, Sebring's Absorption Rate has decreased steadily from 18.7 in April 2009 to 11.1 in April 2010 and that is great news! Why? The days of simply opening up shop and starting a loan modification business have come to an end in Florida. Individuals or businesses providing loan modification services must now be licensed as a mortgage broker by the Florida Office of Financial Regulation (OFR) in order to conduct business. The Florida legislature recently passed Senate Bill SB 2226. This law makes significant changes to Florida's mortgage brokerage law - Chapter 494, Florida Statutes - effective January 1, 2010. In particular, the new law specifically covers negotiation of existing loans as being part of the duties of a mortgage broker. Last week we were contacted by an absentee owner looking for a realtor in our area with a buyer for their bank approved short sale. The property is a beautiful townhouse located in one of Sebring's most prestigeous communities, The Sebring Country Club. Upon speaking with the owners, residing in the Ft. Lauderdale area, we learned that they had hired a Ft. Lauderdale agent to list, market and sell the property. Also involved was a Ft. Lauderdale paralegal to negotiate the sale with the lender. The Ft. Lauderdale agent had found a buyer for the town house. There is no doubt in my mind that both the agent and the paralegal are highly regarded professionals even though the bank didn't approve the offer and the buyer ended up walking and purchasing townhouse.
